Sales were off for September in the Palm City, zip code 34990, area of Martin County Florida.   Though, after many months of decreasing inventory there was a surprising jump in September by 25 homes.  Pending sales were up indicating a possible greater closed sales activity for the near future.
 
The current absorption rate jumped to 7.9 months from 4.6 months in August.  Back into a buyers market for the first time in months.  A 6 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.  I don’t expect a buyers market to last, as I think sales will be picking up soon in Palm City once again.

The September 2012 numbers were:  402 active listings, 170 pending sales and 33 closed sales.   Pending sales are off from last year, but all other numbers are positive.

The Stuart Florida Market Report ZIP Code 34997 showed a very nice increase in activity from last month.  The inventory rose for the second month in a row, unlike most other areas of Martin County.  Both sales and pending sales also increased.
 
The current one month absorption rate declined to 5.1 months dropping this segment of the Stuart residential market into a sellers market ( down from last months 6 month absorption rate).  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 month absorption rate.  
 
The 2012 numbers were: 365 active listings, 158 pending listings and 70 closed sales.   Very similar activity to last September, though the pending sales are stronger this year.

Unfortunately, very soft numbers for the 34996 zip code area of Stuart Florida real estate market activity for September 2013.  Pending sales took a double digit hit for the second month in a row while closed sales were also off by 12 homes.  The inventory took a nice jump, which makes more homes available for potential buyers. 

The one month absorption rate for the 34996 zip code area of Stuart Florida for September jumped to 10.8 months as compared to August’s 5 months, having slipped back into a buyers market.  A balanced market, favoring neither buyer or seller is considered to be around a 6 month absorption rate.

The numbers for September of 2012 were: 154 active listings, 34 pending sales and 7 closed sales.   Marginally outperforming last years market, though the reduced pending sales numbers are troubling.

The Sewalls Point residential real estate market is having a slow summer.   For September 2013 sales were down significantly as only 2 homes sold.  Pending sales were up by 1 home, though still not a very high number.  We are into the slower months of our real estate market and there is also a lot of unease with the current economy, so we will hope for an increase in activity soon.  Though it may not happen till after the holidays.

The absorption rate jumped dramatically to 24.5 months.  Once again into a buyers market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to September of 2012, the inventory was 50 homes on the market, 20 pending sales and there were 3 closed sales.  The biggest difference from last year is the much lower pending inventory in 2013.  Not a good sign for sales in the immediate future.Sewalls Point Residential Market Snapshot for Sept 2013

Commentary:

The Martin County Florida Residential Market for August 2013 continues to produce better results as compared to recent years.   For July 2013, the inventory dropped below 1,000 homes for the first time since August of 2005, but we are now back to just over 1,000 homes on the market.   If prices begin to rise with any significance in the broad market (they are already rising in certain segments), I expect the inventory to increase as more potential sellers that have been on the sidelines will enter the market.

Both median and average sales prices declined in August from last month, but are still improved year to year.  The one month absorption rate for August 2013 decreased to 5.1 months (from 5.3 months in June), and the three-month average is 5 months.  A 6 month absorption rate is considered to be a balanced market, so we continue to be in a sellers market in Martin County.  Considering the fact that we have entered our slower season, we continue to have better activity as compared to previous years.

We’ve had a very good run in the market to date this year.  There are a few storm clouds on the horizon, though.  Mainly higher interest rates and a very uncertain economy along with questionable activities coming from our legislators in Washington D.C.

Closed sales were up again for the Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County.  The inventory levels continue to decrease to record levels not seen since well before the housing crisis began.  Pending sales remain strong as well, decreasing by only one home, which is impressive considering the reduced inventory.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 decreased to 4.9 months (5.7 months in July).  A strong sellers market again.  An absorption rate of 6 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for August 2012 were:  298 active listings, 55 pending sales and 37 closed sales.   Much stronger results year to year for the Hobe Sound residential real estate market.

The Jensen Beach residential real estate market, zip code 34957  eased a bit in July, and remained fairly static for August, after an exceptionally good Spring and early Summer.  Both pending and closed sales changed by only 1 while the inventory declined by 3 homes.
 
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased to 4.8 months (5.1 months in July). We remain in a fairly strong seller’s market.  A 6 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
 
The August 2012 numbers were: 128 active listings, 83 pending sales and 26 home sales closed.  Year to year, the market for Jensen Beach single family homes remains steady and active.

 The 34990 zip code area of Palm City condo market is a fairly small section of this area as most property in Palm City is either single family homes or town homes.  Thus making meaningful market comparisons somewhat difficult as small changes can have a great effect on the percentages and results.  There were no sales in August for condos, while the inventory and pending sales moved only by one condo each.

 
The current absorption rate for condos in the 34990 zip code area is not available with zero sales.  A balanced market is considered to be an absorption rate of around 6 months.
 
The August 2012 numbers were: 63 active listings, 6 pending sales and 4 closed sales.   The higher pending numbers this year should indicate some sales in the near future.

A little bit of easing for the market activity in the Palm City, zip code 34990, area of Martin County Florida. The inventory continues to decline and pending sales were off for the second month in a row.  The only bright note was the increased number of closed sales. 
 
The current absorption rate dropped to 4.6 months from 5.5 months in July.  An indication of a strong sellers market for now.  A 6 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.  With lower inventory and reduced pending sales, I’m expecting an easing of the absorption rate in the coming months.

The August 2012 numbers were:  400 active listings, 161 pending sales and 68 closed sales.   Other than the pending sales numbers, we’re doing considerably better than last year in the Palm City single family market.

The current one month absorption rate rose to 6 months which still indicates a balanced market ( up from last months 5.3 month absorption rate).  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 month absorption rate.  
 
The 2012 numbers were: 332 active listings, 195 pending listings and 82 closed sales.   For the 34997 area code of Stuart, the 2012 real estate market was actually more active than August of 2013.

In the 34996 zip code area of Stuart Florida real estate market activity for August 2013 there was a nice jump in closed sales from July.  Unfortunately pending sales were off by a large number as well indicating possibly slower market activity for the coming months.  Not an unexpected possibility as we are approaching our ‘off’ season.  Inventory remains low and was basically unchanged from July.

The one month absorption rate for the 34996 zip code area of Stuart Florida for August dipped to 5 months as compared to July’s 8.4 months, indicating a sellers market for now.  A balanced market, favoring neither buyer or seller is considered to be around a 6 month absorption rate.

The numbers for August of 2012 were: 166 active listings, 34 pending sales and 6 closed sales.   Still outperforming last years market, though the reduced pending sales numbers are troubling.

A second slower month for the Sewalls Point residential real estate market.   For August 2013 sales were up from July, but both pending and active listings were off marginally.  This is most likely a reflection of the summer months with slower activity, which is typical for the Martin County FL real estate market.

The absorption rate declined to 6.6 months.  Just about a balanced market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to August of 2012, the inventory was 57 homes on the market, 16 pending sales and there were 3 closed sales.  The lower number of pending sales this year is a sign that for the imediate future, there may not be as many closed sales as in previous years, though this year we did do much better than last year.

Commentary:

The Martin County Florida Residential Market for July 2013 continues to produce better results as compared to recent years.   For July 2013, the inventory dropped below 1,000 homes for the first time since July of 2005.    Hopefully, this is only a seasonal reaction to the market as we approach the slower selling season in this area of Florida.  Should inventory levels remain this low, sales numbers will decline as buyers will have difficulty finding suitable housing.  New home sales are one relief to this inventory issue and we currently have a number of builders and communities with new home offerings.

Both median and average sales prices declined in July from last month, but are still improved year to year.  The one month absorption rate for July 2013 increased to 5.3 months (from 4.72 months in June), and the three-month average is 4.91 months.  A 6 month absorption rate is considered to be a balanced market, so we continue to be in a sellers market in Martin County.  It’s not unusual to see slower activity as we go into fall and the holiday season.

We’ve had a very good run in the market to date this year.  There are a few storm clouds on the horizon, though.  Mainly higher interest rates and a very uncertain economy.  Recent issues with the quality of our rivers as well as rising flood insurance rates are also impacting our higher end sales in the county.

The Jensen Beach residential real estate market, zip code 34957  eased a bit in July after an exceptionally good Spring and early Summer.  Both pending and closed sales were off and the inventory rose.
 
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 increased to 5.1 months. Which is still a seller’s market.  A 6 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
 
The July 2012 numbers were: 113 active listings, 94 pending sales and 22 home sales closed.  One of the few Martin County areas where inventory is greater this year than last.  Also, fairly similar closed sales while a lower number of pending sales as compared to last year.

The 34990 zip code area of Palm City condo market is a fairly small section of this area as most property in Palm City is either single family homes or town homes.  Thus making meaningful market comparisons somewhat difficult as small changes can have a great effect on the percentages and results.  Both pending and closed sales were off this month compared to June as well as another month with decreasing inventory.
 
The current absorption rate for condos in the 34990 zip code area rose to 8.3 months.  Drifting back into a buyers market, as a balanced market is considered to be an absorption rate of around 6 months.
 
The July 2012 numbers were: 62 active listings, 7 pending sales and 1 closed sales.   Even with the significantly lower number of active condo listings, this year’s activity is much better.

The Palm City, zip code 34990, area of Martin County Florida continues to have impressive market activity.  But, the inventory is getting to levels that are starting to effect year to year numbers.  For the month, sales were up by 1 home while the pending sales decreased by 9. 
 
The current absorption rate remained steady at 5.5 months, which still indicates a slight sellers market.  A 6 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The July 2012 numbers were:  416 active listings, 169 pending sales and 63 closed sales.   Closed sales outperformed last years volume, but pendings are now off slightly.  I expect slower activity if the inventory continues to drop.

Activity eased for the second month in a row for the Stuart Florida Market Report ZIP Code 34997.  Inventory remained basically unchanged while both pending and closed sales saw decreases.  This is still a sellers market for now, but if this trend continues we will probably see a more balanced market in the next few months.
 
The current one month absorption rate rose to 5.3 months which still indicates a sellers market ( though it’s up from last months 4.9 month absorption rate).  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 month absorption rate.  
 
The 2012 numbers were: 330 active listings, 222 pending listings and 50 closed sales.  Better closed activity this year, while pending sales are significantly lower.  Unusually for this segment of the Stuart residential market, the inventory is similar to last year.  (Most of our areas have reduced inventory this year as compared to last)

In the 34996 zip code area of Stuart Florida real estate market activity for July 2013 there was a large drop in inventory for July.  Whether sellers are taking a break for the summer or waiting for prices to increase, only time will tell.  Closed sales were off slightly in July while we did have a small rise in pending sales.

The one month absorption rate for the 34996 zip code area of Stuart Florida for July rose to 8.4 months, remaining a buyer’s market.  This figure should be dropping as the pending sales close in the coming months. A balanced market, favoring neither buyer or seller is considered to be around a 6 month absorption rate.

The numbers for July of 2012 were: 166 active listings, 28 pending sales and 11 closed sales.  Considerably better activity this year as compared to last, especially when considering the lower number of available homes for sale.

The Sewalls Point residential real estate market for July 2013 eased off from the strong gains made in the first half of 2013.    The inventory is down again to only 47 homes available for sale and both future (pending) sales as well as closed sales showed decreases from last month.  Slower activity during the summer months is not an unexpected event, as we need to look at the trends for the entire year to get a true picture of the local real estate market.

The absorption rate jumped to 15.7 months.  A strong buyers market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to July of 2012, the inventory was 56 homes on the market, 14 pending sales and there were 5 closed sales.  Unfortunately, this year’s numbers are weaker than July 2012 results.
