March 2014 Monthly Market Detail Florida Townhouses and Condos

For the March 2014 Monthly Market Detail Florida Townhouses and Condos for the state of Florida continues to struggle in volume as the prices have soared. It appears that the prices have risen much to fast for consumer demand to keep up.  Year to year closed sales were down by 5.2% as compared to last months decrease of 6.8% and new sales under contract (new pending sales) decreased by 6.2% (February’s decrease was 14.5%).

Both median and average sales prices were up (year to year) by 16.7% and 16.1% respectively (in February it was 15.2% and 13.9%). These strong price appreciations is what I suspect is the cause of the decrease in market activity for condos and townhouses in Florida for March.

Inventory rose for the fifth month in a row, by 7%.  The rising inventory should produce some pressure to moderate the price increases.  This should help regain the momentum of sales.  The 6 month supply of inventory is a good sign that we are in a balanced market.

March 2014 Monthly Market Detail Florida Single Family Homes

The March 2014 Monthly Market Detail Florida Single Family Homes as reported by Florida Realtors showed improved results from last month, but still not nearly as robust as last year.    Year to year closed sales were up, but only by 2.8% (was up by 1.5% in February) and new sales under contract (new pending sales) increased by 2.1% (was down by 5.5% in February).

Both median and average sales prices were up ( March 2013 to March 2014) by 7.1% and 6.3% respectively, compared to February’s 10% and 11%.   While still very positive numbers, the rate of appreciation appears to be slowing.

The inventory of available homes for sale increased by 16.8% from last year.  This is now the sixth month of increased inventory.  This increase is a direct result of rising prices as many home sellers have been waiting on the side lines for improved values.  I suspect that the reduced rate of increasing values and home sales are a direct result of the increasing inventory.  Currently, there are just not enough buyers to absorb this increase fully.

The current absorption rate is 7.3 months (Last month it was 7.6 months).  The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that may not indicate a true trend in the market.  Yet even with these low numbers, we are close to a balanced market for condos in the 33455 zip code area of Hobe Sound.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The March 2013 numbers were:  22 active listings, 9 pending sales and 2 closed sales.   Very close to last years market activity.

 The Jensen Beach Condo market (zip code 34957) is a very small segment of the Martin County condo market.  After 4 months of slowly increasing inventory, inventory declined for the last three months in a row.   For as small a segment as this is, activity for March was quite strong with only a small drop in pending sales and and a very strong jump in the closed sale numbers.

The one month absorption rate for the March 2014, Jensen Beach Florida Market Report ZIP Code 34957 is at an incredible 1.4 months (4.5 months in February), meaning the average condo is selling in under 90 days.  A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The March 2012 numbers were: 54 active listings, 28 pending sales and 13 condos closed.   Better absolute numbers last year, but there was more than double the inventory.  With such low numbers of available condos in the Jensen Beach zip code, I’m predicting considerably slower activity for the near future.

Other than an increase in pending sales, a pretty dismal March for the condo segment of the Palm City FL real estate market for zip code 34990.  Only 1 closed sale and a loss of all the gained inventory from last month.  But please keep in mind that this is a very small segment of the Palm City market as this area is primarily single family homes.  Trends are good to watch but a meaningful interpretation from monthly swings in values is difficult to determine.

The current absorption rate for condos in the 34990 zip code area zoomed to 57  months (was 10.5 months in February).   An extreme buyers market.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The March 2012 numbers were: 63 active listings, 9 pending sales and 5 closed sales.   Better closed activity last year.  Hopefully this market will pick up for the spring.

Hunters Creek in Palm City FL is a gated community of 68 homes located off of Mapp Road just north of the Oak Ridge subdivision and across the road from Harbour Pointe.

Homes in Hunters Creek were first completed in 1990 and the last home was built in 2001. There are no more vacant lots left to be built as this community is fully matured and built out. All homes are custom built and range in sizes from over 3,800 sq. ft. of living area to just under 1,700. After two months of decreasing closed sales in the 34994 ZIP code area of the Stuart, Florida, there was finally an increase for March, although it was only by 1 home.  Pending sales also increased by 1 home, while, the inventory also increased slightly.  As home values rise, latent demand from sellers seems to be materializing in more active listings.  There has to be enough demand to offset this increase in inventory.  With 35 pending home sales, it does look like closed sales should increase in the coming months.

The one month absorption rate for the 34994 zip code for March decreased to 8 months from last months 8.6 months. Still a buyers market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The February 2012 numbers were 67 Active Listings, 34 pending sales and 5 closed sales.   Inventory is up for this year as were closed sales compared to March of 2013.  Pending sales are very similar (and as a percentage are not as good when the inventory values are factored in).

February 2014 Monthly Market Detail Martin County Townhouses and Condos report showed some disappointing results as to volume of activity, though prices continued to soar.  Year to year closed sales were down by 1% (was up by 4.3% in January) while new sales under contract (new pending sales) decreased by 27% (was down 20.9% in January).

The median sales price increased by 17.6% (was up by 15.2% in January) while the average sales price increased by 20.6% (was up 15.2% in January) as compared to February of 2013.  These large price increases are most likely responsible for the drop in volume as many buyers are simply being priced out of the market.

 The inventory of available townhouses and condos has decreased by 3 to 635 units from last month which is 15% less inventory than was available in February of 2013.  With values going up as much as they have, I would have expected higher inventory levels.  The current supply of inventory is 6.4 months (a 24.4% decrease from last year).

February 2014 Monthly Market Detail Martin County Single Family Homes

The February 2014 Monthly Market Detail Martin County Single Family Homes continues with mostly positive news, though at a considerably reduced rate of appreciation and volume.  New pending sales were off by 30.4% as compared to February of 2013 (decreased by 18.8% in January).  The reduced number of pending sales are an possible indication of slower closed volume in the coming months. Year to year closed sales were up by 10.8% (was up 29.9% in January).

The median sales price was up by 5.7% from last year (up by 24.7% in January) while the average price dropped by 18.3% (was down by 8.5% last month).  The slowing rate of appreciation will help future sales as the fairly dramatic increases of last year simply priced to many buyers out of the market.

The inventory of available single family homes increased from January 2014 to 1,368 units this month, and this is a 10.3% increase from last February.  Current supply of inventory is only 7 months (a 9.6% decrease from last year).  If this trend continues we’ll be back into a buyers market in Martin County for single family homes next month.  Though indications of activity for March seem to be fairly positive.

For the February 2014 Monthly Market Detail Florida Townhouses and Condos for the state of Florida activity slowed considerably as compared to last year.  Hopefully, this is just a one month issue.   Year to year closed sales were down by 6.8% as compared to last months increase of 9.3% and new sales under contract (new pending sales) decreased by 14.5% (January’s decrease was 6%). 

Both median and average sales prices were up (year to year) by 15.2% and 13.9% respectively (in January it was 17% and 21%).  I suspect that these very strong price gains are what is now slowing the sales activity as many buyers are simply being priced out of the market.

Inventory rose for the fourth month in a row, by 3.7%.  The rising inventory should produce some pressure to moderate the price increases.  This should help regain the momentum of sales.

The February 2014 Monthly Market Detail Florida Single Family Homes as reported by Florida Realtors showed some moderating activity for the state.    Year to year closed sales were up, but only by 1.5% (was up by 10.2% in January) and new sales under contract (new pending sales) decreased by 5.5% (was up by 0.7% in January).

Both median and average sales prices were up ( February 2013 to February 2014) by 10% and 11% respectively, compared to January’s 12.1% and 19.9%.   While still very positive numbers, the rate of appreciation appears to be slowing.

The inventory of available homes for sale increased by 13% from last year.  This is now the fifth month of increased inventory.  This increase is a direct result of rising prices as many home sellers have been waiting on the side lines for improved values.  I suspect that the reduced rate of increasing values and home sales are a direct result of the increasing inventory.  Currently, there are just not enough buyers to absorb this increase fully.

The February 2012 numbers were: 60 active listings, 31 pending sales and 9 condos closed.   The most striking comparison to last year is the available inventory is less than half of what it was last year.  With that in mind, the relative activity is quite strong.

The 34994 ZIP code area of the Stuart, Florida had a second month of decreases in closed sales, although down by only 1 home for this month.  Pending sales were unchanged.  While, the inventory took another sizable increase.  As home values rise, latent demand from sellers seems to be materializing in more active listings.  There has to be enough demand to offset this increase in inventory, and in the short term, it appears that this hasn’t yet happened. 

The one month absorption rate for the 34994 zip code for February increased to 8.6 months from last months 6.7 months.  Back to a buyers market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage. 

The January 2012 numbers were 76 Active Listings, 23 pending sales and 10 closed sales.   Very similar numbers to 2013, with the exception of higher pending numbers this year, which may equate to better sales in the near future.

St Lucie County Townhouse and Condo Sales 2013 Yearly Review

For the St Lucie County Townhouse and Condo Sales 2013 Yearly Review indicated strong activity but at a reduced volume as compared to 2012.  Year to year closed sales were up by 7.5% as compared to 2012 which saw an increase of 24.2% and new sales under contract (new pending sales) increased by 30.9% (2012 saw a n increase of 38.6%).

Both median and average sales prices were up (year to year) by 26.2% and 16.1% respectively (2012 numbers were 18.5% and 14.7%).  Very significant gains that may explain why the reduced volume of sales for this year as townhouses and condos become less affordable.

Inventory decreased by 11.1% as compared to 2012’s decrease of 24.4%. While the supply of inventory dropped to 8.8 months as compared to 9.6 months for 2012.  Still in a buyer’s market for Saint Lucie County townhouses and condos.
