The one-month absorption rate for the 34994 zip code for September plunged to 7.7 months from 21.8 months for August.  Moving towards a more balanced market for the 34994 zip code area of Stuart, FL.  I anticipate that this is just a temporary one-month situation.   A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The September 2018 numbers were 72 Active Listings, 16 pending sales, and 17 closed sales.  There was less inventory of available homes for sale last year.  Yet, closed sales were greater.  This year, our pending sales look stronger which should result in greater closed sales in the coming months.

The August 2018 numbers were 71 Active Listings, 28 pending sales, and 15 closed sales.  We have a larger inventory of available homes for sale in this segment of the market.  pending sales are considerably stronger this year while closed sales were weaker.

The Foxwood August 2019 Real Estate Market Update shows 1 home on the market.  Thw list price is $545,000 or $203.59 per sq. ft. of living area.

There is also 1 home currently under contract.  This home was listed for $525,000 which is $196.12 per sq. ft. of living area.  This home was on the market for 4 days before going under contract.
