For May 2021, there are no homes for sale in the Oakbrooke Estates community of Palm City in Martin County.

There are also no homes currently under contract.

In the past 12 months, 3 Oakbrooke Estates homes have sold.  Sales prices ranged from $440,000 up to $500,000.  This works out to an average sales price of $475,167 or $182.49 per sq. ft. of living area.  These homes sold for an average of 98% of list price and went under contract in an average of 19 days after being listed.

Also known as Oakbrooke Estates Gardens.  Located on the north side of Martin Hwy (State Road 714) and just down the street from the Publix supermarket and close to other shopping areas as well as schools and Florida’s Turnpike.  This community was built between 2003 and 2005 and consists of 70 single-family homes of various sizes ranging from 4 bedroom, 3 bathroom homes of 2,263 sq. ft. of living area up to 5 bedroom, 4 bathroom homes of 3,690 sq. ft. and all these homes come with 3 car garages.

Many of the homes in Oakbrooke Estates have their own private pool as well as some homes with serene lake views on cul-de-sacs.  There is a community pool and clubhouse as well in this subdivision and a gated entrance for privacy and security.  The low HOA fees of $180 cover the common areas, security gate, trash pickup, and basic cable TV.

Florida Single Family Homes April 2021 Market Report

The Florida Single Family Home continues to show improved activity when compared to last year. Closed and new pending sales were both up for the month when compared to last year. Closed sales were up by 55.4% (were up by 23.3% in March). New sales under contract (new pending sales) were up by 60.7% (were up by 48.2% in March).

Prices were also up for April.  The median sales price rose by 22.4% (it was up by 18.9% in March). And, the average sales price was up by 46.1% (it was up by 37.6% last month).

The inventory of available homes for sale decreased by 61.8% from last year.  This represents only a 1.1 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (April 2020 had a 3.4 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

For May 2021, there are no condos available for purchase in the Sunset Cove condos of North Stuart on the Saint Lucie River.

There are also no condos currently under contract.

In the past 12 months, 2 Sunset Cove condos have sold. Sales prices were $368,000 and $487,500. This equals an average sales price of $427,750 which is $264.13 per sq. ft. of living area.  Sales prices averaged 97% of the list price and were on the market for an average of 13 days before going under contract.

These are spacious 2 bedroom condos with either 1,570 sq. ft. or 1,690 sq. ft. of living space along with wide-open balconies to enjoy (as the name implies) scenic sunsets over the wide river.

Sunset Cove has no age restrictions and also welcomes up to 1 small pet.  Rentals are also permitted with some restrictions.  The current condo association fees include building maintenance and insurance as well as common areas, exterior pest control, trash pickup, etc.  Those utilizing the docks have an additional charge of $1.75 per linear foot of their boats.

The single-family homes in River Marina are in a gated enclave.

The Islandia Condos of Jensen Beach on Hutchinson Island consists of two 20 story buildings that were built in 1982. There are 388 total residences in these two buildings which are called Islandia I and II. Very conveniently located to the north of the Jensen Beach Causeway, and is just a short drive away from downtown Jensen Beach, shopping and restaurants.

Condos in Islandia come in three general varieties.  Large 3 bedroom, 3 bathroom units with 1,929 sq. ft. of living area plus balconies.  3 bedroom, 2 bathroom units with 1,544 sq. ft.  And 2 bedroom, 2 bath condos with either 1,437 or 1,228 sq. ft.  Islandia residents enjoy wonderful amenities that include 2 Oceanside pools, private beach access, BBQ grilling area, Jacuzzi, tennis and bocce courts, and overflow parking with trailer and RV parking spaces. Interior facilities include a large social area with a bar and kitchen, billiards, fitness center, and steam sauna. There is an office with on-site management and 24-hour guard-gated security.

Islandia I does not allow pets, while those in Islandia II are allowed one pet under 30 lbs. Both buildings allow rentals with restrictions. The condo association fees range from $475.00 to $655.00 per month (as of November 2019).
