The single family real estate market in Sewalls Point showed one of the best months in quite some time with increases in closed sales as well as homes under contract.

The absorption stayed at 7.3 months, in February it was 16.8 months.  Still a buyers’ market but getting close to a balanced one.  One of the better months in some time for Sewalls Point real estate.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to March 2016, the inventory was 70 homes on the market, 14 pending sales and there were 6 closed sales.  Considerably better activity this year.

The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 rose to 7 months ( was 5.8 months in January).  Shifting into a balanced market for the Jensen Beach residential real estate segment but getting very close to a balanced market.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The February 2016 numbers were: 128 active listings, 66 pending sales and 20 home sales closed.  Considerably greater inventory this year and an accompanying greater volume of closed and pending sales.

The monthly absorption rate decreased to 7.9 months from 8.1 months in January.  Still in a buyers’ market for the Palm City zip code 34990 area for residential sales, but with the strong number of pending sales, I expect a balanced market in the next month or so.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The February 2016 numbers were:  415 active listings, 152 pending sales and 56 closed sales.  Similar activity as compared to last year but with greater inventory this year.

The single family real estate market in Sewalls Point continues to show somewhat weaker activity though I’m seeing quite a bit of curent activity and the March report may show improvements.

The absorption stayed at 16.8 months, in January it was also 16.8 months.  A strong buyers’ market once again.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to February 2016, the inventory was 56 homes on the market, 12 pending sales and there were 6 closed sales.  Better volume of sales and pendings last winter with a smaller inventory.

Comparing the results to January 2016, the inventory was 57 homes on the market, 15 pending sales and there were 4 closed sales.  Identical number of closed sales while less pending and greater inventory for this year when compared with last January.
