The absorption rate for October dropped to 6.1 months compared to last month’s 3.8.  Transitioning back into a balanced market for this condo segment of Stuart’s 34994 zip code area..  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last October the numbers were 92 active listings, 28 pending sales, and 14 closed sales.  Identical closed volume when compared to last year, but much better pending activity.

The Stuart FL 34996 Condo Market of Stuart weakened somewhat for August.  Sales were down significantly.  There was an increase in pending sales which will hopefully mean an increase in closed sales in the near future.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 rose to 6.4 months from July’s 4.1 months.  Into a balanced market for this segment of Martin County condos.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for August 2017 were: 107 active listings, 39 pending sales, and 28 closed sales.  Considerably stronger activity last year when compared to this August.

About Southwood in Stuart, FL:

Southwood is a small community of 115 home sites located just south east of Salerno Rd on Kanner Highway in Stuart FL.  This location makes it easy for anyone wishing to commute either north or south as it’s only a few minutes to I-95.  It is also close to the Publix shopping center at the intersection of Kanner Highway and Salerno Rd.  Just minutes to Martin Memorial South Hospital.  Only about 10 to 15 minutes to downtown Stuart and just slightly longer to the beaches and waterways of Martin County.

One enters the Southwood subdivision through a long private drive.  Currently this community is not gated, yet offers the utmost in privacy and safety.  The homes were built from 1990 to 2001 and are all individual styles from various builders.  This is not a cookie cutter community.  Home sizes range from 3 bedroom, 2 bathroom homes with 2 car garages of just under 1,700 square feet of living area of to 4 bedroom, 3 bathroom homes of just under 3,000 sq. ft.

There are a number of ponds and creeks throughout Southwood.  And, this community is mostly surrounded by either preserve lands or acreage.  There is no community pool or clubhouse so the HOA fees are a very reasonable $285 a quarter as of this writing and include trash and basic cable TV.  Though there are some magnificent nature trails through thepreserve areas.
