August 2015 Monthly Market Detail Martin County Townhouses and Condos

August 2015 Monthly Market Detail Martin County Townhouses and Condos showed weaker activity from last year as well as last month.  Year to year closed sales were down by 14.4% (was down by 11% in July) and new sales under contract (new pending sales) were down by 17.5% from August 2014 (decreased by 10% in July).

The median sales price was up by 33.2% (was up by 14.5% in July) while the average sales price increased by 22% (was up by 15.8% in July) as compared to August of 2014.  With so liitle inventory, pressure is high for increasing prices in Martin County.

The inventory of available townhouses and condos has decreased by 37 units to 337 properties from last month, this is 34.6% less inventory than was available in August of 2014.  For August there was a 3.1 month supply of inventory (a 39.9% decrease from last year).  Continuing as a very strong sellers market for townhouses and condos in Martin County.  I am hoping with the increase in prices, many potential sellers will enter the market and bring inventory levels up.

August 2015 Monthly Market Detail Martin County Single Family Homes

The August 2015 Monthly Market Detail Martin County Single Family Homes showed some signs of weakness when compared to last year.  Year to year closed sales were down by 8% (was up 13.7% in July). New pending sales decreased by 2.4% as compared to August of 2014 (decreased by 3.1% in July).

The median sales price was up by 9.6% from last year (up by 7.5% in July) while the average price increased by 10% (was up by 11.7% last month).  Even with decreasing sales, the current lack of inventory is exerting significant upward pressure on single family home prices in Martin County.

The inventory of available single family homes increased from July 2015 by 58 homes to 1003 units this month, and this is also a 22.1% decrease from last August.  Current supply of homes is 4.3 months, for July of this year it was a 4.5 months supply. (This is a 33% decrease from last year). The Martin County single family real estate market remains a strong sellers market.  We are approaching our slower selling season for the upcoming holidays.  It will be interesting to see if we can get any increase in inventory of available homes to sell.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  We are down to only 2 active listings in the Hobe Sound.  Never before so low in modern times.  Yet, the sales and pending activity continue to be quite robust for the available units.

The current absorption rate is .67 months (Last month it was 3 months).  A first for us as I have never seen an absorption rate under one month in Martin County.  The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that August not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The August 2014 numbers were: 18 active listings, 1 pending sales and 2 closed sales.  Amazing that the activity is so much better this year with almost no inventory to speak of.

 The Jensen Beach FL 34957 Condo Market Report August 2015 remains a small sector as far as condos in Martin County and making meaningful comparisons with such small numbers can be problematic.  Inventory levels are now at historic lows and unless we get some more condos on the market, I suspect this will be a quiet fall and early winter for the Jensen Beach condo market.

The one month absorption rate for the August 2015, Jensen Beach Florida Market Report ZIP Code 34957 plunged to 4.4  months (from 8.3 months in July), back into a sellers’ market after after a one month buyers’ market.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The August 2014 numbers were: 26 active listings, 16 pending sales and 3 condos closed.  Better closed numbers for this year, though pending sales were better last year.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  Last month’s rebound in the inventory was wiped out in August.  So we’re back to small numbers of available condos, though that didn;t do very much for the number of closed sales which was off for the month.

The current absorption rate for condos in the 34990 zip code area jumped to 13 months (was 10 months in August).   Now a strong buyer’s market. A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The August 2014 numbers were: 60 active listings, 4 pending sales and 4 closed sales.   Very similar activity levels as compared to last year with the exception of double the number of pending sales this year.

The residential real estate market for the 34994 ZIP code area of the Stuart, Florida slowed a bit from the torrid pace of last month.  Though it’s still an active market.  The most troubling statistic is the sharp drop in inventory.

The one month absorption rate for the 34994 zip code for August increased to 5.8 months from last months 3.9 months, just about back into a balanced market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The August 2014 numbers were 67 Active Listings, 39 pending sales and 10 closed sales.   Considerably more listings and pending sales last year.

There is one home under contract.  The list price was $309,900 which is equal to $125.11 per sq. ft. of living area.  And, this home was on the market for 66 days before going under contract.  This is a bank owned home.

In the past 12 months, there have been 6 sales in South Fork Estates.  Sales prices ranged from $310,000 to $490,000.  The average sales price was $383,766 which works out to a per square foot of living area price of $161.40.   These homes were on the market for an average of 51 days before going under contract and sold at 96% of the listing price.

July 2015 Monthly Market Detail Martin County Townhouses and Condos showed weaker activity from last year as well as last month.  Year to year closed sales were down by 11% (was up by 36.1% in June) and new sales under contract (new pending sales) were down by 10% from July 2014 (decreased by 9.6% in June).

The median sales price was up by 14.5% (was up by 38.0% in June) while the average sales price increased by 15.8% (was up by 42.2% in June) as compared to July of 2014.  Continuing a fairly roller coaster ride of prices this year.

The inventory of available townhouses and condos has decreased by 28 units to 374 properties from last month, this is 30% less inventory than was available in July of 2014.  For July there was a 3.4 month supply of inventory (a 36.9% decrease from last year).  A very strong sellers market for townhouses and condos in Martin County.  Buyers are in need of additional inventory for their potential purchases.

As of this time there are 4 homes under contract which haven’t closed to date.  List prices for these homes ranged from $124,900 to $254,900 for an average of $189,925 which is $58.48 per sq. ft. of living area.

In the past 12 months 19 homes have sold in Pipers Landing.  The sales prices ranged from a low of $20,000 up to $825,000.  The average sales price was $363,142 or $80.12 per sq. ft. of living area.  These sold listings averaged 125 days on the market before going under contract and sold at an average of 79% of the list price.

The July 2015 Monthly Market Detail Martin County Single Family Homes continues with good positive gains though not quite as strong as last month.  Year to year closed sales were up by 13.7% (was up 28.8% in June). New pending sales decreased by 3.1% as compared to July of 2014 (increased by 2.1% in June).

The median sales price was up by 7.5% from last year (down by 5.4% in June) while the average price increased by 11.7% (was up by .05% last month).  Back into positive numbers after a little hiccup last month.

The inventory of available single family homes increased from June 2015 by 23 homes to 1061 units this month, but this is still a 18% decrease from last July.  Current supply of homes remained at 4.5 months, the same as June’s 4.5 months supply. (A 31.2% decrease from last year). The Martin County single family real estate market remains a strong sellers market. The small increase in inventory for this month is a welcome sign.

There are 7 homes currently for sale in the Tres Belle subdivision of Stuart FL.  Listing prices are from $579,900 to $1,067,183 for an average list price of $774,840 and works out to $201.60 per sq. ft. of living area.  A number of these homes are new construction from Kolter Homes.  Those interested, please ask about our new home buyer rebate program.

There are currently 2 homes under contract with list prices of $550,0000 and $649,900 for an average list price for these pending sales of $599,950 or $171.46 per sq. ft. of living area.

21 homes have sold in the past 12 months.  Ranging in sales price from $480,000 to $765,714.  The average sales price was $615,657 which comes out to $183.52 per sq. ft. of living area.  These homes sold on average of 122 days on market days with sales prices at 98% of list price.

The July 2014 numbers were: 17 active listings, 4 pending sales and 2 closed sales.  Better closed activity last year, but we still have more pending sales this year.

 The Jensen Beach FL 34957 Condo Market Report July 2015 remains a small sector as far as condos in Martin County and making meaningful comparisons with such small numbers can be problematic.  Activity has been dropping in the Jensen Beach condo market.  Some of this decrease is due to the very low inventory levels we presently have and the rest due to the fact that summer is a slow season for our condo market.

The one month absorption rate for the July 2015, Jensen Beach Florida Market Report ZIP Code 34957 rose to 8.3  months (from 6.2 months in June), back into a buyer’s market after many, many months of being a seller’s market.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The July 2014 numbers were: 30 active listings, 13 pending sales and 1 condos closed.  Slightly better closed numbers this year.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  It’s good to see a rebound in the inventory, though unfortunately both closed and pending sales were off this month.  Not unexpected as the condo market often slows down during the summer season.

The current absorption rate for condos in the 34990 zip code area declined to 10 months (was 6.4 months in August).   Back into a buyer’s market after last month’s balanced market. A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The July 2014 numbers were: 59 active listings, 6 pending sales and 1 closed sales.   Even though July was slower than June, it is still much better activity than for last July.

The one month absorption rate for the 34994 zip code for July decreased to 3.9 months from last months 4.6 months, a very strong sellers market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The July 2014 numbers were 73 Active Listings, 34 pending sales and 15 closed sales.  Similar sales activity, though the reduced inventory may be an issue for volume of sales in the near future.
