The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  April showed strong activity for the little existing inventory available for Hobe Sound Condos.

There were no sales in Hobe Sound condos for both January and March, but for April the absorption rate is 1.3 months, for December of 2015 it was 1.7 months.  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The April 2015 numbers were: 10 active listings, 2 pending sales and 5 closed sales.  Considering we have just over half the active inventory from last year, this months sales volume is impressive.

The one month absorption rate for the April 2016, Jensen Beach Florida Market Report ZIP Code 34957 was 2.7 months (from 2.8  months in March), continuing as a very extreme sellers market.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The current absorption rate for condos in the 34990 zip code area dipped to 8.1 months (was 16.25 months in April).   Still a buyers market for Palm City condos, though these numbers should be taken with a grain of salt because of the low number of available properties.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The April 2015 numbers were: 55 active listings, 11 pending sales and 7 closed sales.   Very similar activity to last year, though interestingly the inventory of available condos has now exceeded last years amount.

     The one month absorption rate jumped to 4.4 months from 3.6 months for March.  Still a sellers market though drifting towards more of a balanced market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
 The April 2015 numbers were: 43 active listings, 30 pending sales and 18 closed sales.  One of the few segments of the Martin County real estate market with a higher inventory this year as compared to last.  Consequently we should have better sales volume, but alas, it was stronger last year.

     The current one month absorption rate plunged to 3.1 months (was 3.9 months for March).  Even a stronger sellers market for the 34997 segment of the Stuart residential market.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2015 numbers for April, were: 315 active listings, 223 pending listings and 98 closed sales.  Very similar activity to last year.

The one month absorption rate for the 34996 zip code area of Stuart Florida for April decreased to 6 months as compared to March’s 7.1 months.  A balanced market for this section of Martin County.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for April of 2015 were: 173 active listings, 29 pending sales and 18 closed sales.  Considerably better volume this year than for April of last year even with a reduced inventory.  Quite impressive.

The one month absorption rate increased to 5.1 months compared to last month’s 6.4.   Back, once again, into a sellers market for condos in Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last April the numbers were 93 active listings, 40 pending sales, and 19 closed sales.   Similar volumes when compared to last year’s April numbers, though pending sales were better last year.

The single family real estate market in Sewalls Point showed a nice increase in pending sales for April, but unfortunately closed sales were once again less than expected.  There does seem to be very good showing activity, so I’m expecting sales to pick up as we head into the summer season.

The current absorption rate exploded to 22.7 months, in March it was 11.7 months. A very strong buyers market for Sewalls Point, and those who have dreamed of moving to Sewalls Point should consider taking advantage of this market while they can.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to April of 2014, the inventory was 79 homes on the market, 11 pending sales and there were 6 closed sales.  The pending inventory is looking much better for this year.

The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 increased to 4.3 months (was 6.4 months in February).  After one month in a balanced market, we’re back into a sellers market.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.

The monthly absorption rate decreased to to 5 months from 7.4 months in February.  Back into a sellers market after two months of a buyers market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The March 2015 numbers were:  435 active listings, 188 pending sales and 68 closed sales.  Better closed volume for this year as compared to last year with less inventory.

     The Stuart FL condo market for zip code 34997 for march showed improved activity in closed sales and maintained a healthy number of pending sales as well.  Unfortunately the inventory took a small drop.
     The one month absorption rate jumped to 3.6 months from 8.7 months for February.  Back into a sellers market after last months weaker buyers market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The March 2015 numbers were: 43 active listings, 31 pending sales and 15 closed sales.  One of the few segments of the Martin County real estate market with a higher inventory this year as compared to last.  And, because of this, there’s better activity as well.

      The Stuart Florida Residential Market for ZIP Code 34997 continues as the largest and the strongest segment of the Martin County single family real estate market.  Closed and pending sales made huge improvements from last month as this segment of the Stuart residential real estate market remains red hot.
     The current one month absorption rate plunged to 3.9 months (was 5.5 months for February).  A very strong sellers market for the 34997 segment of the Stuart residential market.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2015 numbers for March, were: 351 active listings, 211 pending listings and 87 closed sales.  As hot as this market is, it was still outperformed last year, though there was a greater amount of inventory.
