The Stuart FL 34994 Condo market showed a decrease in sales for September whithlittle change in inventory as well as pending sales.

The absorption rate for September rose to 5.4 months compared to last month’s 4.2 months.  Remaining in a seller’s market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers nor sellers have an advantage in the real estate market.

Last September the numbers were 76 active listings, 47 pending sales, and 20 closed sales. There’s a considerably greater inventory of available condos for sale this year when compared to last year.  This makes this year’s activity weaker than last year.

42 Condo sales are pending and awaiting close or lender approval (Up by 8 condos from July).

15 Condos sold in August (Down by 16 condos from July) 

The Stuart FL 34996 Condo Market of Stuart showed a sizeable drop in closed sales for August.  Pending sales remain strong though and I believe some of the weakness in the closed sales may have been due to issues with Hurricane Dorian at the end of the month.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 jumped to 6.3 months from July’s 3.2 months. Bringing us into a balanced market for this segment of Martin County condos but not as extreme as last month.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for August 2018 were: 102 active listings, 37 pending sales, and 16 closed sales.  Very similar activity to last year for condos in the 34996 zip code area of Stuart.

The Stuart FL 34994 Condo market had a nice jump in closed sales this month.  Inventory, as well as pending sales, showed little change from July.  The hurricane, towards the end of the month, seems to have had little effect on this segment of the Stuart condo market.

The absorption rate for August dropped to 4.2 months compared to last month’s 6.6 months.  Back into a seller’s market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers nor sellers have an advantage in the real estate market.

Last August the numbers were 77 active listings, 60 pending sales, and 16 closed sales. Better closed sales volume this year on a greater inventory of available condos for sale.  Pending sales were much better last year.

The absorption rate for July dropped to 6.6 months compared to last month’s 7.6 months.  Back into a balanced market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last July the numbers were 84 active listings, 57 pending sales, and 16 closed sales. Much better pending sales numbers last year and just slightly better closed sales.  Inventory is higher for 2019.

For late August 2019, there are 31 properties for sale in Mariner Sands.  These properties include a mix of condos, villas, and homes.  The list prices range from a low of $155,000 to a high of $699,000.  This is an average list price of $374,996 which works out to $154.44 per sq. ft. of living area.

There are 2 homes under contract (pending) which have not completed the sales process to date.  The list prices were  $269,000 and $379,000.  This works out to an average list price of $324,000 or $166.70 per sq. ft. of living area.  These homes averaged 74 days on market prior to going under contract.

In the past 12 months, 51 Mariner Sands homes have sold.  Sales prices ranged from $100,000 up to $825,000.  This equals an average sales price of $346,469 which is $141.32 per sq. ft. of living area.  These homes averaged 103 days on the market before going under contract and sold on average at 92% of the last listed price.

The Stuart FL 34996 Condo Market of Stuart showed weaker sales and pending sales volume but also a drop in inventory keeping the sales rations very active.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 dropped to 3.6 months from May’s 4.2 months. Still a strong seller’s market for this segment of Martin County condos but not as extreme as last month.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for June 2018 were: 106 active listings, 38 pending sales, and 29 closed sales.  Very similar sales volume when compared to last year.

The Stuart FL 34994 Condo market showed mostly weaker activity when compared to last month which is not all that unexpected as condo sales tend to slow down during the summer months in our area.  Pending sales, though, remain strong.

The absorption rate for June rose to 7.6 months compared to last month’s 6.8 months.  Transitioning into a buyer’s market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last June the numbers were 83 active listings, 55 pending sales, and 25 closed sales.  Considerably greater inventory of condos available for sale this year but a weaker number of closed sales.  Pending sales are higher this year which could mean some better sales activity coming in the next couple of months.
