For early June 2016 there is only one available condo for sale in the St Lucie Club Condos (officially known as the Saint Lucie Club Apartment Homes Condo).  This condo is listed for $249,900 or $184.97 per sq. ft. of living area and has been on the market for 28 days.

There are no condos currently under contract.

In the past 12 months, 3 St Lucie club condos have sold. Sales prices were from $125,000 to $157,000 for an average sales price of $143,633 which equals $92.64 per sq. ft. of living area.  These condos went under contract in an average of 164 days and sold for an average of 102% of list price.

And while you are probably absolutely right in this assertion, you may want to take a moment and look at your home from the perspective of a potential Stuart buyer.

As someone who is bound to view and inspect a vast number of homes before they make a final buying decision, a buyer is going to view your home through a very special lens, and from a most unique perspective. As such, you must be willing to surrender your personal and highly sentimental view of your house (one that you hold with good reason, as your residence is beautiful), and investigate your home from the perspective of someone who might consider making it their own.

For May 2016 there are 19 active listings in the Harborage Yacht Club with list prices ranging from $139,900 up to $310,000 for an average list price of $204,391 which comes out to $172.65 per sq. ft. of living area.  As of May 17, 2016 the average days on market for these condos is 276.

There is only one condo under contract.  The list price was $150,000 or $128.31 per sq. ft. of living area with this condo going under contract 28 days after being listed.

In the past 12 months, 7 condos have sold.  Sales prices were from $127,000 up to $230,000 for an average sales price of $163,714 which equals $136.18 per sq. ft. of living area.  These condos sold on average at 90% of list price and took an average of 389 days before going under contract.

Recent changes to the HOA fees have had a negative effect on sales in Harborage with the current fees exceeding $1,000 a month.  This includes a great many amenities and for the price of newer waterfront units it may just be worth it for the right buyer.
