Martin County Florida Residential Market Report for September 2011

Commentary:

The Martin County Florida residential market report for September 2011 shows some negative results from last month.  Still slightly higher sales rate from September 2010, and also a bit higher average sales price (though the median sales price was down for September).  Unfortunately for the second month in a row, we’ve seen the inventory climb (although by relatively modest numbers).  It’s too early to tell if this is a new trend or just a seasonal fluctuation which often happens as sellers try to take advantage of a more active winter season in Martin County.

With the increased inventory and the reduced sales, our current one-month absorption rate is just under 12 months, swinging back into a pretty strong buyers market.  This will result in more downward pressure on sales prices and I don’t expect any improvement any time in the near future for those wishing to sell their home.

The big uncertainty remains, which is the economy.  We believe that if we have any sustained good news, we will see a pretty good rush on the market which will be a nice change from the present.  For the longer term, even though we have the best mortgage rates in history at the moment, inflation is making news and this is not good for rates down the line.  The Fed. is working hard to keep rates down, but for how long, we’re just not too sure.

Our outlook for Martin County is fairly positive as for buyers, prices and rates remain very attractive.  For sellers, it doesn’t look like we’re going to see any significant improvements soon, so if you need to sell, you may be better off now than possibly in the near future.

There are currently 503 active listings (an increase of 19 from August).

181 Residential sales are pending and awaiting close or lender approval (Unchanged from August).

60 Homes Sold in August (Up 4 from August)

Little change in pending and sales numbers for the 34997 Zip code area of Stuart Florida.  Sales up slightly and pending sales (sales under contract but not yet closed) are unchanged.  The most noticeable statistic in this Stuart Florida market report is that the inventory rose by 19 homes.  This is the first increase in quite some time. This increase in inventory is also attributable to many sellers trying to time the market as well as a reaction from recent relatively good sales for the past spring and summer seasons.  Most efforts to time the market, especially when made in relatively large numbers become self-defeating as in this trying market, this increase in inventory may just drive the market a bit lower. However, for buyers, especially those who can obtain financing, there hasn’t been a more attractive real estate market in decades.  There are some savvy buyers getting excellent deals for homes at prices equivalent to 10 or 11 years ago.

This will be an interesting season to watch!

There are currently 53 active listings (an increase of 16 homes for sale from August)

9 Residential sales are pending and awaiting close or lender approval (Down 4 from August)

4 Homes sold in September (unchanged from August)

In September of 2011, 4 homes were sold in Sewalls Point. No change from August. This includes one $4,000,000 plus, sale for a beautiful waterfront home. September showed a marked increase in inventory which turned around a long trend of decreasing inventory.  The extra supply will have a negative effect on this local hypermarket and will most likely depress prices for the coming months, unless there is enough demand to reduce the inventory.  As our winter season approaches, we may very well have more increased inventory as the season for snowbirds (seasonal residents) and retirees becomes more active.

This increase in inventory is also attributable to many sellers trying to time the market as well as a reaction from recent relatively good sales for the past spring and summer seasons.  Most efforts to time the market, especially when made in relatively large numbers become self-defeating as in this trying market, this increase in inventory may just drive the market a bit lower.

However, for buyers, especially those who can obtain financing, there hasn’t been a more attractive real estate market in decades.  There are some savvy buyers getting excellent deals for homes at prices equivalent to 10 or 11 years ago.

Inventory levels for the Hobe Sound real estate market continue to decrease and are coming close to pre-bubble levels.  Unfortunately, both sales and pending sales are off slightly.  With the latest poor economic news as well as a seeming political deadlock in Washington, consumer confidence has once again dropped and we are seeing a marked decrease in sales in the mid to upper range in the Martin County real estate market.

Not many foreclosure sales of any significance have come on the market. Short sales continue to be numerous but for the most part, the lenders are cooperating much more aggressively and they seem to be closing quicker and with greater frequency.

With any uptick in the economic news, there should be a pretty good run on residential real estate as there is some pent-up demand with homes being at historically affordable levels.  If this demand is not met with increasing inventory levels, prices should remain steady and could rise a little for the most attractive properties.

The Jensen Beach, Florida real estate market continues to show improvements with inventory levels now approaching pre-bubble levels.  Homes priced within market value ranges are enjoying relatively short market days and both foreclosure and short sales are grabbed up in minimum time.   Current pending sales tend to be skewed towards the lower price ranges as very affordable loan rates are making home ownership much more attractive of an alternative to renting for anyone that can qualify for a loan.  

I expect good movement this fall and winter in the mid to upper segment of the Jensen beach real estate market if we get some positive economic news locally and from Washington.

Martin County Florida Residential Market Report for August 2011

We’ve changed the scope of our charts for the Martin County Florida Residential market report from previous months. We are now going back to when we first started to record the data in 2004. This should give a much clearer picture of the trend and state of the market as a whole. You will need to click on each individual chart for an expanded view.

Residential sales were fairly steady for August, somewhat of a surprise as we typically see a decrease for the summer season for Martin County.  Sales were up from last year and both median and average sales prices were higher.  This is not yet an indication of rising values, but rather sales of higher values homes were reflected in the averages.  Inventory made its first increase in a number of years which is not a good sign should this trend continue.  An increase in supply (without a corresponding increase in demand) tends to drive values lower as basic supply and demand laws come into play.

The current uncertain economic climate is a very significant factor in keeping the market from making any significant improvement.

While sales for the Palm City (zip code 34990) real estate market activity were off marginally from June, all other indicators are positive for Palm City.  Inventory continues to shrink and quality homes well positioned on the market move at a good pace.  It should be a very interesting fall and winter season should there be some positive economic news, both locally and nationally.

Unfortunately a very poor report for the 34994 zip code area of Stuart Florida.  The bad trend in all three categories.  Inventory has risen for the first time in years, pending and sales both off.

With the latest poor economic news as well as a seeming political deadlock in Washington, consumer confidence has once again dropped and we are seeing a marked decrease in sales in the mid to upper range in the Martin County real estate market.  The latest sales (which show some good results) were mainly initiated prior to the more current news as typically real estate sales typically take from one to three months to close.

Interestingly enough, neighboring zip codes 34997 and 34996 had positive results for the last two months.

Fairly strong results for the 34997 zip code area of Stuart, Florida as sales were strong and represented a good cross-section of available price ranges.  Pending sales also remain strong as inventory has declined further.

Even with the latest poor economic news, the market in this Stuart zip code seems to be doing well compared to some neighbors and certain communities with very low inventory have seen some slight price increases.

After a solid 17 sales in July, only 9 homes closed in August for the 34996 zip code area of Stuart Florida.  With the latest poor economic news as well as a seeming political deadlock in Washington, consumer confidence has once again dropped and we are seeing a marked decrease in sales in the mid to upper range in the Martin County real estate market.  The latest sales (which show some good results) were mainly initiated prior to the more current news as typically real estate sales typically take from one to three months to close.

On the brighter side, the inventory continues to decrease.  Not a great amount of foreclosure sales of any significance have come on the market. In August of 2011, 4 homes were sold in Sewalls Point. Much better than the zero sales from June.  But not as good as the 8 homes that sold in July, which included 3 waterfront homes.  The inventory is down considerably which makes Sewalls Point homes of good value much more difficult to find and more attractive.  Unfortunately at this point, the economy is also a big question mark and many upscale buyers are nervous about making a move in such uncertain times, even though interest rates are at historic all-time lows.  Along with the low-interest rates, lenders have made their loan products more difficult to obtain with much more stringent standards than before.

Sales were off for July which is to be expected for the summer season for Martin County.  Interestingly enough not as much as in many of the previous years.  Average sales prices took another dive but the average list prices did go up.  Possibly an indication of mainly lower-priced homes selling for the month of July.

The current uncertain economic climate is a very significant factor in keeping the market from rising at present.

For the Palm City (zip code 34990) real estate market activity, the biggest number for June is that the inventory declined by 6% or down 32 homes.  Pending sales rose slightly.  Closed sales were off by 5 homes and this is often to be expected as during the summer season on the Treasure Coast of Florida many buyers are seasonal and have postponed their buying activity until the start of next season.

For zip code 34997 in Stuart Florida, June sales were up by 7 homes while pending sales were off signifying a coming slower market for the summer and fall months, which is the typical seasonal pattern for the Treasure Coast real estate market.  The inventory continues to decline and we are back to 2005 levels which was prior to the big market slowdown.  When the supply of existing homes for sale decreases enough to equal the demand, we will then be back to a balanced (or normal) real estate market which will result in a slow increase of values once again as prices will start to once again rise.

Fairly strong market activity report for June 2011 in Martin County, Florida.  Only a small decrease in volume from last year when there was a skewed increase in activity from the first-time home buyers tax credit.  Interesting to note, average sale prices have increased for the county.  Some of this result is from some higher-priced homes beginning to sell and not necessarily an increase in value for existing resales.  However, prices seem to have leveled off in certain market segments.

For the second month in a row, sales of existing single-family homes dropped slightly in the 34996 zip code area of Stuart Florida.  Other market statistics are a bit more hopeful as the inventory is down again and pending sales also had a rise.  Considering the poor economic news during the month of June, this is not a bad result.  The market is ready for a turnaround when the economy can start its recovery.

Residential market activity for the 34994 zip code area of Stuart Florida was strong for June 2011.  Sales were up by one unit to 10, but more importantly over a 10% decrease in inventory as well as a solid increase to 36 pending sales.  All this during a month of fairly bad economic news with a lot of uncertainty as to the future economic conditions of the area.  As the inventory declines, and fewer homes are available, eventually, pressure for increased prices will come.
