The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Sales and pending sales are doing well and the inventory is returning to more normal levels from last year’s extremely low numbers.

The absorption rate for Hobe Sound condos decreased to 3.8 months for April (was 4.0 in March).  A sellers’ market for Hobe Sound condos. Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The April 2016 numbers were: 5 active listings, 6 pending sales and 4 closed sales.  Activity seems to be improving here but it’s very difficult to make meaningful comparisons with such low numbers of sales and inventory, though this segment appears to be returning to more normal volume.

 The Jensen Beach FL 34957 Condo Market Report for April continued with a very strong increase in sales activity.  I don’t expect this volume to continue into the early summer.

The one month absorption rate for the April 2017, Jensen Beach Florida Market Report ZIP Code 34957 dropped to 3.3 months (from 5.2 months in March), now a very strong seller’s market.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The April 2016 numbers were: 113 active listings, 72 pending sales and 37 condos closed.  We had a change in reporting data collection methods and are now including all condos in the 34957 zip code which increases the sampling data base, so the comparisons from last year are not valid at present.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  For April of 2017 closed sales increased and pending sales remained close to last month while the inventory decreased.

The current absorption rate for condos in the 34990 zip code area dropped to 10.8 months (was 23.8 months in April). Still a buyers’ market for Palm City condominiums, but trending towards a more balanced market.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The April 2016 numbers were: 65 active listings, 12 pending sales and 8 closed sales.   Very similar closed activity and less pending activity this year but with a larger inventory.

There are currently 3 homes for sale in Legacy Cove in Stuart, FL.  Listing prices range from $389,900 to $439,000 for an average listing price of $411,297 or a price per square foot of living area of $174.24.

There is one home currently under contract awaiting settlement.  The list price is $404,900 or $157.12 per sq. ft. of living area.  This home was on the market for 23 days prior to going under contract.

Martin County Townhouses and Condos March 2017 Market Detail

Martin County Townhouses and Condos Market Detail for March 2017 had a bit slower closed sales for the month as compared to last year, while new pending activity looks good.  Closed sales for the month were down by 2.5% (was up by 1.0% in February) while new sales under contract (new pending sales) were up by 8.8% from March 2016 (decreased by 6.8% in February).

Prices were down again for March as the median sales price decreased by 13.0% (was down by 2.2% in February) while the average sales price decreased by 19.6% (was down by 14.4% in February) as compared to March of 2016.  Not totally unexpected with the rapid rise of prices for the past three years as there may be a small correction taking place.  Though this market is till active.

The inventory of available townhouses and condos decreased by 26 units to 445 properties as compared to last month.  This is 12.9% greater than the March 2016 inventory.  Currently, there’s a 4.7 month supply of inventory (a 17.5% increase from last year which was 4.0 months).  Still a sellers market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Detail for March 2017 continues to show gains from last year though not quite as robust as last month’s gains.  Closed sales were up by 11.3% (was up by 17.8% in February). New pending sales decreased by 3.3% as compared to March of 2016 (Increased by 10.0% in February).

Prices continued to increase with the median sales price up by 8.7% from last year (up by 10.2% in February) while the average price increased by 8.0% (was up by 23.9% last month).

The inventory of available single family homes decreased from last month by 47 homes to 1,094 units for March,  this is 1.5% greater than last March.  Current supply of homes is 5.5 months, for March of last year it was a 5.2 months supply. (This is a 5.8% increase from last year).  Still a sellers market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Sewalls Landing is located at the northern tip of Sewalls Point, FL in Martin County.  Officially it is in Jensen Beach, but many residents of Sewalls landing consider themselves part of Sewalls Point.   Just across the street from the Dolphin Bar and Grill and within walking distance of marinas, boat ramps, Indian Riverside Park and much, much more.

Martin County Townhouses and Condos Market Detail for February 2017 continued with good closed activity and weaker future activity with reduced pending sales.  Closed sales for the month were up by 1.0% (was up by 28.6% in January) while new sales under contract (new pending sales) were down by 6.8% from February 2016 (decreased by 15.6% in January).

Prices were down again for February as the median sales price decreased by 2.2% (was down by 15.6% in January) while the average sales price decreased by 14.4% (was down by 17.2% in January) as compared to February of 2016.  Not totally unexpected with the rapid rise of prices for the past three years as there may be a small correction taking place.  Though this market is till active.

The inventory of available townhouses and condos decreased by 14 units to 471 properties as compared to last month.  This is 16.0% greater than the February 2016 inventory.  Currently, there’s a 5.0 month supply of inventory (a 22.0% increase from last year which was 4.1 months).  Still a sellers market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Detail for February 2017 regained momentum with a strong month.  Closed sales were up by 17.8% (was down by 24.0% in January). New pending sales decreased by 10.0% as compared to February of 2016 (Increased by 9.4% in January).

Prices continued to increase with the median sales price up by 10.2% from last year (up by 4.1% in January) while the average price increased by 23.9% (was down by 2.7% last month).

The inventory of available single family homes increased from last month by 10 homes to 1,141 units for February,  this is 7.8% greater than last February.  Current supply of homes is 5.8 months, for February of last year it was a 5.1 months supply. (This is a 13.7% increase from last year).  Drifting closer to a balanced market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Sales dropped to a more normal level this month while pending activity rose nicely on unchanged inventory.

The absorption rate for Hobe Sound condos was 6.5 months for February (was 0.9 in January).  A balanced market. Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The February 2016 numbers were: 9 active listings, 5 pending sales and 0 closed sales.  It’s very difficult to make meaningful comparisons with such low numbers of sales and inventory, though this segment appears to be returning to more normal volume.

The one month absorption rate for the February 2017, Jensen Beach Florida Market Report ZIP Code 34957 declined to 7.7 months (from 8.25 months in January), still a buyers’ market, but trending towards a balanced market.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The February 2016 numbers were: 26 active listings, 18 pending sales and 11 condos closed.  We had a change in reporting data collection methods and are now including all condos in the 34957 zip code which increases the sampling data base, so the comparisons from last year are not valid at present.

The current absorption rate for condos in the 34990 zip code area decreased to 15.3 months (was 18.5 months in February). Still a buyers’ market for Palm City condominiums but trending in the right direction.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The February 2016 numbers were: 65 active listings, 15 pending sales and 6 closed sales.   Similar activity this year but with a much larger inventory.
