Currently in February, there is no homes on the market in Hunters Creek in Palm City, FL.

There is one home currently under contract (pending sale).  This home was listed for $379,900 which is $147.99 per sq. ft. of living area.  It went under contract 6 days after it was listed.

 As of Feb 2016, there is only one home on the market in the Foxwood equestrian community in Stuart, FL.  The list price is $550,000 which is $175.22 per sq. ft. of living area.

There is one home under contract which has not completed the sales process. The listing price is $369,900 or $109.80 per sq. ft. of living area.  This home was on the market for 134 days prior to going under contract.

In the past 12 months there were 4 sales in this western Stuart community.  Sales prices ranged from $415,000 to $525,000 for an average of $477,500 which equals $155.66 per sq. ft. of living area.  These sales averaged a 94% list to sales ratio and an average of 110 days on the market.

Foxwood is located just west of I-95 on Pratt and Whitney road in Western Stuart Florida.  It consists of 109 home sites that are all 2 acres or larger.  Horses are permitted with a zoning of one horse per acre.   Foxwood was designed with Florida’s natural environment in mind.  Every Foxwood home is custom built with the residents encouraged to keep some natural habitat in place.  Recently, a rare Florida Panther was seen going through Foxwood.

“For Martin County, Florida Realtors® reported that the number of closed home sales in December
improved 13.81 % from December, but dropped 9.6% year-over-year. Pricing, however, continued to
appreciate compared to last year with our median sale price for December increasing 5.3% to $300,000, and our average sale price advancing upward by 18.4% to $484,702. Meanwhile, inventory continued to remain low, keeping our monthly supply at 4.9 months and median days on market at 38 days. ‘Tis the season for sellers – prices are up, inventory is down, and higher end homes are selling! If you wish to list your home, be sure to use your local REAL TOR®.”

December 2015 Monthly Market Detail Martin County Townhouses and Condos

December 2015 Monthly Market Detail Martin County Townhouses and Condos  showed a somewhat slight improvement after two slower months of sales activity.  Closed sales were up by 1.8% (was down by 18.7% in November) and new sales under contract (new pending sales) were down by 23.9% from December 2014 (decreased by 5.7% in November).  The decrease in pending sales is a bit troubling for future months.

Even though the sales volume is off, prices continue to rise and very strong rates.  The median sales price was up by 27.1% (was up by 18.4% in November) while the average sales price increased by 9.2% (was up by 38.2% in November) as compared to December of 2014.

The inventory of available townhouses and condos has increased by 13 units to 411 properties from last month.  The second month of increased inventory, though this is still 19.3% below the December 2014 inventory.  Currently, there’s a 3.8 month supply of inventory (a 19.3% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.  The reduced inventory along with the strong demand continues to impact prices in Martin County.

December 2015 Monthly Market Detail Martin County Single Family Homes

The December 2015 Monthly Market Detail Martin County Single Family Homes ended the year with weaker sales volume than last year, while prices continue to rise.  Year to year closed sales were down by 9.6% (was up 6.5% in November). New pending sales decreased by 10.6% as compared to December of 2014 (Increased by 4.9% in November).

Prices continue their upward march.  The median sales price was up by 5.3% from last year (up by 13.0% in November) while the average price increased by 18.4% (was up by 30.6% last month).  A little slower rate of appreciation as compared to last month, but still very strong growth in values.

The inventory of available single family homes increased from last month by 12 homes to 1141 units this month, and this inventory is 11.2% less than last December.  Current supply of homes is 4.9 months, for November of this year it was a 4.8 months supply. (This is a 21.0% decrease from last year).  Continuing as a strong sellers market.  The reduced inventory is the current cause of the slower sales volume.  Hopefully, with the increase in values there will be some increasing inventory in the months ahead.

For January of 2016 there are two active listings on the market in the Archipelago of Sewalls Point.  Listing prices are $1,550,000 and $2,175,000 for an average list price of $1,966,666 or $517.56 per sq. ft.

There is one home currently under contract. It was listed for $979,000 or $289.05 per sq. ft. and was on the market for 3 days prior to this offer being accepted.

In the past 12 months, there have been no homes sold in the Archipelago of Sewalls Point. The last sale was over a year and a half ago on 4/30/2014 which was a $735,000 sale price.

In the past 12 months, 6 homes have sold in Lake Tuscany ranging in sales price from $335,000 to $460,000 for an average sales price of $381,416 which equals $126.35 per sq. ft. of living area.  These homes took an average of 86 days on market to go under contract and sold at 97% of list price.

As of January 2016 there are two condos available for sale in Portofino.  These two are listed for $84,900 and $150,000 for an average list price of $117,450 which equals $124.09 per sq. ft. of living area.

There are no condos pending at this time.

In the past 12 months, 7 Portofino condos have sold, ranging in sales price from $61,500 to $135,000 for an average sales price of $92,364 which equals a price per sq. ft. of $90.63.  The average days on market was 13 and the average list to sales price ratio was 95%.

Portofino condos remain in high demand and sales prices continue to rise.  Many of the units continue to be controlled by the former developer who has not released them for sale and continues to run a rental program.

The current absorption rate is 4 months (Unchanged from last month).  This absorption rate should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The December 2014 numbers were: 13 active listings, 6 pending sales and 5 closed sales.  Much better activity last year with considerably more inventory to work with.

The one month absorption rate for the December 2015, Jensen Beach Florida Market Report ZIP Code 34957 plunged to 5.3  months (from  18 months in November), bringing this segment of the Martin County condo market back into a sellers market again, after one month as a buyers market.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The December 2014 numbers were: 44 active listings, 15 pending sales and 5 condos closed.  Very similar numbers when compared to last year’s activity.

The December 2014 numbers were: 61 active listings, 6 pending sales and 6 closed sales.   Somewhat better activity last year, but only marginal.  If the lower inventory is considered there’s a better percentage of activity this year.

The residential real estate market for the 34994 ZIP code area of the Stuart, Florida showed little changes from the previous month.  Sales were unchanged while both pending sales and active inventory both dropped slightly.

The one month absorption rate for the 34994 zip code for December decreased to 4.9 months from last months 5.1 months.  Still a sellers market for the 34994 zip code area of Stuart, FL.

The December 2014 numbers were 89 Active Listings, 24 pending sales and 12 closed sales.   Considerably less inventory for 2015 as compared to last year.  Though sales are still equal to 2014.

There are currently 5 homes actively listed in Copperleaf in Palm City, Florida.  List prices range from a low of $349,900 to a high of $1,095,000.  The average list price is $699,260 which equals $213.58 per square foot of living area.

There are two homes under contract awaiting closing.  The list prices are $284,900 and $327,000 which averages to a $305,950 list price and $149.05 per square foot of living area. These homes averaged 52 days on market before accepting these offers.

In the past 12 months, 19 homes have sold in Copperleaf with an average sales price of $425,231 at $140.32 per square foot of living area and at 96% list to sales price ratio.  The lowest sales price was $270,000 while the highest was $1,050,000.  These sales averaged at 96% of the last list price and were under contract in an average of 61 days.

Copperleaf in Palm City FL was first developed by Centex Homes with the first homes constructed and sold in 2007.  New construction continues to the present now under the name of Pulte Homes.  As of this writing there are 123 homes in Copperleaf.  Though, construction continues with room for considerably more homes.

Home sizes range from estate size homes on over ½ an acre with more than 6,000 sq. ft. of living area down to smaller 3 bedroom, 2 bath homes with 2 car (or more) garages of 1,705 sq. ft.  Copperleaf is conveniently located close to both Florida’s Turnpike and I-95 yet just minutes to shopping, restaurants and the well-respected schools that Martin County has to offer.  Only a few more minutes and you can be on the beach or launch your boat at one of the many boat ramps in the area.

Copperleaf offers is a gated community with a manned gate by the beautiful entrance.  There’s a clubhouse with exercise facilities, two tennis courts, a community pool and a playground for the little ones.  As of this writing, the Home Owner’s Association fees are $233 per month.  These fees cover Basic Cable TV, Manager, Recreational Facilities, Reserve Fund, Security and Trash pickup.

The median sale price for single family homes is up 13% compared to last November, according to Florida Realtors®, and our months’ supply of inventory is down 21.5% to 4.8 months. November 2015 Monthly Market Detail Martin County Townhouses and Condos

November 2015 Monthly Market Detail Martin County Townhouses and Condos  is showing weaker closed activity year to year for the second month in a row.  Closed sales were down by 18.7% (was down by 5.7% in October) and new sales under contract (new pending sales) were down by 5.7% from November 2014 (decreased by 12.9% in October).

Even though the sales volume is off, prices continue to rise and very strong rates.  The median sales price was up by 18.4% (was up by 4.0% in October) while the average sales price increased by 38.2% (was down by 2.2% in October) as compared to November of 2014.

The inventory of available townhouses and condos has increased by 25 units to 398 properties from last month.  It’s good to see some increased inventory, though this is still 20.3% below the November 2014 inventory.  Currently, there’s a 3.7 month supply of inventory (a 20.3% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.  We are heading into the slower season for condo sales and I expect to see a little more weakening for our market until after the holidays.

November 2015 Monthly Market Detail Martin County Single Family Homes

The November 2015 Monthly Market Detail Martin County Single Family Homes continues to show improvement both annually and monthly.  Year to year closed sales were up by 6.5% (was up 13.4% in October). New pending sales increased by 4.9% as compared to November of 2014 (decreased by 19% in October).

Prices continue their upward march.  The median sales price was up by 13.0% from last year (up by 15.6% in October) while the average price increased by 30.6% (was up by 12.3% last month).  This very strong price trend is a bit troubling as it seems to be at much to high of a pace to be sustainable for the long run.  I expect some moderation of these increases in the near future.

The inventory of available single family homes decreased from last month by 33 homes to 1129 units this month, and this is inventory is 10.4% less than last November.  Current supply of homes is 4.8 months, for October of this year it was a 4.9 months supply. (This is a 21.5% decrease from last year). The Martin County single family real estate market remains in a sellers market.  I was hoping for another month of increasing inventory, but this hasn’t happened.  Possibly for December and/or January we’ll have some additional homes for sale.
