The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  For January the market activity showed some positive gains with a nice increase in closed sales.  Unfortunately, pending sales were down which may indicate fewer closed sales in the coming months.

The current absorption rate for condos in the 34990 zip code area dropped to 6.8 months (was 10.1 months in July).  Into a balanced market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The January 2017 numbers were: 91 active listings, 8 pending sales, and 5 closed sales.  Considerably better activity this year with a higher inventory of available condos for sale.

 As of February 2018, there are 2 homes on the market in the Foxwood equestrian community in Stuart, FL.  List prices are $419,900 and $549,900 for an average list price of $484,900 which works out to $206.86 per sq. ft. of living area.

There is 1 home under contract at this time.  It was listed for $624,900 or $226.91 per sq. ft. of living area.  This home was on the market for 56 days before going under contract.

In the past 12 months there were a total of 7 sales in this sought after Stuart community.  Sales prices ranged from $285,000 to $445,000 for an average of $$372,843 which equals $150.14 per sq. ft. of living area.  These sales averaged a sales price of 97% of the last list price and took an average of 73 days on the market before going under contract.

The North River Shores February 2018 Market Report for Stuart Florida:

There are currently 8 active listings in North River Shores.  List prices range from $319,000 up to $1,300,000.  The average list price is $720,238 based on $297.49 per square foot of living area.

6 homes are under contract (pending sales). List prices were from $280,000 up to $875,000 for an average of $490,615 which equates to a $204.84 price per sq. ft. of living area.  These homes averaged 105 days on the market before going under contract.

In the past 12 months, 23 homes have sold in North River Shores at an average sales price of $509,830 or at $228.25 per square foot of living area. Sales prices ranged from a low of $180,000 up to $1,850,000 and sales averaged 95% of the list price.  These homes were on the market for an average of 101 days prior to accepting the offers that lead to the sale.

Martin County Townhouses and Condos December 2017 Market Report showed continued better activity when compared to last December.  Closed sales for the month were up by 19.7% (was up by 10.4% in November) while new sales under contract (new pending sales) were up by 1.3% from December 2016 (increased by 2.4% in November).

Prices, also, were up for December as the median sales price increased by 15.4% (was up by 7.1% in November) while the average sales price increased by a whopping 41.9% (was up by 10.5% in November) as compared to December of 2016.  Improved results from last month as well as last year.

The inventory of available townhouses and condos increased by 8 units to 396 properties as compared to last month.  This is 7.3% less than the December 2016 inventory.  Currently, there’s a 4.0 month supply of inventory (compared to 4.6 months for December 2016).  Still a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes December 2017 Market Report had weaker closed sales for December but a very strong number of new pending sales.  Closed sales were down by 7.2% (was up by 11.9% in November).  While new pending sales increased by 23.1% as compared to December of 2016 (Decreased by 4.7% in November).

Prices were mixed with the median sales price up by 8.8% from last year (up by 13.1% in November) while the average price decreased by 0.6% (was down by 4.3% last month).

The inventory of available single family homes decreased from last month by 61 homes to 925 units for December,  this is  7.1% less than last December.  The current supply of homes is 4.5 months, for December of last year it was also 5.0 months supply.  A strong seller’s market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The current absorption rate for condos in the 34990 zip code area dropped to 10.1 months (was 21.25 months in July).  Still a buyer’s market for Palm City condominiums but trending in the right direction.  A balanced market is considered to be an absorption rate of around 6 to 7 months. (A good percentage of the difficult buyer’s market is a result of two equity golf club communities which are having some difficulty with the volume of sales.)
The December 2016 numbers were: 86 active listings, 8 pending sales and 4 closed sales.   Better activity for this year with a higher inventory of available condos for sale.

Martin County Townhouses and Condos November 2017 Market Report showed strong activity for the month.  Closed sales for the month were up by 10.4% (was up by 60.8% in October) while new sales under contract (new pending sales) were up by 2.4% from November 2016 (increased by 45.9% in October).

Prices, also, were up for November as the median sales price increased by 7.1% (was up by 18.6% in October) while the average sales price increased by 10.5% (was up by 33.6% in October) as compared to November of 2016.  Improved results from last month as well as last year.

The inventory of available townhouses and condos increased by 23 units to 388 properties as compared to last month.  This is 8.1% less than the November 2016 inventory.  Currently, there’s a 4.0 month supply of inventory (compared to 4.4 months for November 2016).  Still a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes November 2017 Market Report showed better activity after two months of weaker results.  The weaker activity may have been hurricane related.  Closed sales were up by 11.9% (was down by 5.1% in October).  While new pending sales decreased by 4.7% as compared to November of 2016 (Decreased by 11.7% in October).

Prices were mixed with the median sales price up by 13.1% from last year (up by 10.2% in October) while the average price decreased by 4.3% (was up by 21.8% last month).

The inventory of available single family homes decreased from last month by 13 homes to 986 units for November,  this is  4.1% less than last November.  The current supply of homes is 4.8 months, for November of last year it was also 5.2 months supply.  Still a seller’s market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
