Continued strong results from the Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County.  Pending sales were off for November, though this is more than likely a seasonal issue.  Interestingly there was a sizable increase in the active inventory which could be an indication of some pent up seller demand from the slow markets of the past years.  Closed sales were up for November.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 is at 7.5  months (9.6 months in October).  Currently a very slight buyers market.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The Jensen Beach Condo market (zip code 34957) is a fairly small segment of the Martin County condo market.  Inventory remains very low even though we’ve had small increases in the past three months.   Closed sales for November were only 2 condos while pending sales rose slightly.

The one month absorption rate for the November 2013, Jensen Beach Florida Market Report ZIP Code 34957 rose again to 19 months (5.1 months in October), signifying a step into a slight sellers market. A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The November 2012 numbers were: 29 active listings, 22 pending sales and 8 condos closed.   Not as good a market this year as compared to last for the Jensen beach Condo segment of the Martin County real estate market.

The November 2013 Jensen Beach residential real estate market, zip code 34957 showed a welcome increase in closed sales as well as a needed increase in inventory.  Unfortunately, pending sales were off for the month.
 
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 dropped to 4.4  months (7.5 months in October).  Now a strong seller’s market.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
 
The November 2012 numbers were: 111 active listings, 73 pending sales and 23 home sales closed.   Interestingly the inventory for the Jensen Beach residential real estate market is higher this year than last, unlike most other parts of Martin County.  Pending sales this year are down compared to last, while closed sales are better.

Very disappointing activity for the 34990 zip code area of Palm City condo market for November 2013.  Inventory increased, pending sales remained unchanged and only 1 condo sold in November.

The current absorption rate for condos in the 34990 zip code area is an atrocious 67  months with only 1 sale (was 14.8 months in October).   A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market is currently a strong buyers market.
 
The November 2012 numbers were: 61 active listings, 10 pending sales and 5 closed sales.   Unfortunately, this year’s activity is not nearly as active as it was in November 2012.

A second month of strong results (in the off season) for the Palm City, zip code 34990, area of Martin County Florida   Continues strong pending and sales activity.  The inventory remained stable after two months of increases.
 
The current absorption rate rose slightly to to 8 months from 7.7 months in October, a slight buyer’s market.  A slight buyers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.  I don’t expect a buyers market to last, as I think sales will be picking up soon in Palm City once again.

The November 2012 numbers were:  404 active listings, 134 pending sales and 56 closed sales.   Similar activity to last year, though it’s interesting to note that the inventory is now higher.  Reversing a trend from the past year or two.

Very poor activity for the Stuart condo market for the area in ZIP code 34997 for the month of November.  Both pending and closed sales were off significantly for the month as compared to last month.  The inventory remained unchanged.  Very unusual results as the 34997 residential market is one of the bright spots for November 2013.

The one month absorption rate jumped to 15.2 months from last months 4.8.  Back into a strong buyers’ market.   A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.   As I mentioned in October, we’re now back into a slower market in this segment after a fairly strong October.

The November 2012 numbers were: 97 active listings, 21 pending sales and 7 closed sales.   Fairly close activity compared to last year, though last year’s pendings were much better.

Mostly positive signs from the Stuart Florida Market Report ZIP Code 34997 residential real estate market.  Unlike many other areas of Martin County the 34997 zip code had a significant rise in inventory in the past two months.  Closed sales were also up.  The only point of some concern was a drop in pending activity for November.
 
The current one month absorption rate dropped to 5.6 months making this segment of the Stuart residential market once again a seller’s market (up from last months 6.15 month absorption rate).  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.  
 
The 2012 numbers were: 359 active listings, 191 pending listings and 44 closed sales.   Interestingly there’s a significantly higher inventory for this segment of the Martin County real estate market.  Closed activity is much higher for this year.  While the number of potential future sales (pending inventory) is a bit worrisome this month.

The current absorption rate for the Stuart Florida Market Report ZIP Code 34996 – Condo increased to 10.5 months from October’s 7.8.  A strong buyers market for November of 2013.  A balanced market is considered to occur when the absorption rate is 6 months.

The numbers for November 2012 were: 209 active listings, 26 pending sales and 12 closed sales.  Still, considerably better activity this year when compared to 2012.

For October 2013 the most significant change for the Jensen Beach residential real estate market, zip code 34957 was a considerable drop in closed sales.  An increase in pending sales bodes well for future sales as does the second month of a slowly increasing inventory.

After some disappointing sales numbers for September for the Palm City, zip code 34990, area of Martin County Florida, there was a rebound for October..   Also, the second month in a row with sizable gain in inventory. Pending sales were off slightly.  Most interesting is the increase in inventory. 
 
The current absorption rate dropped slightly to to 7.7 months from 7.9 months in September, but is at a much more sustainable rate than the hot sellers market we had in Palm City during the spring and early summer.  A slight buyers market.  A 6 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.  I don’t expect a buyers market to last, as I think sales will be picking up soon in Palm City once again.

The October 2012 numbers were:  420 active listings, 150 pending sales and 49 closed sales.   Very similar activity to last year.

The current absorption rate for the Stuart Florida Market Report ZIP Code 34996 – Condo decreased to 7.8  months from September’s 10.4.  Still a buyers market for October of 2013, but very close to being balanced.  A balanced market is considered to occur when the absorption rate is 6 months.

After a very soft September for the 34996 zip code area of Stuart Florida real estate market, activity for October picked up quite well.  Though a bit surprising as the trend for most of our areas was a little light for October.  Pending sales rebounded from September, while closed sales remained steady.  The inventory, which took a nice jump in September, once again decreased this October. 

The one month absorption rate for the 34996 zip code area of Stuart Florida for October decreased to 9.9 months as compared to September’s 10.8 months.  Still a buyer’s market for the 34996 zip code area of Stuart.  A balanced market, favoring neither buyer or seller is considered to be around a 6 month absorption rate.

The activity for the Stuart condo market for the area in ZIP code 34997 showed some very mixed results for the month of October.  Pending sales were off considerably while closed sales increased significantly.  Also, interestingly the inventory took a nice jump.

The one month absorption rate dropped to 4.8 months from last months 10.9.  Back into a strong sellers market.   A 6 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.   Though with reduced pendings numbers this may swing back to a buyers market again soon.

The Stuart Florida Market Report ZIP Code 34997 showed some moderation as we approach the slower holiday season.  The inventory rose for the third month in a row, unlike many other areas of Martin County.  Both sales and pending sales decreased for October.
 
The current one month absorption rate rose to 6.15 months making this segment of the Stuart residential market a balanced one (up from last months 5.1 month absorption rate).  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 month absorption rate.  
 
The 2012 numbers were: 360 active listings, 189 pending listings and 51 closed sales.   Better activity as compared to last October.  Interestingly with an increase in inventory.
