St Lucie County Single Family Homes June 2021 Market Report

The June 2021, St Lucie County Single Family Home market showed improved closed sales when compared to last year. Pending sales, however, are down, reflecting the overly low inventory that is currently available. This will most likely result in lower closed sales results in the coming months. Closed sales were up by 25.7% for the month compared to last year (in May they were up by 65.7%). New sales under contract (new pending sales) decreased by 36.0% (they were down by 26.6% last month).

Prices continued to rise in June.  The median sales price was up by 24.5% (was up by 26.4% in May).  The average sales price was up by 28.9% (it was up by 37.0% in May).

The number of available home listings increased by 36 homes to 917 homes.  This inventory is 29.0% less than last year.  The current supply of homes is only 1.5 months (it was 2.7 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos June 2021 Market Report

The Martin County Townhouses and Condos showed improved closed sales when compared to last year. Pending sales, however, are down, reflecting the overly low inventory that is currently available. This will most likely result in lower closed sales results in the coming months. Closed sales for the month were up by 39.6%.  They were up by 98.6% in May.  New sales under contract (new pending sales) were down by 26.2% from last year.  They were up by 6.1% in May.

Prices continued to rise in June.  The median sales price increased by 18.8% (was up by 31.9% last month). While the average sales price increased by 26.5% (was up by 18.9% in May).

The inventory of available townhouses and condos decreased by 5 units to 167 properties.  This is a 55.7% smaller supply of inventory than we had in June 2020.  Currently, there’s a 1.4 months supply of inventory (compared to 4.4 months for June 2020).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The first home recorded in Hidden Bay was built in 1978 with the last one completed in 2013. There appears no more vacant lots for sale. There are 11 ocean access waterfront homes as well as 5 non-ocean access waterfront homes with the remaining homes not being waterfront in Hidden Bay.

Florida Townhouses and Condos showed improved closed sales when compared to last year. Pending sales, however, are down, reflecting the overly low inventory that is currently available. This will most likely result in lower closed sales results in the coming months. Closed sales were up by 79.6% as compared to last month’s increase of 155.2%.  New sales under contract (new pending sales) increased by 7.5% (In May, a 56.7% increase).

Prices continued to rise in June.  The median sales price was up by 22.4% (was up by 24.1% in May). While the average sales price increased by 35.5% (was up 43.7% in May).

The inventory of active listings decreased by 54.0% from June of last year.  This results in 1.8 months supply of inventory as compared to 5.7 months for May 2020.  Remaining in a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory. In conclusion, a very strong market.

The Florida Single Family Home showed improved closed sales when compared to last year. Pending sales, however, are down, reflecting the overly low inventory that is currently available. This will most likely result in lower closed sales results in the coming months. Closed sales were up by 23.6% (were up by 57.9% in May). New sales under contract (new pending sales) were down by 13.8% (were up by 0.1% in May).

Prices continued to rise.  The median sales price rose by 24.5% (it was up by 27.7% in May). And, the average sales price was up by 36.0% (it was up by 47.3% last month).

The inventory of available homes for sale decreased by 47.3% from last year.  This represents only a 1.2 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (June 2020 had a 2.8 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

These docks may have lifts with electricity and water available. Access to the Ocean is either through the Saint Lucie Inlet in Stuart or the Jupiter Inlet in Jupiter.
