The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  We remain with only 2 active listings in the Hobe Sound.  It’s pretty incredible that there is as much activity as there is.

The current absorption rate is 1 months (Last month it was .67 months).  This absorption rate should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The September 2014 numbers were: 19 active listings, 1 pending sales and 2 closed sales.  Considering there are only 2 active listings this year 1/9th of what was available last year and we still have similar activity is pretty amazing.

 The Jensen Beach FL 34957 Condo Market Report September 2015 remains a small sector as far as condos in Martin County and making meaningful comparisons with such small numbers can be problematic.  Activity remains remarkably strong in Jensen Beach condos even though the inventory is now very, very low.  As we head into the slower months (historically), I’m hoping to see some more product come on the market.

The one month absorption rate for the September 2015, Jensen Beach Florida Market Report ZIP Code 34957 dropped to 3.7  months (from 4.4 months in August), even a stronger sellers’ market than last month.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The September 2014 numbers were: 34 active listings, 8 pending sales and 10 condos closed.  Better closed numbers from last year, though pending sales are better this year.

The one month absorption rate for the 34994 zip code for September decreased to 4.8 months from last months 5.8 months, back into a sellers market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The September 2014 numbers were 62 Active Listings, 40 pending sales and 20 closed sales.   Better activity last year, but also with greater inventory.

August 2015 Monthly Market Detail Martin County Townhouses and Condos

August 2015 Monthly Market Detail Martin County Townhouses and Condos showed weaker activity from last year as well as last month.  Year to year closed sales were down by 14.4% (was down by 11% in July) and new sales under contract (new pending sales) were down by 17.5% from August 2014 (decreased by 10% in July).

The median sales price was up by 33.2% (was up by 14.5% in July) while the average sales price increased by 22% (was up by 15.8% in July) as compared to August of 2014.  With so liitle inventory, pressure is high for increasing prices in Martin County.

The inventory of available townhouses and condos has decreased by 37 units to 337 properties from last month, this is 34.6% less inventory than was available in August of 2014.  For August there was a 3.1 month supply of inventory (a 39.9% decrease from last year).  Continuing as a very strong sellers market for townhouses and condos in Martin County.  I am hoping with the increase in prices, many potential sellers will enter the market and bring inventory levels up.

August 2015 Monthly Market Detail Martin County Single Family Homes

The August 2015 Monthly Market Detail Martin County Single Family Homes showed some signs of weakness when compared to last year.  Year to year closed sales were down by 8% (was up 13.7% in July). New pending sales decreased by 2.4% as compared to August of 2014 (decreased by 3.1% in July).

The median sales price was up by 9.6% from last year (up by 7.5% in July) while the average price increased by 10% (was up by 11.7% last month).  Even with decreasing sales, the current lack of inventory is exerting significant upward pressure on single family home prices in Martin County.

The inventory of available single family homes increased from July 2015 by 58 homes to 1003 units this month, and this is also a 22.1% decrease from last August.  Current supply of homes is 4.3 months, for July of this year it was a 4.5 months supply. (This is a 33% decrease from last year). The Martin County single family real estate market remains a strong sellers market.  We are approaching our slower selling season for the upcoming holidays.  It will be interesting to see if we can get any increase in inventory of available homes to sell.

The current absorption rate is .67 months (Last month it was 3 months).  A first for us as I have never seen an absorption rate under one month in Martin County.  The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that August not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The August 2014 numbers were: 18 active listings, 1 pending sales and 2 closed sales.  Amazing that the activity is so much better this year with almost no inventory to speak of.

The one month absorption rate for the August 2015, Jensen Beach Florida Market Report ZIP Code 34957 plunged to 4.4  months (from 8.3 months in July), back into a sellers’ market after after a one month buyers’ market.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The August 2014 numbers were: 26 active listings, 16 pending sales and 3 condos closed.  Better closed numbers for this year, though pending sales were better last year.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  Last month’s rebound in the inventory was wiped out in August.  So we’re back to small numbers of available condos, though that didn;t do very much for the number of closed sales which was off for the month.

The current absorption rate for condos in the 34990 zip code area jumped to 13 months (was 10 months in August).   Now a strong buyer’s market. A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The August 2014 numbers were: 60 active listings, 4 pending sales and 4 closed sales.   Very similar activity levels as compared to last year with the exception of double the number of pending sales this year.

The residential real estate market for the 34994 ZIP code area of the Stuart, Florida slowed a bit from the torrid pace of last month.  Though it’s still an active market.  The most troubling statistic is the sharp drop in inventory.

The one month absorption rate for the 34994 zip code for August increased to 5.8 months from last months 3.9 months, just about back into a balanced market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The August 2014 numbers were 67 Active Listings, 39 pending sales and 10 closed sales.   Considerably more listings and pending sales last year.

July 2015 Monthly Market Detail Martin County Townhouses and Condos

July 2015 Monthly Market Detail Martin County Townhouses and Condos showed weaker activity from last year as well as last month.  Year to year closed sales were down by 11% (was up by 36.1% in June) and new sales under contract (new pending sales) were down by 10% from July 2014 (decreased by 9.6% in June).

The median sales price was up by 14.5% (was up by 38.0% in June) while the average sales price increased by 15.8% (was up by 42.2% in June) as compared to July of 2014.  Continuing a fairly roller coaster ride of prices this year.

The inventory of available townhouses and condos has decreased by 28 units to 374 properties from last month, this is 30% less inventory than was available in July of 2014.  For July there was a 3.4 month supply of inventory (a 36.9% decrease from last year).  A very strong sellers market for townhouses and condos in Martin County.  Buyers are in need of additional inventory for their potential purchases.
