St Lucie County Single Family Homes November 2020 Market Report

The November 2020, St Lucie County Single Family Home market continues to show strong activity. Closed and pending sales were both up when compared to last year. Closed sales were up by 23.7% for the month (in October they were up by 24.6%). New sales under contract (new pending sales) increased by 23.9% (they were up by 11.8% last month).

Prices were also up for the month.  The median sales price was up by 7.5% (was up by 9.7% in October).  The average sales price was up by 9.1% (it was up by 19.7% in October).

The number of available home listings increased by 35 homes to 994 homes.  This inventory is 43.6% less than last year.  The current supply of homes is only 1.9 months (it was 3.7 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos November 2020 Market Report

The Martin County Townhouses and Condos market continues to show strong activity. Closed sales for the month were up by 74.2%.  They were up by 38.9% in October.  New sales under contract (new pending sales) were up by 49.3% from last month.  They were up by 21.9% for October.

Prices were also up for November.  The median sales price increased by 20.5% (was up by 10.8% last month). While the average sales price increased by 6.3% (was up by 12.8% in October).

The inventory of available townhouses and condos increased by 3 units to 289 properties.  This is a 22.5% smaller inventory than we had in November 2019.  Currently, there’s a 3.0 months supply of inventory (compared to 4.1 months for November 2019).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Florida Townhouses and Condos market is continuing to show strong real estate activity. Closed sales were up by 30.2% as compared to last month’s increase of 30.3%.  New sales under contract (new pending sales) increased by 22.4% (In October there was a 29.5% increase).

Prices were also up for November.  The median sales price was up by 16.9% (was up by 15.9% in October). While the average sales price increased by 22.0% (was up 15.2% in October).

The inventory of active listings decreased by 14.5% from November of last year.  This results in 4.7 months of inventory as compared to 5.6 months for November 2019.  Remaining in a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory. In conclusion, a very strong market.

The Florida Single Family Home continues to show strong activity. Closed and pending sales are up for the month when compared to last year. Closed sales were up by 22.9% (were up by 26.9% in October). New sales under contract (new pending sales) were up by 16.7% (were up by 20.7% in October).

Prices were also up for November.  The median sales price rose by 14.1% (it was up by 15.6% in October). And, the average sales price was up by 25.9% (it was up by 27.2% last month).

The inventory of available homes for sale decreased by 41.3% from last year.  This represents a 2.0 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (November 2019 had a 3.5 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.
