The single-family real estate market in Sewalls Point had a nice increase in inventory as well as an increase in pending sales.  Closed sales, unfortunately, were off for this month.

The absorption rate jumped up to 8.3 months, in May it was 4.1 months.  Transitioning back into a buyer’s market for the Sewalls Point single family home market.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to June 2018, the inventory was 46 homes on the market, 10 pending sales and there were 6 closed sales.  Slightly greater activity this year when compared to last year but there are more homes available for sale this year.

The St Lucie County Townhouses and Condos May 2019 Market Report reversed the gains it showed in April for May with weaker closed sales when compared to last month and last year.  Closed sales were down by 17.7% from last year (were up by 12.3% in April) while new pending sales were up by 11.7% for May (they were down by 11.2% in April).

Prices also declined for May.  The median price decreased by 5.4% from last year (was up by 13.3% in April) while the average sales price decreased by 0.9% (was up by 10.7% in April).

The inventory of available townhouses and condos decreased by 30 units from last month to 587 units, which is still 10.5% greater than May 2018. The current inventory is 5.8 months, as compared to 5.1 months of inventory last year.  The St Lucie County townhouses and condos market slipped back into a slight seller’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes May 2019 Market Report had improved sales activity when compared to last year. Closed sales were up by 1.8% (in April they were up by 2.1%) and new sales under contract (new pending sales) increased by 5.7% (they were up by 10.5% last month).

Prices were also up for the month.  The median sales price was up by 4.9% (was up by 5.1% in April).  The average sales price was up by 0.7% (it was down by 3.9% in April).

The number of available home listings decreased by 25 homes to 1,942 homes.  This inventory is still 22.1% higher than last year.  The current supply of homes is 4.3 months (it was 3.5 months last year).  The St Lucie County single family home market remains in a quite strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos May 2019 Market Report continues with weaker sales activity when compared to last year.  Closed sales for the month were down by 17.3% (were down by 4.8% in April) while new sales under contract (new pending sales) were down by 13.1% from May 2018 (decreased by 22.3% in April).

Prices, though, continue to rise at strong rates.  The median sales price increased by 10.2% (was up by 11.0% in April) while the average sales price increased by 5.1% (was up by 11.1% in April).

The inventory of available townhouses and condos decreased by 15 units to 431 properties.  This is still a 9.9% greater inventory then we had in May 2018.  Currently, there’s a 4.6 month supply of inventory (compared to 3.9 months for May 2018).  Remaining in a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos Market Report for May 2019 had slightly stronger sales activity when compared to last May.  Closed sales were up by 1.6% as compared to last month’s increase of 3.2% and new sales under contract (new pending sales) increased by 0.5% (In April there was a 0.8% decrease).

Prices were mixed for the month of May.  Median sales price was up by 3.7% (was up by 3.6% in April), while the average sales price decreased by 1.2% (was up 3.1% in April).

The inventory of active listings increased by 4.8% from May of last year.  We now have 5.9 months of inventory as compared to 5.7 months for May 2018.  Drifting back into a slight seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes Market Report for April 2019 showed continued improvement for sales volume when compared to last year.  The closed sales numbers were up by 9.6% (were up by 6.2% in April) and new sales under contract (new pending sales) were up by 5.0% (were up by 4.4% in April).

Prices were also up for May.  The median sales price rose by 4.3% (it was up by 2.6% in April) and the average sales price rose by 2.6% (it was down by 0.2% last month).

The inventory of available homes for sale increased by 4.0% from last year.  This is a 4.0 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (May 2018 also had a 4.0 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.
