The February 2016 Monthly Market Detail Martin County Single Family Homes showing reduced volume of sales activity for February of 2016.  Year to year closed sales were down by 11.8% (was up 6.0% in January). New pending sales decreased by 3.3% as compared to February of 2015 (Decreased by 16% in January).

But prices continue to rise as the median sales price was up by 8.9% from last year (up by 18.2% in January) while the average price increased by 5.1% (was down by 18.2% last month).  As long as the inventory remains tight, prices will continue to rise.

The inventory of available single family homes decreased from last month by 113 homes to 1081 units for this month, and this is 5.0% less than last February.  Current supply of homes is 5.2 months, for February of last year it was a 5.9 months supply. (This is a 11.9% decrease from last year).  Continuing as a sellers market in Martin County.  Still a sellers market for Martin County single family home sales.

January 2016 Monthly Market Detail Martin County Single Family Homes

The January 2016 Monthly Market Detail Martin County Single Family Homes started 2016 with mixed results as compared to last year.  Year to year closed sales were up by 6.0% (was down 9.6% in December). New pending sales decreased by 16% as compared to January of 2015 (Decreased by 10.6% in December).

The median sales price was up by 18.2% from last year (up by 5.3% in December) while the average price decreased by 18.2% (was up by 18.4% last month).  I’m not sure how they came up with these results.

The inventory of available single family homes increased from last month by 53 homes to 1194 units this month, and this inventory is 9.1% less than last January.  Current supply of homes is 5.1 months, for January of last year it was a 6.2 months supply. (This is a 18.5% decrease from last year).  Continuing as a sellers market in Martin County.  Though, the recent reduced rate of closed sales and an increasing inventory may soon have us back into a balanced market.

 As of Feb 2016, there is only one home on the market in the Foxwood equestrian community in Stuart, FL.  The list price is $550,000 which is $175.22 per sq. ft. of living area.

There is one home under contract which has not completed the sales process. The listing price is $369,900 or $109.80 per sq. ft. of living area.  This home was on the market for 134 days prior to going under contract.

In the past 12 months there were 4 sales in this western Stuart community.  Sales prices ranged from $415,000 to $525,000 for an average of $477,500 which equals $155.66 per sq. ft. of living area.  These sales averaged a 94% list to sales ratio and an average of 110 days on the market.

Foxwood is located just west of I-95 on Pratt and Whitney road in Western Stuart Florida.  It consists of 109 home sites that are all 2 acres or larger.  Horses are permitted with a zoning of one horse per acre.   Foxwood was designed with Florida’s natural environment in mind.  Every Foxwood home is custom built with the residents encouraged to keep some natural habitat in place.  Recently, a rare Florida Panther was seen going through Foxwood.

Construction of homes in Foxwood began in 1978.  Four phase of development ended with the last phase commencing in 1990.  Most lots have been developed with just a handful of vacant lots left of which currently none are available for sale (as of this writing).

Foxwood is located less than a mile from the ‘A’ Rated South Fork High School with easy access to Palm Beach County and only 15 minutes to downtown Stuart and the pristine beaches of Martin County.

A perfect place to call home for those who desire some room to roam yet be close to shopping, restaurants and other urban areas.

There are 2 active listings in Whispering Sound in Feb of 2016 with asking prices of $199,500 and $210,000 for an average of $204,750 which equals $122.26 per sq. ft. of living area.

There are 2 pending sales with list prices of $190,000 and $210,000, for an average list price of $200,000 which equals $135.17 per sq. ft. living area.  These two homes went under contract in an average of 33 days after going on the market.

In the past 12 months, 19 homes have sold in this Whispering Sound. Sales prices ranged from $159,000 to $209,000 or an average sales price of $175,768 which equals $111.58 per sq. ft. of living area.  These 19 sales averages 98% list to sales price ratio and went under contract in an average of 54 days.

Whispering Sound is a gated age restricted community (55+) in Palm City FL.  An excellent location just west of the new Veteran’ Memorial Bridge on Martin Highway (State Road 714) making downtown Stuart a short ride as well as easy access to Florida’s Turnpike and I-95.  Lots of shopping, restaurants and medical facilities are also very close to Whispering Sound.

This attractive community has 228 villas that were built from 1991 to 1998.  These villas all come with either a two car or one car garage.  Sizes range from just under 1,800 sq. ft. of living area to 1.449 sq. ft.  Interiors range from 2 Bedroom and 2 Baths to 3 Bedroom 2 Bath homes.

In January of 2016 there are 11 homes actively listed in Crane Creek.  List prices range from $350,000 to $770,000 for an average list price of $489,599 or $143.63 per sq. ft. of living area.

There are currently 7 Crane Creek homes are under contract and awaiting settlement, priced from $299,500 to $619,000 or an average list price of $411,357 which is $141.53 per sq. ft. of living area.  These homes averaged 76 days on market before accepting the current offer.

In the past 12 months there have been 23 sales in Crane Creek with sales prices ranging from $203,029 to $700,000 for an average sales price of $392,570 or $123.23 per sq. ft. of living area. The average days on market was 93 with a 97% list to sales price ratio.

The December 2015 Monthly Market Detail Martin County Single Family Homes ended the year with weaker sales volume than last year, while prices continue to rise.  Year to year closed sales were down by 9.6% (was up 6.5% in November). New pending sales decreased by 10.6% as compared to December of 2014 (Increased by 4.9% in November).

Prices continue their upward march.  The median sales price was up by 5.3% from last year (up by 13.0% in November) while the average price increased by 18.4% (was up by 30.6% last month).  A little slower rate of appreciation as compared to last month, but still very strong growth in values.

The inventory of available single family homes increased from last month by 12 homes to 1141 units this month, and this inventory is 11.2% less than last December.  Current supply of homes is 4.9 months, for November of this year it was a 4.8 months supply. (This is a 21.0% decrease from last year).  Continuing as a strong sellers market.  The reduced inventory is the current cause of the slower sales volume.  Hopefully, with the increase in values there will be some increasing inventory in the months ahead.

As of January 2016 there are two condos available for sale in Portofino.  These two are listed for $84,900 and $150,000 for an average list price of $117,450 which equals $124.09 per sq. ft. of living area.

There are no condos pending at this time.

In the past 12 months, 7 Portofino condos have sold, ranging in sales price from $61,500 to $135,000 for an average sales price of $92,364 which equals a price per sq. ft. of $90.63.  The average days on market was 13 and the average list to sales price ratio was 95%.

Portofino condos remain in high demand and sales prices continue to rise.  Many of the units continue to be controlled by the former developer who has not released them for sale and continues to run a rental program.

Currently 2 homes are available for sale in Jensen Park Estates.  These homes are listed for $269,900 and $282,000 for an average list price of $275,950 which also equals $163.34 per sq. ft. of living area.

There are three homes under contract and awaiting closing.  List prices are from $229,000 to $282,000 for an average list price of $255,900 or $149.08 per sq. ft. of living area.  These homes were on the market for 41 days prior to accepting an offer.

In the past 12 months, 25 Jensen Park Estates homes have sold.  Sales prices ranged from a low 0f $52,100 up to $329,000 for an average sales price of $234,317 which equals $132.10 per sq. ft. of living area.  These sales averaged 96% of listing price and averaged 62 days on market before going under contract.

Jensen Park Estates is a non-gated community located just west of Savannah Rd in the heart of Jensen Beach.  There are 381 home sites in this community, most of which have been built upon.  Homes were built from 1980 to the latest one which was completed in 2010.

The November 2015 Monthly Market Detail Martin County Single Family Homes continues to show improvement both annually and monthly.  Year to year closed sales were up by 6.5% (was up 13.4% in October). New pending sales increased by 4.9% as compared to November of 2014 (decreased by 19% in October).

Prices continue their upward march.  The median sales price was up by 13.0% from last year (up by 15.6% in October) while the average price increased by 30.6% (was up by 12.3% last month).  This very strong price trend is a bit troubling as it seems to be at much to high of a pace to be sustainable for the long run.  I expect some moderation of these increases in the near future.

The inventory of available single family homes decreased from last month by 33 homes to 1129 units this month, and this is inventory is 10.4% less than last November.  Current supply of homes is 4.8 months, for October of this year it was a 4.9 months supply. (This is a 21.5% decrease from last year). The Martin County single family real estate market remains in a sellers market.  I was hoping for another month of increasing inventory, but this hasn’t happened.  Possibly for December and/or January we’ll have some additional homes for sale.

Currently, there are 2 condos under contract which have not sold as of this writing.  These 2 condos were listed for $139,900 and $185,000 for an average list price of $162,450 or $136.40 per sq. ft. of living area.  These two condos averaged 176 days on market prior to receiving an accepted offer.

In the past 12 months, 16 Windjammer Waterfront Condos have sold.  Sales prices ranged from $90,000 to $236,000 for an average sales price of  $146,821 which equals $122.82 per sq. ft.  These condos sold for an average of 95% of the last list price and were on the market for an average of 97 days prior to accepting an offer.

Windjammer Waterfront Condos Windjammer is a senior (55+) community of waterfront condos in Stuart, FL on the South Fork of the wide Saint Lucie River with easy ocean access.  There are 130 2 bedroom, 2 bathroom condos with porches.

There are currently 5 homes under contract and awaiting settlement.  The listing prices range from $102,000 to $139,900 for an average list price of $129,080 which equals $96.57 per sq. ft. of living area.  These homes were on the market for an average of 45 days prior to accepting an offer.

In the past 12 months, 44 homes have sold in Sunset Trace.  Sales prices ranged from $92,800 to $156,000 for an average sales price of $126,985 which equals $96.99 per sq. ft. of living area.  These homes sold for an average of 96% of their final list price and were under contract within 30 days of their lost date.

Sunset Trace is a DiVosta community of approximately 500 residences.  There are four types of homes in this community:   DiVosta quad townhomes which feature 2 Bedrooms and 2 and ½ bathrooms with 1,236 sq. ft. of living area; Stamford models, also four townhomes to a building featuring 2 Bedrooms and 2 and ½ bathrooms with 1,1374 sq. ft. of living area; Wellesley models  have 3 Bedrooms and 2 Bathrooms in 1,295 sq. ft. and finally the Villas in Sunset Trace offer attached single family homes with 3 Bedrooms, 2 and ½ baths and a one car garage in 1346 square feet of living area.

Sunset Trace was developed and built from 1984 to 1988.  It features two community pools, three tennis courts, outdoor racquet and/or handball courts and a full size basketball court.  There’s a playground for the little ones as well.  This is a lushly landscaped community with a number of lakes and ponds on the grounds making for some great water views.

All ages are welcome in Sunset Trace and children attend Citrus Grove Elementary SchoolHidden Oaks Middle School and Martin County High School.  The HOA fees run $305 per month, but include exterior and hurricane insurance, basic cable TV, Lawn and Landscaping, pest control and security.  Making life in Sunset Trace easy and care free.

Market Highlights

“Homes sales are down 0.4 percent year-over-year. Although this is a seemingly insignificant number, it represents the first drop in home sales since March 2014 for Palm Beach County. Also, our tight inventory is starting to ease up ─ months’ supply of inventory is moving in the right direction for the 4th consecutive month. If this trend continues, we will soon find ourselves in a balanced market that no longer favors sellers. If you are a seller, request a Comparative Market Analysis (CMA) now while buyers are still offering on average 94 percent of original list prices.

Market Detail

In the single family homes sector, we saw declines in the following categories: closed sales, median days on market, and inventory levels. Closed sales decreased 0.4 percent from 1,487 to 1,481 transactions, and median days on market decreased 32.7 percent from 55 to 37 days. Inventory levels were down 5.5 percent from 7,543 to 7,125 active listings and down 17.7 percent 5.7 to 4.7 months’ supply of inventory. Meanwhile, median sale price increased 3.6 percent from $275,000 to $285,000, and average percent of list price received remained unchanged at 94.0 percent.

In the townhouses/condos sector, we saw gains in the following categories: closed sales, median sale price, and average percent of list price received. Closed sales increased 2.9 percent from 1,175 to 1,209 transactions, and median sale price increased 11.5 percent from $130,000 to $145,000. For average percent of list price received, the increase was small, up only 0.7 percent from 92.2 to 92.8 percent. Meanwhile, median days on market decreased 14.3 percent from 56 to 48 days, and inventory levels continued to decline, down 6.1 percent from 6,193 to 5,818 active listings and down 10.6 percent from 5.5 to 4.9 months’ supply of inventory.

“Florida Realtors® report that Martin County single family home sales showed double-digit appreciation in both median and average sale prices for the month of October. The average sale price of $434,249 is up 12.3% compared to October 2014, while the median is up 15.6%, reaching $314,500. Closed sales outpaced last year, too, and our inventory diminished to 1,162 homes, a 7.3% decrease from last year. For the sixth consecutive month, Martin County’s supply of inventory remained below 5 months and is down 18.4% compared to last year. All these figures are the hallmark of a seller’s market, so buyer beware and seek out the assistance of your local REALTOR® to help you navigate the unique challenges of this current real estate market,”

The October 2015 Monthly Market Detail Martin County Single Family Homes showed better closed volume from last year but a weaker indication for future sales with the pending numbers.  Year to year closed sales were up by 13.4% (was down 0.5% in September). New pending sales decreased by 19% as compared to October of 2014 (decreased by 6.6% in September).

Prices continue their upward march.  The median sales price was up by 15.6% from last year (up by 7.1% in September) while the average price increased by 12.3% (was up by 40.5% last month).  This upward price trend is a bit troubling as it seems to be at much to high of a pace to be sustainable for the long run.  I expect some moderation of these increases in the near future.

The inventory of available single family homes increased from last month by 105 homes to 1162 units this month, though this is still 7.3% less than last October.  Current supply of homes is 4.9 months, for September of this year it was a 4.5 months supply. (This is 18.4% decrease from last year). The Martin County single family real estate market remains in a sellers market.  Though, with increasing inventory, we are headed towards a more balanced market looking at the future.

The September 2015 Monthly Market Detail Martin County Single Family Homes showed a second month of continued weakness when compared to last year for volume of sales.  Year to year closed sales were down by .5% (was down 8% in August). New pending sales decreased by 6.6% as compared to September of 2014 (decreased by 2.4% in August).

The median sales price was up by 7.1% from last year (up by 9.6% in August) while the average price increased by 40.5% (was up by 10% last month).  The lack of inventory is driving down the volume of sales while at the same time exerting tremendous upwards pressure on prices..

The inventory of available single family homes increased from last month by 54 homes to 1057 units this month, and this is still a 14% decrease from last September.  Current supply of homes is 4.5 months, for August of this year it was a 4.3 months supply. (This is a 24.7% decrease from last year). The Martin County single family real estate market remains a strong sellers market.  We are approaching our slower selling season for the upcoming holidays.  I am hoping to see the sales volume start increasing again as we seem to be slowly having some additional inventory additions.
