The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  The inventory of available condos has once again reached very small levels and this will impact future condo market activity in Hobe Sound.  Yet, even with such little inventory, these condos are moving off the market quite fast.

The absorption rate for Hobe Sound condos was 1.5 months for October as compared to 2.3 months in September).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The October 2017 numbers were: 13 active listings, 8 pending sales, and 1 closed sales.  Much better activity this year on a vastly smaller number of condos for sale.

The current absorption rate for condos in the 34990 zip code area decreased to 11.4 months (was 13.8 months in October).  Still a buyer’s market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The October 2017 numbers were: 75 active listings, 11 pending sales, and 2 closed sales.  Better sales activity this year but weaker pending sales activity.

Martin County Townhouses and Condos September 2018 Market Report showed weaker sales activity when compared to September of 2017.  Closed sales for the month were down by 24.1% (was down by 7.0% in August) while new sales under contract (new pending sales) were down by 7.8% from September 2017 (decreased by 16.5 in August).

Prices, however, continue to rise significantly.  The median sales price increased by 13.3% (was up by 27.5% in August) while the average sales price increased by 24.0% (was up by 34.8% in August) as compared to September of 2017.

The inventory of available townhouses and condos decreased by 20 units to 299 properties as compared to last month.  This is 14.8% less inventory then the September 2017 data.  Currently, there’s a 3.0 month supply of inventory (compared to 3.7 months for September 2017).  Remaining in a strong seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes September 2018 Market Report

The Martin County Single Family Homes September 2018 Market Report reported a very strong month for sales volume when compared to last year as well as the past few months.  Closed sales were up by 32.2% (was down by 15.8% in August).  While new pending sales increased by 54.3% as compared to September 2017 (Increased by 15.8% in August).

Prices, however, were down for September.  The median sales price was down by 6.5% from last year (down by 1.4% in August) while the average sales price decreased by 1.9% (was up by 2.2% last month).

The inventory of available single-family homes decreased from last month by 26 homes to 874 units for September,  this is 9.7% less than last September of 2017.  The current supply of homes is 4.3 months, for September of last year, it was a 4.7 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The inventory of available townhouses and condos decreased by 20 units to 299 properties as compared to last month.  This is 14.8% less inventory then the August 2017 data.  Currently, there’s a 3.0 month supply of inventory (compared to 3.7 months for August 2017).  Remaining in a strong seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes August 2018 Market Report had another month of weaker sales when compared to August 2017.  The only positive note was an increase in new pending sales.  (But this is still a very active market.)  Closed sales were down by 15.8% (was down by 1.4% in July).  While new pending sales increased by 8.2% as compared to August 2017 (Decreased by 13.0% in July).

Prices were mixed for August.  The median sales price was down by 1.4% from last year (up by 4.2% in July) while the average sales price increased by 2.2% (was down by 4.5% last month).

The inventory of available single-family homes decreased from last month by 17 homes to 900 units for August,  this is 12.0% less than last August.  The current supply of homes is 4.5 months, for August of last year, it was a 4.9 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  The inventory of available condos has once again reached very small levels and this will impact future condo market activity in Hobe Sound.  Yet, even with such little inventory, these condos are moving off the market quite fast.
