The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  Pending sales were off from last month while we had one additional closed sale for April.  There was an increase in inventory which is a good sign for the future.

The current absorption rate for condos in the 34990 zip code area declined to 7.9 months (was 8 months in August).   A marginal improvement from last month, and getting closer to a desirable balanced market.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The April 2014 numbers were: 53 active listings, 8 pending sales and 7 closed sales.   Except for some better pending sales, almost identical activity to last year.

The Palm City FL 34990 residential real estate market was very strong for April.  Both closed and pending sales were up from previous months.  Unfortunately the active inventory continues to declines which may impact the future sales for this area.
 The current absorption rate dropped to 5.2 months from 6.4 months in March.  A sellers’ market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The April 2014 numbers were:  446 active listings, 166 pending sales and 82 closed sales.  It was also a strong sales market for last year, but pending sales look much better for this year.  The reduced inventory is troubling.

      The Stuart Florida Residential Market for ZIP Code 34997 continues to outperform most other Stuart FL areas in the single family real estate market.  Our inventory took a major drop as sales are going faster than homeowners are willing to list on the market.  Both pending sales and closed sales were up and well priced new listings are going off the market very quickly.
     The current one month absorption rate increased to 3.2  months (was 4 months for March).  Moving to even a stronger seller’s market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2014 numbers for April, were: 404 active listings, 190 pending listings and 61 closed sales.  Much stronger activity for 2015, even with a considerably reduced inventory.

The 34996 zip code area of the Stuart Florida residential real estate market retreated from the improved numbers of last month.  Both pending sales as well as closed sales were off for the month as compared to March.  A little bit of a disappointing report especially when looking at our other Stuart markets.

The one month absorption rate for the 34996 zip code area of Stuart Florida for April increased to 9.6 months as compared to March’s 7.9 months.  Drifting to even a stronger buyers’ market.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for April of 2014 were: 186 active listings, 52 pending sales and 11 closed sales.  Better sales activity this year, but the pending sales are off as compared to last year, which may mean slower sales in the immediate future.

The Sewalls Point single family homes market activity remains challenging for sellers.  Though buyers have some excellent choices and opportunities at the present time.  Closed sales doubled from last month, though the inventory is quite high and pending sales decreased.

The current absorption rate dropped to 13.2 months, in March it was 24 months. Much improved from last month, but still a buyer’s market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to April of 2014, the inventory was 58 homes on the market, 13 pending sales and there were 5 closed sales.  Other than 1 additional closed sale this year, last years activity was better when considering the lower inventory.

There is only 1 home currently under contract awaiting settlement.  The list price is $327,900 or $131.58 per sq. ft. of living area.  This is not a distressed sale.

Residential sales in Martin County, FL —in fact, all real estate dealings anywhere—remain the most local of commercial transactions. If your house is in San Francisco, a price spike in suburban Newark is probably of little interest, unless you plan on moving anytime soon. Even so, the new projection for overall U.S. residential sales had to perk up area homeowners’ interest.

The “best home sales market in eight years” was the forecast—along with “mortgage originations that will likely rise” and “larger gains in newly built home sales.” Martin County, FL residential sales may make up but a miniscule fraction of the data contained in CoreLogic’s analyses and data announcements, but any Martin County, FL homeowners looking for a strong spring market couldn’t help but be buoyed by last week’s prognostications.

The basis for the surprisingly robust residential sales prediction was supported by a number of other data sources which have gradually confirmed solidification of the overall economic picture. With many economists agreeing that the U.S. economy “is poised to grow by close to 3%” this year, a heightened level of housing demand is bound to result. If that mark is achieved, it would be for only the second year in a decade. Gains in employment (in the 3-to-3½ million person range) are also expected.

The improving economic projection for 2015 was ascribed to three forces. The halving of energy prices which began last summer was deemed “unlikely to jump back up this year.” Anyone who’s been enjoying the freefall in prices at Martin County, FL pumps will appreciate the immediate impact that has on family wallets.

The second positive force is psychological, and very real. The rise “in consumer and business manager confidence” in the recovery has been widely noted: the Conference Board (“up 4.9 points”); U.F.’s Confidence Index (“the highest reading in 10 years”); Small Business Optimism Index (“3rd highest reading since 2007”).

CoreLogic’s third factor was one that hasn’t been much talked about until now: governmental. Apparently, tax receipts have been stronger than expected, freeing state and local governments to spend more. That’s an unexpected economic stimulus—and of a kind that should be more welcome than some of the previous “let’s just create more money” variety.

CoreLogic puts residential sales growth in the area of 5%. Will our Martin County, FL numbers match those projections? One reason to think so is the current mortgage rate phenomenon. Rates remain tantalizingly low—but apt to begin creeping upward. That’s the kind of spur to home buyers that is apt to work as effectively as merchants’ “limited time sale” technique: tick! tick! tick!

The March 2013 numbers were:  440 active listings, 169 pending sales and 48 closed sales.  Considerably stronger activity for 2015 than as compared to last year, which started out fairly slow after a very heated 2013.

The March 2013 numbers were 80 Active Listings, 35 pending sales and 10 closed sales.  A little better sold activity for this year, but this comes with increased inventory as compared to last year.  Considerably better activity for 2015 as compared to last March.

The Sewalls Point single family homes market activity continues to have some difficulties, though there is some glimmer of better activity to come with a large increase in pending sales for this month.  Closed sales remained unchanged and the inventory was up by four homes.

The current absorption rate rose to 24 months, in February it was 22.7 months.  Sewalls Point single family home sales remain in an extreme buyers market for March.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to March of 2013, the inventory was 61 homes on the market, 17 pending sales and there were 4 closed sales.  Very similar sales activity as compared to last year, but with greater inventory this year.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  Sales for Palm City condos were up slightly for February, as were pending sales.  Our active inventory is currently less than last year’s.

The current absorption rate for condos in the 34990 zip code area is 13.5 months (was 19.7 months in August).   An improvement from last month, but still have a ways to go for a balanced market.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The February 2013 numbers were: 63 active listings, 6 pending sales and 6 closed sales.   Better activity last year, though only slightly and there was greater inventory.
