The Estates at Stuart is a newer condo community with 123 units that was originally built as an apartment complex and then converted to condos beginning in 2005.  After the slowdown in the real estate market, a large number of these units were taken back by the developer and continue to be in the in-house rental program.  Currently, with only a very limited number of these condos available for private ownership, there is quite the demand for this community. This demand is based on the first-class amenities in this gated community

This is a dog- and cat-friendly community allowing for up to one medium-sized pet.  The condo association fees vary by size of the unit and whether a garage is included or not.

These Atlantis Condos on Hutchinson Island in Jensen Beach FL (Saint Lucie County) consists of three buildings.  Atlantis ‘A’, Atlantis ‘B’ and Atlantis ‘III’.   Buildings A and B were constructed in 1978 and consist of 68 2 bedrooms 2 bathrooms condos with 1,053 sq. ft. of living space on 7 stories.  End units are slightly bigger with wrap-around balconies and 1113 sq. ft. of living space.  Building III was built in 1982, also with the same number of condos but is slightly larger with 1,151 sq. ft. interior units and 1,258 sq. ft. on the ends.

A newer Kolter community located just north and west of the Treasure Coast Mall in Jensen Beach FL.  This is a gated community with spacious lots, many of which have serene preserve or lake views from the back patio and yard.

Florida Single Family Homes September 2020 Market Report

The Florida Single Family Home markets seem to have overcome the effects of the current pandemic. Closed and pending sales are up for the month when compared to last year. Closed sales were up by 22.0% (were up by 8.8% in August). New sales under contract (new pending sales) were up by 31.4% (were up by 21.5% in August).

Prices were also up for September.  The median sales price rose by 13.2% (it was up by 10.1% in August). The average sales price was up by 23.0% (it was up by 22.3% last month).

The inventory of available homes for sale decreased by 37.4% from last year.  This represents a 2.2 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (September 2019 had a 3.6 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Situated on the shores of the wide Intracoastal on the east side of the Jensen Beach Causeway is the private community of Indian River Point (also known by its official designation as Newport Jensen). This non-gated community of 67 homes features community docks with a fishing station, tennis court, community pool and outdoor areas for barbecuing.

Homes were constructed from 1976 to 2001 (with the majority of them built from 1976 to 1983), though some of the homes have been totally remodeled and appear brand new. Only minutes to I-95 for those wishing to commute either north or south.  Only 30 minutes to West Palm Beach and about 2 hours to Orlando and it’s attractions. The surrounding city of Stuart is a great place to live in with its ‘A’ rated schools, a variety of great restaurants, shopping, gorgeous beaches, and recreational activities.

Beacon 21 in Jensen Beach is a low-rise condominium development in Jensen Beach FL locate just north of the Saint Lucie River and off of NE Dixie Highway (State Road 707).  This complex contains numerous types of condo buildings that were first built in 1973 and the last phase was completed in 1993.

There are sections in Beacon 21 that are age-restricted to 55 and over while other sections are open to all ages.  There are just over 270 individual condos with most of them being two bedrooms and all but a few having 2 bathrooms as well.  These condos come in sizes ranging from 826 sq. ft. of interior living area up to 1,440.
