In late November 2015, there were 2 condos available for sale in Buttonwood on Hutchinson Island in Stuart FL.  These two condos were listed for $595,000 and $825,000 for an average of $710,000 which also equals $309.50 per sq. ft. of living area.

October 2015 Monthly Market Detail St Lucie County Single Family Homes

October 2015 Monthly Market Detail St Lucie County Single Family Homes showed basically unchanged closed sales from last year with a troubling reduced number of new pending sales.  Closed sales were up by 0.4% (in September they were down by 4.3%) and new sales under contract (new pending sales) decreased by 26.8% (they were down by 16.2% last month).

The median and average sales prices however continue their relentless march higher with increases of 14.1% and 16.1% respectively from last October (For September these numbers were 15.3% and 15.6%).

The increasing prices are one possible reason for the welcome increase of inventory. Active listings increased in October (from last month) by 77 homes to 1,675, though this is still lower than last year’s inventory by 8.6%.  The current supply of inventory is 3.6 months (a 7.7% decrease from last year). The Saint Lucie County single family home market remains in a strong sellers market.  Hopefully, we will once again see increasing volume of sales as the inventory increases.

In late November 2015 there were 9 condos for sale in Islandia.  List prices range from $239,000 up to $429,000 for an average list price of $332,055 or $246.50 per sq. ft. of living area.

There are 5 condos currently under contract in Islandia.  Listing prices were from $249,900 to $429,900 for an average list price of $323,720 which is $234.03 per sq. ft. of living area.  These condos averaged 59 days on market before going under contract.

In the past 12 months, 31 Islandia condos have sold.  Sales prices ranged from $177,900 up to $410,000 for an average sales price of $292,799 which is equal to $218.54 per sq. ft.  These units sold for an average of 95% of list price and averaged 70 days on market prior to going under contract.

October 2015 Monthly Market Detail Martin County Townhouses and Condos

October 2015 Monthly Market Detail Martin County Townhouses and Condos  is showing weaker closed activity year to year.  Closed sales were down by 5.7% (was down by 13.6% in September) and new sales under contract (new pending sales) were down by 12.9% from October 2014 (decreased by 17.4% in September).

Prices continue to increase, though at a greatly reduced rate from the previous two months.  The median sales price was up by 4.0% (was up by 13.7% in September) while the average sales price decreased by 2.2% (was up by 10.2% in September) as compared to October of 2014.

The inventory of available townhouses and condos has increased by 31 units to 373 properties from last month.  It’s good to see some increased inventory, though this is still 33.5% less than was available in October of 2014.  For October there was a 3.4 month supply of inventory (a 26.5% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.  We are heading into the slower season for condo sales and I expect to see a little more weakening for our market until after the holidays.

October 2015 Monthly Market Detail Florida Townhouses and Condos

The October 2015 Monthly Market Detail Florida Townhouses and Condos showed weaker closed results from last year as prices continue to increase and inventory continues to decrease. Closed sales were down  by 0.9% as compared to last months increase of 8.4% and new sales under contract (new pending sales) decreased by 4.2% (In August there was a 5.5% decrease).

Both median and average sales prices continue their increases, with rises of (year to year) 7.2% and 2.4% respectively (in August they were up by 5.1% and 2.9%).  The rate of these price increases remain fairly strong, though not quite as strong as earlier in the year.

The inventory decreased by 3.4% from October of last year.  For October 2015 we have 5.3 months of inventory (was 5.2 months in September) also was 5.9 from last October.  A continued sellers market for now, as a 6 months inventory supply is considered a balanced market.

In the past 12 months, 7 condos have sold.  Sales prices ranged from $275,000 up to $400,000 for an average sales price of $340,828 which equals $221.31 per sq. ft.  These units sold for an average of 93% of list price and averaged 83 days on market prior to going under contract.

The October 2015 Monthly Market Detail Florida Single Family Homes continues to show improved activity from last year though the pace seems to have moderated a bit from recent months.  Closed sales were up by only 1.2% (was up by 13.4% in August) and new sales under contract (new pending sales) were down by 2.5% (was up by 1.0% in August).

Both median and average sales prices continue to rise ( October 2014 to October 2015) by 12.4% and 6.5% respectively, compared to August’s 11.1% and 8.6%. Prices are continuing their upward trend and this seems to be the continuing trend for the foreseeable future.

The inventory of available homes for sale fell by 6.6% from last year.  Some high demand areas of Florida have seen decreasing inventory for a number of months now.  For October there was only a 4.4 months supply of inventory, this is a sellers market with the advantage for sellers. (October of 2014 had a 5.4 month supply)

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  The current inventory doubled from last month, but it’s still only 4 active listings.  And, with no pending listings, I’m not expecting any great activity in the coming months until we get some more condos available for sale in Hobe Sound.

The current absorption rate is 1.3 months (Last month it was 1 months).  This absorption rate should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The October 2014 numbers were: 19 active listings, 5 pending sales and 1 closed sales.  We actually have better closed sales for this year as compared to last year.  But with no inventory and no pending sales it doesn’t look very promising for the future.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County has finally had a couple of months of increased inventory.  This was sorely needed as the pool of available homes for sale was getting to a historically low level.  And, activity continues to be very strong in this market, even as we approach our slower off season.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 dropped down to 3.9 months (5.1 months in September).  Even a stronger sellers’ market for Hobe Sound, after edging closer to a healthier balanced market last month.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for October 2014 were:  250 active listings, 55 pending sales and 58 closed sales. Better closed activity last year, though our pending numbers are higher for 2015.  All of this with a considerably reduced inventory.

 The Jensen Beach FL 34957 Condo Market Report October 2015 remains a small sector as far as condos in Martin County and making meaningful comparisons with such small numbers can be problematic.  It was good to see an increase in inventory, though it is still at historically low levels.  Activity remains quite strong.

The one month absorption rate for the October 2015, Jensen Beach Florida Market Report ZIP Code 34957 rose to 6  months (from 3.7 months in September), bringing this segment of the Martin County condo market back into a balanced one.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The October 2014 numbers were: 33 active listings, 14 pending sales and 3 condos closed.  Overall a slight improvement this year as compared to 2014.

The Jensen Beach FL 34957 Residential Market indicated a little slower pace with the approaching off season. Though, still a sellers market as it has been for over a year.  Interestingly, this is one of the only Martin County areas with a decrease in the inventory for October.
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 increased to 4.9 months (was 3.8 months in September).  Remaining in a strong sellers market for Jensen Beach residential home sales.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The October 2014 numbers were: 125 active listings, 62 pending sales and 22 home sales closed.   A bit more closed sales this year as compared to 2014, but pending sales are not quite as strong.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  A fairly slow market for sales, though pending sales and activity did rise for October.

The current absorption rate for condos in the 34990 zip code area increased to 18 months (was 17.3 months in October).   Even greater buyer’s market than last month. A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The October 2014 numbers were: 58 active listings, 9 pending sales and 3 closed sales.   Very similar activity as last year.

After a very strong September, the Palm City FL 34990 residential real estate market continues to show excellent sales activity. Also nice to see an increase in inventory for the second month in a row.  The Palm City FL real estate market continues to show excellent resilience even as we approach our typically slower season.
 The current absorption rate increased slightly to to 6.5 months from 6 months in September.  Still a balanced market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The October 2014 numbers were:  455 active listings, 122 pending sales and 58 closed sales.  Same closed activity as last year and higher pending numbers even with reduced inventory.

     The Stuart FL condo market for zip code 34997 showed positive results for October.  Our inventory rose for the third month in a row and we also had some nice gains in both pending and closed sales.  Somewhat unusual as we head into the typically slower months for condo activity.
     The one month absorption rate decreased to 4.9 months from 6.5 months for September.  Back into a sellers market after last months balanced market. Continuing a trend prevalent for most of the past year.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The October 2014 numbers were: 58 active listings, 20 pending sales and 21 closed sales.   A little slower closed activity for this year as compared to last year.

      The Stuart Florida Residential Market for ZIP Code 34997 is the largest and has been the strongest segment of the Martin County single family real estate market.  Nice to see a couple of months of increased inventory.
     The current one month absorption rate increased to 4.7  months (was 3.4 months for September).  Most of this increase is due to the stronger inventory numbers and we still remain in a very strong seller’s market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2014 numbers for October, were: 368 active listings, 144 pending listings and 81 closed sales.  Considerably stronger closed activity last October, though the increased number of pending sales might hold promise for the next few months.
