The Martin County Single Family Homes April 2018 Market Report showed mixed sales reports as compared to last April. Closed sales were down by 1.9% (was up by 0.4% in March). While new pending sales increased by 2.3% as compared to April 2017 (Decreased by 7.4% in March).
Prices, however, continue to go up and pretty dramatically for April. The median sales price up by 12.5% from last year (up by 3.8% in March) while the average price increased by 34.9% (was up by 4.5% last month).
The inventory of available single-family homes increased from last month by 50 homes to 991 units for April, this is 5.2% less than last April. The current supply of homes is 4.9 months, for April of last year, it was a 5.2 months supply. We’re still in a seller’s market for Martin County single-family home sales. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
