Conveniently located just west of US-1 (Federal Highway) on Kanner Highway and close to downtown Stuart is the Poppleton Creek Condo Complex.

 This community consists of two sections.  One is a more traditional type of condo building with units consisting of mostly 2 bedroom condos and a few 1 bedroom units built in 1974 with approximately 875 sq. ft. of living area.  There is also a newer section built-in 1981 with 1,250 sq. ft. condos that are more like townhomes with 2 bedrooms and 2 bathrooms.

The newer section, which was completed between the years of 1984 and 1985 is referred to as the Gardens at Poppleton Creek and consists of a more open plan that are all 1,164 sq. ft. of living area with 2 bedrooms and 2 bathrooms.

Some units in both of the newer sections look out at and are along the shores of Poppleton Creek which has ocean access through the Saint Lucie River.  There are docks available in Poppleton Creek that are only suitable for smaller boats as the waters are fairly shallow and one must travel under the Palm City Road bridge which only has limited clearance. There is also a place for kayak storage and launching.

One medium-sized pet is allowed (under 35 lbs.) and rentals are also allowed with restrictions.  There is ample parking but no commercial vehicles are allowed.  Units do have washer and dryer hookups for in-home laundry.

For the near future, I don’t see the inventory rising by any significant amount. This should continue to depress real estate sales volume for a while.

Unlike most other areas in our market, the St. Lucie County single-family home real estate market had an improved sales volume when compared to the 1st quarter of 2021.   These sales results are quite remarkable considering the current unprecedented low inventory. There is very active new home construction in place in Saint Lucie County which may explain these positive results. Prices were also higher during this period with very large gains. If the construction of new inventory continues in St. Lucie County, these sales numbers may continue to show positive results. One f the few laces in the state (and nationally) to do so.

Located just west of US-1 (Federal Highway) off of Cove Rd, this attractive Condo community on over 50 acres with 30 residential buildings for a total of 182 units that are mostly 2 bedrooms, 2 bathroom condos, and a few 3 bedroom ones and one 1 bedroom condos.  Living areas range from 1,506 sq. ft. to 1,683 sq. ft. for the 2 bedroom condos and 1,722 sq. ft. for the 3 bedroom condos.  This complex opened in 1985 and the last section was completed in 1989.

This community offers ample green spaces along with 2 tennis courts, 2 pools, shuffleboard, and a clubhouse. Some homes have a 1 car garage while others have assigned parking spaces near or in front of the residences.

Indian River Point is a wonderful and tight-knit small community that is within walking distance to the beaches and only a short drive to quaint downtown Jensen Beach. The St Lucie County Townhouses and Condos market had weaker sales activity when compared to last March. Until the unprecedented low inventory levels ease, I don’t expect much-improved sales activity. People can’t buy what doesn’t exist! Closed sales were down by 11.5% from last year (were down by 3.0% in February). New pending sales were down by 36.6% for March (they were down by 25.1% last month).

Prices continued to rise in March. The median price increased by 11.5% from last year (was up by 11.8% in February) and the average sales price increased by 13.9% (was up by 24.4% in February).

The inventory of available townhouses and condos decreased by 6 units from last month to 135 residences. This is 42.8% less inventory than we had in March 2021. Only minutes to I-95 for those wishing to commute either north or south.  Only 30 minutes to West Palm Beach and about 2 hours to Orlando and its attractions. The surrounding city of Stuart is a great place to live in with its ‘A-rated schools, a variety of great restaurants, shopping, gorgeous beaches, and recreational activities.

St Lucie County Single Family Homes March 2022 Market Report

The March 2022 St Lucie County Single Family Home market had improved sales activity when compared to last year. This is pretty impressive when you consider the extremely low inventory of available homes available for purchase as well as the results of other surrounding counties. Closed sales were up by 16.2% for the month compared to last year (in February they were up by 22.0%). New sales under contract (new pending sales) decreased by 4.0% (they were down by 5.9% last month).

Prices were also up in March.  The median sales price was up by 31.6% (was up by 27.3% in February).  The average sales price was up by 29.7% (it was up by 24.0% in February).

The number of available home listings decreased by 1 home to 594.  This inventory is 22.4% less than last year.  The current supply of homes is only 0.9 months (it was 1.4 months last year).  The St Lucie County single-family home market remains an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

As of April 2022, there are no condos available for sale in the Princess of Hutchinson Island.  List prices ranged from $480,000 up to $875,000. This is an average list price of $676,667 or $425.12 per sq. ft. of living area.

There are 5 condos currently under contract.  The list prices ranged from $475,000 up to $665,000. This was an average list price of $556,580 which equals $424.66 per sq. ft. of living area.  These condos were on the market for an average of 42 days prior to going under contract.

In the past 12 months, 14 Princess condos have sold. Sales prices ranged from $405,000 up to $825,000.  This is an average sales price of $524,607 which works out to an average of $357.12 per sq. ft. of living area.  These condos were on the market for an average of 22 days before going under contract. And, sold for an average of 98% of the last list price.

The Martin County Townhouses and Condos had weaker sales volume when compared to last March. This is quite surprising considering the extremely low inventory of available homes. Closed sales for the month were down by 27.6%.  They were down by 10.7% in February.  New sales under contract (new pending sales) were down by 20.7% from last year.  They were down by 25.0% in February.

Prices, however, continued to rise for March.  The median sales price increased by 23.9% (was up by 28.3% last month). While the average sales price increased by 8.5% (was up by 40.9% in February).

The inventory of available townhouses and condos increased by 10 units to 117 properties.  This is a 44.5% smaller supply of inventory than we had in March 2021.  Currently, there’s a 1.0 months supply of inventory (compared to 2.0 months for March 2022).  We remain in a very extreme seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

A newer Kolter community is located just north and west of the Treasure Coast Mall in Jensen Beach FL.  This is a gated community with spacious lots, many of which have serene preserve or lake views from the back patio and yard.

The Falls is in a wonderful location close to shopping, restaurants as well as professional services and only a few minutes to the beaches and waterways that Martin County has to offer.  Children living in the falls have the privilege of attending Martin County’s A-rated schools.  Currently, these are the Jensen Beach Elementary school, Stuart Middle school, and the Jensen Beach High school.

Construction in the Falls began in 2006 and all of the 130 lots have now been built, with the latest homes just recently completed in 2016.  As of this writing, there are only two new homes available from the builder, but resale homes have been coming on the market at a fairly steady rate.

Homes sizes in the Falls range from 4 bedroom, 3 bathroom homes of 2,236 sq. ft. of living area up to 5 bedroom, 4 bathroom homes with just under 4,500 sq. ft. under AC.  The majority of the homes in the falls have 3 car garages.  Homes range from single-story ranch-style designs to two-story homes and many have private pools.

Since this is a newer community, all homes meet the latest building codes for hurricane and wind protection. Most of these homes also feature an updated kitchen with granite countertops.
