The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  The inventory of available condos has once again reached very small levels and this will impact future condo market activity in Hobe Sound.  Yet, even with such little inventory, these condos are moving off the market quite fast.

The absorption rate for Hobe Sound condos was 2.3 months for September as compared to 1.0 months in August).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. The current absorption rate for condos in the 34990 zip code area jumped to 13.8 months (was 10.9 months in September).  Still a buyer’s market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.

Martin County Townhouses and Condos August 2018 Market Report showed weaker sales activity when compared to August of 2017.  Closed sales for the month were down by 24.1% (was down by 7.0% in July) while new sales under contract (new pending sales) were down by 7.8% from August 2017 (decreased by 16.5 in July).

Prices, however, continue to rise significantly.  The median sales price increased by 13.3% (was up by 27.5% in July) while the average sales price increased by 24.0% (was up by 34.8% in July) as compared to August of 2017.

The inventory of available townhouses and condos decreased by 20 units to 299 properties as compared to last month.  This is 14.8% less inventory then the August 2017 data.  Currently, there’s a 3.0 month supply of inventory (compared to 3.7 months for August 2017).  Remaining in a strong seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes August 2018 Market Report

The Martin County Single Family Homes August 2018 Market Report had another month of weaker sales when compared to August 2017.  The only positive note was an increase in new pending sales.  (But this is still a very active market.)  Closed sales were down by 15.8% (was down by 1.4% in July).  While new pending sales increased by 8.2% as compared to August 2017 (Decreased by 13.0% in July).

Prices were mixed for August.  The median sales price was down by 1.4% from last year (up by 4.2% in July) while the average sales price increased by 2.2% (was down by 4.5% last month).

The inventory of available single-family homes decreased from last month by 17 homes to 900 units for August,  this is 12.0% less than last August.  The current supply of homes is 4.5 months, for August of last year, it was a 4.9 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos July 2018 Market Report showed weaker sales activity when compared to July of 2017.  Closed sales for the month were down by 7.0% (were up by 29.5% in June) while new sales under contract (new pending sales) were down by 16.5% from July 2017 (decreased by 15.9 in June).

Prices, however, rose significantly.  The median sales price increased by 27.5% (was up by 0.3% in June) while the average sales price increased by 34.8% (was down by 0.9% in June) as compared to July of 2017.

The inventory of available townhouses and condos decreased by 40 units to 319 properties as compared to last month.  This is 24.0% less inventory then the July 2017 data.  Currently, there’s a 3.1 month supply of inventory (compared to 4.5 months for July 2017).  Remaining in a strong seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

A unique private community in Stuart, Florida built before the land was so expensive that homes had to be placed on top of each other.  All homes in South Fork Estates are on 1/2 acre or larger lots, many with serene views of two large lakes located within this community.  Those homes not on the lakes have private preserve views of the Atlantic Ridge.There are 114 homes in South Fork Estates.  Homes were built from 1992 through as late as 2011.  The majority of the homes were built between 1998 through 2005.  Most homes are either 3 or 4 bedrooms with 2 and 3 car garages, ranging in size from around 2,000 sq. ft. of living area to over 3,500.  There are still a few residential lots that are vacant awaiting a home.

This is a close-knit community with a playground as well as a boat and RV storage area.  Low Homeowners’ association fees of under $50 per month at the time of this writing.

Children living in South Fork Estates attend Crystal Lake Elementary, David L Anderson Middle, and South Fork High Schools.

Located just off Cove Rd. and Kanner Highways, this community is just minutes from I-95 for commuters.  Shopping and medical facilities are also close by.  And, there are numerous choices for boating access also only a short ride away.

One of the hidden gems of the Stuart area, South Fork Estates id a great community to call home.

The Martin County Single Family Homes July 2018 Market Report had another month of weaker sales when compared to July 2017.  Closed sales were down by 1.4% (was down by 7.3% in June).  While new pending sales decreased by 13.0% as compared to July 2017 (Decreased by 19.6% in June).

Prices were mixed for July.  The median sales price was up by 4.2% from last year (up by 3.4% in June) while the average sales price decreased by 4.5% (was up by 11.8% last month).

The inventory of available single-family homes decreased from last month by 21 homes to 917 units for July,  this is 14.1% less than last July.  The current supply of homes is 4.6 months, for July of last year, it was a 5.3 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

There are 3 homes currently for sale in the Tres Belle subdivision of Stuart FL.  Listing prices are from $709,888 to $769,800 for an average list price of $738,129 which works out to $202.38 per sq. ft. of living area.

There is one home under contract.  The list price was $699,500 or $228.82.  This home was on the market for 186 days prior to going under contract.

Eight homes have sold in the past 12 months.  Sales prices ranged from $620,000 up to $774,000.  The average sales price was $699,813 which comes out to $209.52 per sq. ft. of living area.  These homes sold on average of 74 days with sales prices at 98% of list price.

The North River Shores August 2018 Market Report for Stuart Florida:

There are currently 11 active listings in North River Shores.  List prices range from $239,000 up to $1,250,000.  The average list price is $648,382 which equals $250.22 per square foot of living area.

2 homes are under contract (pending sales). List prices were $339,000 and $362,500 for an average list price of $350,750 which equates to a $191.95 price per sq. ft. of living area.  These homes averaged 33 days on the market before going under contract.

In the past 12 months, 21 homes have sold in North River Shores at an average sales price of $511,983 or at $229.61 per square foot of living area. Sales prices ranged from a low of $180,000 up to $900,000 and sales averaged 94% of the list price.  These homes were on the market for an average of 108 days prior to accepting the offers that lead to the sale.

About North River Shores in Stuart FL:

The area north of the Roosevelt Bridge to Britt Road and west of US 1 is sometimes loosely referred to as “North River Shores.” However, North River Shores and its companion neighborhoods of Cocoanut Point and North River Forest are distinct subdivisions as recorded in Martin County records.
