The Hobe Sound real estate market (ZIP Code 33455) had a surprisingly strong October.  After a disappointing September, all of our indexes moved in a positive direction for a strong market.

Inventory decreased, homes under contract increased and closed sales showed an increase as well.  We are expecting a bit of a slowdown as we enter the holiday season, but time will tell, as the October Hobe Sound results were a bit of a surprise.

This will be an interesting season to watch!

While it’s known as ‘Black Friday’ in most of the country, November 25th is the official start of the Christmas Season in Martin County, Florida.   The Christmas tree lighting festival occurs every year on Main Street and attracts many local families with its “kid-friendly” appeal.  This annual festival is complete with a small quartet singing Christmas carols to the audience and passers-by in Downtown Stuart.  Special visits from Santa and Mrs. Claus, assisted by the Martin County High School Tigerrette cheerleaders as the helper elves, captivated both the young and the young at heart.  Adding to the fun was a “live manger” petting zoo, ornament decorating as well as face painting.

And the event isn’t just for the people of Martin County either, a young family from Maine that attended, laughed that “as snowbirds, we love the weather of Stuart during the holidays, but it’s also a real sense of community that this little town has”.  This family of four has been bringing their two children to the tree lighting in Downtown Stuart for the past five years now.  And because the Stuart tradition does fall on Black Friday many Downtown restaurants welcome tired shoppers with deals for the whole family adding something to really celebrate about.  Truly a unique and charming event the tree lighting in Downtown Stuart certainly brings a wonderful sense of community for our residents, friends, family and visitors, all excited for the beginning of the holiday season.

Martin Count High School Girls Volleyball Team – State Champs

Martin Count High School Girls Volleyball Team win the Florida State Championships

Setting a new record in its athletic history, Martin County High School Girls Volleyball team recently won their second 5A State Championship in three years.  Volleyball is a very popular sport in the Martin County and Jensen Beach High Schools, and the two teams are extremely competitive.  These young ladies practice year-round in their club divisions so they can become better players for their teams and help them at the top of their divisions. The Martin County High School Girls Volleyball team has now accomplished this lofty feat twice, making the school a sought-after place for future stars.

Mallori Moffat, a senior team captain of the Martin County Tigers (number 3) comments “it is so amazing to be on a team with all of these girls for so long and coming out with a state championship only makes it that much better!” Moffat plays one of the most difficult positions on the court as a setter and hopes to get a scholarship to play in college next year, with an excellent chance, now that she helped lead her team to the state championship.

With their tournament starting on Friday the Tigers went up against Saint Thomas Aquinas for the semifinals and won in three out of five games match. The next morning they played against Winter Springs in a passionate and tense match coming out strong in match by winning three out of four games to claim their title as State Champions.

Proudly celebrated by friends and family the Martin County Tigers volleyball team brings home not only a huge victory for themselves but also for their school and to Martin County as the deserving champions.

Commentary:

The Martin County Florida condo market report for October 2011 showed surprisingly high activity from both last month as well as last year.  Sales were up by 40% from last year and 20% from September.  The only negative is the vast majority of these sales were for lower-priced units throughout Martin County.  The inventory was down by close to 20% from last year, but up slightly from last month.  Many condo sellers feel that the holiday season starts the great migration of buyers from the north and is a better time to market their property.  (Not necessarily so, as evidenced by last month’s sales numbers.)

The big uncertainty remains, which is the economy.  We believe that if we have any sustained good news, we will see a pretty good rush on the market which will be a nice change from the present.  For the longer term, even though we have the best mortgage rates in history at the moment, inflation is making news and this is not good for rates down the line.  The Fed. is working hard to keep rates down, but for how long, we’re just not too sure.

Our outlook for Martin County is fairly positive as for buyers, prices and rates remain very attractive.  For sellers, it doesn’t look like we’re going to see any significant improvements soon, so if you need to sell, you may be better off now than possibly in the near future.

Martin County Florida Residential Market Report for October 2011

Commentary:

The Martin County Florida residential market report for October 2011 shows some good strength when considering the season.  Sales were off only by 3 homes for a total of 113, almost identical to last year’s 114 single-family sales.  Surprisingly inventory was down by 6 homes from last month (which had a slight rise from August), and off by more than 450 homes since October of 2010 ( or by close to 30%)

The average sales price was up from last year, but down significantly from September.  This doesn’t necessarily reflect a decrease or increase in existing home prices, but more the mix of homes that sold in October.  As in previous tears, late fall sales tend to be of lower-priced homes.   This difference is much more tempered when looking at median prices as opposed to averages.  We will not be surprised to see inventory rising some in the next couple of months as well as having some soft sales volume as we enter the holiday season.  But, with inventory down, for now, rates very low, we may find the market outperforming expectations.

Our outlook for Martin County remains cautiously optimistic as prices and rates remain at historic low levels.  For sellers, homes are selling, and if priced and presented optimally, homes are selling fast and at or close to market value.

The 34994 ZIP code area of Stuart continues to do well, especially as compared to the surrounding areas.  While inventory was up by seven homes last month, pending sales remain strong and closed sales were up.  Considering that this is typically a slow time for our area, these are strong results.

We’re not expecting any large changes for the holiday season, possibly some easing of the market.  May have a surprisingly strong new year coming up if the economy will let it happen.

Jammin’ Jensen is held weekly on Thursdays from 6 p.m. to 10 p.m.  One local craftsman who sells jewelry and other impressive accessories proudly state he has been attending Jammin’ Jensen for over five years now. Though snowbirds and tourists from local hotels and beach resorts definitely help the flow of people he also adds that it is the “regulars” and locals that contribute a great deal to the success of Jammin’ Jensen.  Two women running their “Seashore Friends” business, selling “popcorn fashion and fine art”, agree. “It is the regulars”, one smiles over the sound of Bob Seger’s “Old Time Rockin’ Roll” playing by a local band across the street, ”that really add to Jammin’ Jensen, they make it fun!”  With families browsing trinkets at stands, couples dancing to the live bands, and friends laughing at local favorites like Craw Daddy’s, Jammin’ Jensen, located on Jensen Beach Boulevard’s charming downtown streets, is a must for anyone wanting to experience the full fun of Martin County and take part in its unique nightlife.

The Stuart Air Show

An annual highlight for Stuart residents in Martin County is the fun and also educational experience that comes from the Stuart Air Show.  Anyone who was in or near town this past weekend heard evidence of the air show’s arrival simply by the sound of all the planes (new and old) that flew over Stuart this past weekend from November 11-13.

But the air show had more to offer than just daredevil pilots and their amazing planes and stunts.  This annual event brings in a diverse number of people to enjoy the show and its fun-filled activities, good food as well as static displays.  For the children, there were rides and funhouses that kept them active and happy.  Along with rides, the air show had a live concert, displays of historical aircraft, community exhibits, and for the first time ever a real reenactment of a WWII battle scene complete with historical planes and troops!
Residents and visitors lined up to see the amazing stunts delivered by these pilots with proceeds benefiting the Road To Victory Military Museum and other local organizations. Yet while most people attended the Stuart Air show to experience the whole experience, many choose to camp out on the outskirts.
Crowding the bridges, parks and even the Saint Lucie River on their boats, many families watch the skies as the planes twist and twirl through the air making it an event that is bigger than just those attending at Witham Field.  A wonderful yearly experience, the Stuart Air show is a big hit for Martin County natives and tourists alike while helping many deserving charities as well.

Easily the annual highlight in Jensen Beach, The Jensen Beach Pineapple Festival, taking place in Downtown Jensen Beach this weekend (Friday the 4th to Sunday the 6th of November), has come again bringing with it fun, games, and music. Like any fair, the Jensen Beach Pineapple Festival would not be a true fair without the thrilling roller coaster-type rides, ranging from the harmless Monkey in a Barrel to the High Flier (a ride for the more daring) and promising fun for the whole family.

 Jessica Griffith, a student at Jensen Beach High School, jokes that she has been going to the festival for at least half of her life. “Some of my most exciting childhood memories are from the Pineapple Fest, my friends and I go on the ‘big’ rides now” states Griffith laughing.  And while kids may come for the adventure of funhouses and roller rides, there’s plenty to do for the older kids and adults as well.

 The highlight of the evenings is the nightly live performances from critically exclaimed bands like Uncle Kracker, the performer at Friday night’s festival.  Along with Uncle Kracker, other performers included Drake White, The Outlaws, and Ballyhoo.  The large crowds had an amazing time singing along and dancing to the great music.

Great performances, exciting rides and good food guaranteed a good time at this year’s Jensen Beach’s Pineapple Festival. A must event for anyone of any age looking for fun in charming Martin County.

The Hobe Sound real estate market (ZIP Code 33455) had a disappointing September.  All indexes reversed course and moved in the wrong direction, though not by significant numbers.  Inventory was up, and both pending and closed sales were down.

This increase in inventory may also be attributable to many sellers trying to time the market as well as a reaction from recent relatively good sales for the past spring and summer seasons.  Most efforts to time the market, especially when made in relatively large numbers become self-defeating as in this trying market, this increase in inventory may just drive the market a bit lower.

However, for buyers, especially those who can obtain financing, there hasn’t been a more attractive real estate market in decades.  There are some savvy buyers getting excellent deals for homes at prices equivalent to 10 or 11 years ago.

This will be an interesting season to watch!

Commentary:

The Martin County Florida condo market report for September 2011 shows generally negative results from last month as well as last year.  About the only good news was a slightly higher median sales price from September 2010.  Unfortunately, we’ve seen the inventory climb (although by relatively modest numbers).  It’s too early to tell if this is a new trend or just a seasonal fluctuation which often happens as sellers try to take advantage of a more active winter season in Martin County.

With the increased inventory and the reduced sales, our current one-month absorption rate is now over 15 months, swinging back into a pretty strong buyers market.  This will result in more downward pressure on sales prices and I don’t expect any improvement any time in the near future for those wishing to sell their home.

The big uncertainty remains, which is the economy.  We believe that if we have any sustained good news, we will see a pretty good rush on the market which will be a nice change from the present.  For the longer term, even though we have the best mortgage rates in history at the moment, inflation is making news and this is not good for rates down the line.  The Fed. is working hard to keep rates down, but for how long, we’re just not too sure.

Our outlook for Martin County is fairly positive as for buyers, prices and rates remain very attractive.  For sellers, it doesn’t look like we’re going to see any significant improvements soon, so if you need to sell, you may be better off now than possibly in the near future.

For September 2011 in the 34994 Zip Code area of Stuart, Florida :

There are currently 71 active listings (Down 13 from August).

36 Residential sales are pending and awaiting close or lender approval (Up 9 from  August).

7 Homes Sold in September (Up 2 from August)

The 34994 ZIP code area of Stuart is bucking the trend from the rest of Martin County.  While other sections of Stuart showed increasing inventories, decreases in pending sales as well as completed sales, this area of Stuart showed gains across the board. Only one sale was in the medium price range of $400,000’s while the others were under $150,000.  However, some fairly high-priced pending sales awaiting close that we can hopefully report on next month.  The average list-to-sales ratio is a little weak compared to past values at 90% ( or in other words the average sales price is 90% of the listing price). The average days on market also remain a bit high at 217 days.
