The one month absorption rate for the 34994 zip code for December decreased to 4 months from last months 4.3 months.  Continuing as a strong seller’s market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage. 

The December 2012 numbers were 75 Active Listings, 27 pending sales and 14 closed sales.   Better market activity for the end of 2013 when compared to December 2012.

A good rebound for the Stuart FL condo market for zip code 34997 for the month of December.  Closed and pending sales increased from November while the inventory decreased slightly. 

The one month absorption rate dropped to 6.8 months from last months 15.2.  Back into a balanced market.   A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.   As I mentioned in November, we’re now back into a slower market in this segment after a strong Spring and Summer.

The December 2012 numbers were: 98 active listings, 12 pending sales and 10 closed sales.   A much better close to 2013 than last year.

Very poor activity for the Stuart condo market for the area in ZIP code 34997 for the month of November.  Both pending and closed sales were off significantly for the month as compared to last month.  The inventory remained unchanged.  Very unusual results as the 34997 residential market is one of the bright spots for November 2013.

The one month absorption rate jumped to 15.2 months from last months 4.8.  Back into a strong buyers’ market.   A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.   As I mentioned in October, we’re now back into a slower market in this segment after a fairly strong October.

The November 2012 numbers were: 97 active listings, 21 pending sales and 7 closed sales.   Fairly close activity compared to last year, though last year’s pendings were much better.

The one month absorption rate for the 34994 zip code for October decreased to 6.3 months from last months 6.9 months.  Basically a balanced market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage. 

The October 2012 numbers were 67 Active Listings, 33 pending sales and 9 closed sales.   With a considerably lower inventory, the 34994 section of Stuart is doing better as compared to last year, significantly in the pending sales numbers.

The activity for the Stuart condo market for the area in ZIP code 34997 remained slow for the summer season.  A marginal increase in inventory, but a significant drop in pending sales and a small drop in closed sales.  The lower pending sales numbers may indicate lower closed sales coming in the near future.

The one month absorption rate rose to 7.3 months.  Back into a slight buyers market after months of a sellers market..   A 6 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller. 

The August 2012 numbers were: 98 active listings, 24 pending sales and 13 closed sales.  Very similar activity to last year.

The 34994 ZIP code area of the Stuart, Florida had a decrease in closed (sold) sales for the month of August.  On a positive note, the inventory rose slightly (for the second month in a row), though the inventory of available homes is still very low and is one reason for the lower number of closed sales.  Pending sales did go up from July and this is a good sign for future closed sales.

The one month absorption rate for the 34994 zip code for August rose to 7.4 months from last months 3.7 months.  Back into a very slight buyers market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage. 

The August 2012 numbers were 58 Active Listings, 38 pending sales and 14 closed sales.   Unfortunately, for the 34994 zip code area of Stuart, FL the market was fractionally better last year as compared to August of 2013.
