St Lucie County Townhouses and Condos August 2022 Market Report

The St Lucie County Townhouses and Condos market had weaker sales activity when compared to last August. While the historically low inventory is slowly improving (though still low), we are also facing rising interest rates and higher prices. I expect inventory to continue to increase which will exert downward pressure on prices and hopefully an increase in sales. Though, this will take some time. Closed sales were down by 28.3% from last year (were down by 34.1% in July). New pending sales were down by 28.1% for July (they were down by 14.2% last month).

Prices are still rising. The median price increased by 27.9% from last year (was up by 20.4% in July) and the average sales price increased by 22.3% (was up by 11.0% in July).

The inventory of available townhouses and condos decreased by 4 units from last month to 228 residences. This is 31.0% greater inventory than we had in August 2021. The current inventory supply is 2.1 months, as compared to 1.2 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a tight sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

For September 2022 there are 9 homes available to purchase in the Tesoro in Port St Lucie FL.  The list prices range from $620,028 up to $1,850,000. This is an average list price of $1,000,137 or $327.27 per sq. ft. of living area.

St Lucie County Single Family Homes August 2022 Market Report

The August 2022 St Lucie County Single Family Home market had weaker activity when compared to last year. While the historically low inventory is slowly improving (though still low), we are also facing rising interest rates and higher prices. I expect inventory to continue to increase which will exert downward pressure on prices and hopefully an increase in sales. Though, this will take some time. Closed sales were down by 22.4% for the month compared to last year (in July they were up by 18.0%). New sales under contract (new pending sales) decreased by21.6 % (they were down by 8.4% last month).

Prices were also up in August.  The median sales price was up by 22.7% (was up by 26.0% in July).  The average sales price was up by 27.5% (it was up by 23.8% in July).

The number of available home listings increased by 195 homes to 1695.  This inventory is 124.4% greater than last year.  The current supply of homes is 2.7 months (it was 1.2 months last year).  The St Lucie County single-family home market remains an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos August 2022 Market Report

The Martin County Townhouses and Condos had weaker sales volume when compared to last August. While the historically low inventory is slowly improving (though still low), we are also facing rising interest rates and higher prices. I expect inventory to continue to increase which will exert downward pressure on prices and hopefully an increase in sales. Though, this will take some time. Closed sales for the month were down by 15.1%.  They were down by 29.1% in July.  New sales under contract (new pending sales) were down by 8.0% from last year.  They were down by 6.1% in July.

Prices continue to go up.  The median sales price increased by 47.6% (was up by 35.8% last month). While the average sales price increased by 23.1% (was up by 12.2% in July).

The inventory of available townhouses and condos increased by 13 units to 211 properties.  This is a 56.3% greater supply of inventory than we had in August 2021.  Currently, there’s a 2.1 months supply of inventory (compared to 1.1 months for August 2021).  We remain in a very extreme seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Florida Townhouses and Condos showed slower sales activity when compared to last year. While the historically low inventory is slowly improving (though still low), we are also facing rising interest rates and higher prices. I expect inventory to continue to increase which will exert downward pressure on prices and hopefully an increase in sales. Though, this will take some time. Closed sales were down by 20.3% as compared to last month’s decrease of 30.7%.  New sales under contract (new pending sales) decreased by 20.3% (In July, there was a 24.0% decrease).

Prices are still going up.  The median sales price was up by 20.8% (was up by 20.6% in July). While the average sales price increased by 10.8% (was up 11.6% in July).

The inventory of active listings increased by 12.6% from August of last year.  This results in 2.2 months supply of inventory as compared to 1.7 months for August 2021.  Remaining in a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Home market activity had lower sales volume compared to last August.  While the historically low inventory is slowly improving (though still low), we are also facing rising interest rates and higher prices. I expect inventory to continue to increase which will exert downward pressure on prices and hopefully an increase in sales. Though, this will take some time. (Don’t ask me how long!) Closed sales were down by 15.8% (were down by 22.9% in July). New sales under contract (new pending sales) were down by 18.0% (were down by 19.2% in July).

Prices are still going up.  The median sales price rose by 15.0% (it was up by 16.1% in July). And, the average sales price was up by 11.0% (it was up by 12.0% last month).

The inventory of available homes for sale increased by 70.4% from last year.  This represents a 2.4 months supply of inventory. Florida remains in a seller’s market with a major advantage for sellers. (August 2021 had a 1.3 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Southwood is a small community of 115 home sites located just southeast of Salerno Rd on Kanner Highway in Stuart FL.  This location makes it easy for anyone wishing to commute either north or south as it’s only a few minutes to I-95.  It is also close to the Publix shopping center at the intersection of Kanner Highway and Salerno Rd.  Just minutes to Martin Memorial South Hospital.  Only about 10 to 15 minutes to downtown Stuart and just slightly longer to the beaches and waterways of Martin County.

One enters the Southwood subdivision through a long private drive.  Currently, this community is not gated, yet offers the utmost in privacy and safety.  The homes were built from 1990 to 2001 and are all individual styles from various builders.  This is not a cookie-cutter community.  Home sizes range from 3 bedroom, 2 bathroom homes with 2 car garages of just under 1,700 square feet of living area up to 4 bedroom, 3 bathroom homes of just under 3,000 sq. ft.

There are a number of ponds and creeks throughout Southwood.  And, this community is mostly surrounded by either preserve lands or acreage.  There is no community pool or clubhouse so the HOA fees are a very reasonable $98.00 a month as of this writing and include trash and basic cable TV.  Though there are some magnificent nature trails through the preserve areas.

The River Club of Martin County is a waterfront condo community that was built between the years of 1978 and 1980.  There are 15 buildings with 188 total condos all of which are 2 bedrooms and 2 bathrooms.  These are all two-story buildings.  There are two different floor plans with 1,220 and 1,072 sq. ft., of living areas.  Four of these buildings enjoy beautiful wide waterfront views of the Saint Lucie River.  This attractive community has a 50 slip marina that is run by a separate dock association.  In order to own a slip in the River Club, one must be a condo owner.  Tenants and owners do have the opportunity to rent slips should they be available for lease.

Recent River Club condo sales:

Owners enjoy excellent amenities include a clubhouse with game room and kitchen facilities, a community pool, fitness room, shuffleboard courts, workshop, and cable TV and internet access (including wi-fi) included in the condo fees.  The condo fees as of May 2019 are $326 a month.

All ages are welcome in the River Club but no pets are allowed.  And, rentals are allowed with some restrictions as to duration and length of unit ownership.  Additionally, no commercial vehicles or motorcycles are allowed, but pickup trucks with covers are permitted.
