      The Stuart FL condo market for zip code 34997 remains quite active and is one of the strongest performers in the Stuart condo market.  Pending sales were down considerably this month.  Hopefully, this will not result in a drop in closed sales in the coming months.

     The absorption rate dropped to 3.1 months in October compared to 3.6 months for September.  Continuing as a seller’s market for condos in the 34997 zip code of Stuart FL.  A 6 to 7-month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
 The October 2018 numbers were: 49 active listings, 18 pending sales, and 16 closed sales.  Weaker pending sales volume this year.  This area remains a very hot segment of the Stuart condo market.
