The absorption rate shot up to 17.3 months, in July was 5.6 months.  Back into a strong buyer’s market for Sewalls Point.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to August 2017, the inventory was 54 homes on the market, 6 pending sales and there were 1 closed sales.  Better activity this year with plenty of room for improvement.
