The current absorption rate for the Stuart Florida condos in ZIP Code 34996 dropped to 2.8 months from March’s 5.5 months. Moving to a pretty extreme seller’s market for this segment of Martin County condos.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for April 2018 were: 125 active listings, 59 pending sales, and 39 closed sales.  Stronger performance this year with an almost identical inventory of available condos.

The absorption rate for April rose to 4.6 months compared to last month’s 4.0 months.  Still a seller’s market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last April the numbers were 97 active listings, 75 pending sales, and 28 closed sales.  Considerably better activity last year when there was also fewer available Stuart condos for sale (inventory).

One enters the Southwood subdivision through a long private drive.  Currently, this community is not gated, yet offers the utmost in privacy and safety.  The homes were built from 1990 to 2001 and are all individual styles from various builders.  This is not a cookie cutter community.  Home sizes range from 3 bedroom, 2 bathroom homes with 2 car garages of just under 1,700 square feet of living area of to 4 bedroom, 3 bathroom homes of just under 3,000 sq. ft.

There are a number of ponds and creeks throughout Southwood.  And, this community is mostly surrounded by either preserve lands or acreage.  There is no community pool or clubhouse so the HOA fees are a very reasonable $98.00 a month as of this writing and include trash and basic cable TV.  Though there are some magnificent nature trails through the preserve areas.
