Martin County Florida Condo Market Report for November 2012

 

Commentary:

The Martin County Florida Condo Market for November 2012 showed some improvement from last year, but continues to struggle in a difficult market.  Sales for November were 47 units down slightly from the 50 in October.  Though, considerably better than November of 2011 during which we saw only 35 sales.  The inventory rose to 617 condos (up 43 from October) which is about 60 condos less than were available last year.  I am anticipating a greater increase in inventory as many condo owners try to maximize the seasonal impact of this market.  The median sales price was up in November to $125,000 after taking a sizable drop in October which had dipped to $114,750.  Last year in November the median sales price was $112,500.

The one month absorption rate is up to 13.3 months, while the three-month average is at 12.9 months.  Still a very challenging market for condo sellers.  But quite attractive opportunities for buyers.  We need to see a sustained absorption rate below 9 months for a healthy market and down to 6 or 7 months to be considered a balanced one.

Currently, the condo market is under-performing as compared to our residential market and the condo markets of our southern neighbors.  I do expect this trend to stop as buyers realize the bargains currently available in the Martin County condo market.

Martin County Florida Residential Market Report for November 2012

 

Commentary:

The Martin County Florida residential market report for November 2012 showed strong activity. In a month that typically is slow by historical standards, 169 homes closed, 34 homes better than 2011 and 57 homes better than 2010.  All this with an inventory of available homes now down by close to 50% from 2010.

Average sales prices took a small dip for November while the median sales prices were higher.  This months inventory showed another increase to 1173 homes (up 24 from October), still down from the 1364 homes that were on the market in November of 2011 (and the 2801 homes in November of 2007). The one month absorption rate for November is 6.9 months, while the three-month average is 7.6 months. A 6 month absorption rate is considered to be a balanced market, so we are once again in a slight buyers market in Martin County.

Showing activity remains strong, though we are currently in the middle of the holiday season which normally is a slower market.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  November showed very little change from last month (which showed very little change from August).  There was only one closed sale, while pending sales were up to 10 indicating a better potential for future closed sales.

The one month absorption rate is up to 26 months, signifying that it’s still a buyers market.  But this will almost certainly change in the coming months.   Generally, a 6 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.  But, with such low numbers, these indicators can easily be misleading.

The November 2011 numbers were:  40 active listings, 6 pending sales and no closed sales.  Even in this small slower market segment, we’re still seeing improved activity from last year.

The Jensen Beach Condo market (zip code 34957) is a fairly small segment of the Martin County condo market. The most significant statistic for the November 2012 market in Jensen Beach condos in zip code 34957 is the large jump in inventory.  Pending sales were down and closed sales remained unchanged for November.  With such small inventory, as well as the holidays approaching, I’m not expecting too much movement in the next month or so, but with increasing inventory, we’ll probably se some more activity.

The one month absorption rate for the November 2012, Jensen Beach Florida Market Report ZIP Code 34957 is 7 months.  A slight buyer’s market.  Typically, a 6 month absorption rate is considered balanced, favoring neither the buyer or seller.

The 34990 zip code area of Palm City condo market is a fairly small section of this area as most property in Palm City is either single family homes or town homes.  Thus making meaningful market comparisons somewhat difficult as small changes can have a great effect on the percentages and results.  For November, there were five condos sold, considerable improvement over the previous month which had no sales for condos in Palm City.  Both the available inventory and pending sales increased slightly for November.
 
The current absorption rate for condos in the 34990 zip code area is 12.2 months.  Still a strong buyers’ market, as a balanced market is considered to be an absorption rate of around 6 months.
 
The November 2011 numbers were: 60 active listings, 3 pending sales and 1 closed sales.   Inventory is the same as last year.  Pending and closed sales are both improved for 2012.

USA Junior Olympic Sailing Festival

The U.S. Sailing Center of Martin County continues to grow as they set an attendance record at this year’s 15th annual USA Junior Olympic Sailing Festival which was held last weekend at the Indian Riverside Park in Jensen Beach, Florida.  Over 190 participants from as far as New York and Tortolla, British Virgin Islands attended this event.  The most participants ever for this annual sailing festival.

Open to sailors ranging in age from 8 to 21 with competition in 9 different classes of boats and 2 classes of windsurfers.  Winds for the event favored the light wind specialists as there was an uncharacteristic light wind summer pattern for the weekend.  Over 100 local volunteers helped to make the 15th annual USA Junior Sailing Festival a rousing success, even though many participants would have liked some more wind.

This will be a busy year at the U.S. Sailing Center of Martin County with some great upcoming regattas.  The USODA Opti Team Race Mid Winter Championships are scheduled for Jan 19 to 21.  Feb 16 thru 18 will bring the 420 Mid Winter Championships.  With the Florida State Opti Championships at Opti Fest on March 9 and 10.

There are 4 homes under contract awaiting closing.  One is a short sale.  The average list price is $669,000 at $183.14 per square foot of living area.

In the past 12 months, 16 homes have sold in Palm Cove Yacht and Golf Cub with an average sales price of $493,106 at $152.17 per square foot of living area.  Two of these homes were short sales, and one bank owned sale.

The 34994 ZIP code area of the Stuart, Florida real estate market activity has cooled slightly after a very strong spring.   Inventory has crept up again for the second month in a row which makes more homes available for buyers.  Pending sales rose slightly while closed sales were off to only 4 homes sold.

The one month absorption rate for this zip code plunged to almost 18 months, which signifies a shift to a strong buyers market, after many months of under 6 month rates (sellers market).  I think this is more an indication of the holiday slow down as opposed to any major shift in the market.

The November 2011 numbers were 79 Active Listings, 32 pending sales and 11 closed sales.

There are 7 homes currently for sale in Snug Harbor Stuart FL.  Listing prices range from $695,000 to $2,550,000. (3 wide waterfront homes and 4 homes with marina access)

There are currently no homes under contract or pending.

2 homes have sold in the past 12 months.  Ranging in sales price from $360,000 to $967,250.  Neither of these homes were waterfront.

Located on the wide Saint Lucie River just east of the city of Stuart Florida is the unique subdivision of Snug Harbor. While the real estate market on the Treasure Coast has it’s problems, Snug Harbor remains a desirable community as recent sales can show.

Snug Harbor was the vision of a group of 10 Yachtsmen, many former Commodores of the Chicago Yacht Club back in 1943. They bought the land and platted the area in September 1944 as well as forming the Snug Harbor Corporation, which controlled the ownership of the lots.

For 2012, it’s the 52’nd annual Stuart Florida Christmas parade in downtown Stuart on Friday, December 7 starting at 7 PM.  We’re anticipating nice balmy weather so bring your chairs and maybe a sweater and pick your favorite spot on East Ocean Blvd to watch the much anticipated annual parade.

This year’s theme for the Christmas parade is “Christmas by the Sea”.  Look for the almost 50 floats to be pulled by dolphins and fish instead of the traditional reindeer.

There will be two prizes for the float most adhering to the theme (one for floats over 30 feet and one for under), best use of lights and music (again two awards based on the best float over 30′ and one for under) and the big prize know as the Stuart Main Street’s Choice award.

Along with the floats, will be marching bands, baton twirlers, firetrucks and a slew of local dignitaries.

We expect all age groups to flock to their favorite holiday parade to get into the Christmas spirit.

The spirit and contributions of the organizers and founders of this parade only add to the uniqueness of this long-standing tradition. Planned, supported, and celebrated by the Martin County Community the Christmas Parade in Downtown Stuart this Friday is a local tradition not meant to be missed.

Commentary:

The Martin County Florida Condo Market for October 2012 continues to tread water neither getting worse or better.  Sales for October were up to 50 units from a very weak 39 in September.  Just about identical to October 2011 which had 53 sales.  The inventory rose to 574 condos (up 6 from September) which is about 100 condos less than were available last year.  I would not be surprised to see more inventory growth as we get into the upcoming  fall and winter condo season.  The median sales price did take a hit in October , down to $114,750 down from $159,000 for September, but still above last year’s $92,500.

The one month absorption rate is up to 11.5 months, while the three-month average is at 12.7 months.  Still a very challenging market for condo sellers.  But quite attractive opportunities for buyers.  We need to see a sustained absorption rate below 9 months for a healthy market and down to 6 or 7 months to be considered a balanced one.

Currently, the condo market is under-performing as compared to our residential market and the condo markets of our southern neighbors.  I do expect this trend to stop as buyers realize the bargains currently available in the Martin County condo market.

The Definition of Absorption Rate:
Number of months it takes to sell the current inventory at the present rate of sales. Knowing your area’s Absorption Rate, helps to track trends. Understanding the market and where it is headed is part of our job as real estate professionals. Absorption rate is NOT an exact science. Figuring it is based on the premise that one will be looking for a TREND. It is advised to consistently do the numbers each month, to be able to track a trend.

Martin County Florida Residential Market Report for October 2012

 

Commentary:

The Martin County Florida residential market report for October 2012 showed strong activity. In a month that typically is slow by historical standards, 153 homes closed, 40 homes better than 2011 and 39 homes better than 2010.  All this with an inventory of available homes now down by close to 50% from 2010.

Average and median sales prices were both higher for October.  This months inventory showed a slight increase to 1149 homes (up 14 from September), still down from the 1359 homes that were on the market in October of 2011 (and the 2710 homes in October of 2007). The one month absorption rate for October is 7.5 months, while the three-month average is 7.4 months. A 6 month absorption rate is considered to be a balanced market, so we are once again in a slight buyers market in Martin County.

Showing activity remains strong, though we are in the middle of the holiday season which normally is a slower market.

The Hobe Sound condo market (Zip Code 33455) is tied now ith the Jensen Beach area as the smallest segment of the Martin County real estate market.  October showed very little change from last month (which showed very little change from August).  Only an increase of 1 condos in inventory with both pending and closed sales remaining unchanged from September.

The one month absorption rate is 14.5 months, signifying that it’s still a buyers market.  Generally, a 6 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.  But, with such low numbers, these indicators can easily be misleading.  With the holidays approaching, I’m not expecting any significant change in the Hobe Sound condo market in the coming months.

The October 2011 numbers were:  42 active listings, 3 pending sales and 2 closed sales.  Other than a lower inventory, very similar results to this year’s activity.

The Jensen Beach Condo market (zip code 34957) is a fairly small segment of the Martin County condo market.  After this past month’s drop in inventory, the number of available units is very small. This might be an excellent time for those who have a need to sell their Jensen Beach condo in zip code 34957.  Pending sales were down and closed sales were up for October.  With such small inventory, as well as the holidays approaching, I’m not expecting any movement from this segment of the market, unless the inventory can pick up.

The one month absorption rate for the October 2012, Jensen Beach Florida Market Report ZIP Code 34957 is 3.6 months.  The strongest seller’s market for condos in Martin County.

The October 2011 numbers were: 60 active listings, 12 pending sales and 1 condos closed.

The 34990 zip code area of Palm City condo market is a fairly small section of this area as most property in Palm City is either single family homes or town homes.  Thus making meaningful market comparisons somewhat difficult as small changes can have a great effect on the percentages and results.  For October, their were no sales closed for condos in Palm City.  The inventory decreased slightly and pending sales increased by 3.
With no sales, the absorption rate is not applicable.
The October 2011 numbers were: 59 active listings, 2 pending sales and 2 closed sales.   Inventory is the same as last year.  Pending sales are much better this year.
