The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Inventory levels are at all time lows and it is quite remarkable that there is as much activity as there is in this small segment of the Martin County real estate market.

For July, 2016 the absorption rate is 1 month (it was 1.3 months in June).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that July not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The July 2015 numbers were: 3 active listings, 6 pending sales and 1 closed sales.  Very similar numbers to last year with better closed sales for 2016..

The one month absorption rate for the July 2016, Jensen Beach Florida Market Report ZIP Code 34957 dropped to 4.1 months (from 7.3 months in June), bringing Jensen beach condos back into a sellers’ market.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The Jensen Beach FL 34957 Residential Market continues to perform as an extreme sellers market.  Though it may slow some as pending sales were off for July along with a big jump in inventory.
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased to 2.9 months ( was 2.7 months in March).  A very extreme sellers market for Jensen Beach.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The July 2015 numbers were: 108 active listings, 85 pending sales and 35 home sales closed.   Much better sales activity this year but better pending activity last year.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  Condo sales were off considerably for July.  Not totally unexpected as typically the summer months are the slow time for Palm City condo sales.

The current absorption rate for condos in the 34990 zip code area continued to rise to 20 months (was 16.3 months in July).   Now one of the few areas where it’s a strong buyers market in Martin County.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The July 2015 numbers were: 60 active listings, 7 pending sales and 6 closed sales.   Slightly better sales numbers last year, otherwise everything else is identical for this year.

The Palm City FL, zip code 34990 residential real estate market activity continues to be very strong.  Troubling for July is the sharp drop of pending sales which may indicate reduced sales volume for the near future.
The monthly absorption rate decreased slightly to to 4.6 months from 4.8 months in June.  Still in a strong sellers market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The July 2015 numbers were:  363 active listings, 162 pending sales and 71 closed sales.  We have just surpassed last year’s inventory numbers and have slightly better closed sale numbers, unfortunately not so strong with the pending sales.

     The absorption rate jumped to 7.3 months in July from 3.1 months for June.  Back into a buyers’ market for the 34997 zip code area of Stuart condos. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
 The July 2015 numbers were: 38 active listings, 12 pending sales and 10 closed sales.  Considerably greater inventory this year yet only similar sales figures.

There is only 1 home for sale in Holly Creek.  This chalet model is listed for $189,000 which equates to $113.58 per sq. ft. of living area.
There is also only 1 home pending in Holly Creek.  This home was listed for $209,000 or $125.60 per sq. ft. of living area.  This home was on the market for 152 days before accepting the current offer.
In the past 12 months, 12 homes and townhomes have sold in Holly Creek.  Sales prices ranged from $127,500 to $239,000 for an average sale price of $163,583 which equates to $117.99 per sq. ft. of living area.  These homes averaged 52 days on the market before going pending and sold at an average of 95% of listed price.

      The Stuart Florida Residential Market for ZIP Code 34997 is the largest segment of the Stuart FL residential real estate market.  This segment of the Stuart residential real estate market remains quite active though it eased just a bit from the past few month’s super-heated activity.  Which is to be expected in the summer months.
     The absorption rate increased to 3.5 months (was 2.4 months for June).  Still a strong sellers’ market for the 34997 zip code area of Stuart FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2015 numbers for July, were: 232 active listings, 190 pending listings and 83 closed sales.  When considering the greater available inventory for this year, the volume of closed and pending sales were greater last year.

The Stuart FL 34996 Condo Market of Stuart regained the lost inventory from last month while showing a little weakness in closed sales.  This is not uncommon for the summer months for Florida condo sales.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 rose to 7.5 months from June’s 3.5 months.  Into a slight sellers’ market for July.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for July 2015 were: 92 active listings, 42 pending sales and 16 closed sales.  An equal number of closed sales from last year though we have less pending sales on a larger inventory of condos for this year..

The one month absorption rate for the 34996 zip code area of Stuart Florida for July increased to 6.3 months as compared to June’s 6.1 months.  Still basically a balanced market for the 34996 zip code area of Stuart FL.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for July of 2015 were: 135 active listings, 34 pending sales and 11 closed sales.  We have a greater inventory this year along with increased market activity.

The Stuart FL 34994 Condo market entered the summer doldrums for the month for July of 2016.  Closed sales were down significantly while pending sales remained strong on reduced inventory levels.

The absorption rate for July jumped to 7.4 months compared to last month’s 2.8.  Popping back into a buyers’ condo segment of Stuart’s 34994 zip code area.  This is not totally unexpected as condo sales often slow down during the summer months.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last July the numbers were 84 active listings, 23 pending sales, and 20 closed sales.   Better closed numbers for 2015, but pending sales are a bit better this year and it’s with less inventory.

The residential real estate market for the 34994 ZIP code area of the Stuart, Florida continued the summer with strong activity for July with positive future activity (pending sales) and also an increase in closed sales.  Though, the reduced inventory is a potential problem.

The one month absorption rate for the 34994 zip code for July decreased to 3.9 months from 4.1 months for June.  Still in a sellers’ market for the 34994 zip code area of Stuart, FL.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The July 2014 numbers were 62 Active Listings, 32 pending sales and 16 closed sales.   Slightly better sales numbers for this year when compared to July of 2015.

The single family real estate market in Sewalls Point for July showed a big decrease in closed sales for July.  Pending sales look good, however, and I expect these sales figures to improve in the coming months.  The inventory of available homes is up from last year but down from last month.

The current absorption rate exploded to 34.5 months, in June it was 7.6 months. An unfortunate slowdown for Sewall’s point, but possibly an opportunity for buyers.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to July of 2014, the inventory was 58 homes on the market, 12 pending sales and there were 5 closed sales. Better numbers last year, even though we have a greater inventory now.

June 2016 Monthly Market Detail St Lucie County Townhouses and Condos

The June 2016 Monthly Market Detail St Lucie County Townhouses and Condos showed continued strong closed sales activity.  Closed sales were up 5.7% from last year (was up 19.0% in May) while new pending sales unfortunately decreased  by 14.8% (was up by 13.6% in May).

Prices continued to rise with the median sales price increasing by 23.6% (was up by 3.6% in May) while the average sales price increased by 1.4% (decreased 2.9% in May).  St Lucie County townhouses and condos are showing a very sustainable slow increase in prices for the past few months.

The inventory of available townhouses and condos decreased by 39 units from last month to 566 units, which is only 0.2% greater than June 2015. The current supply of inventory dropped to 5.6 months, which is equal to last year.  The St Lucie County townhouses and condos has once again swung back into a sellers market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

June 2016 Monthly Market Detail St Lucie County Single Family Homes

June 2016 Monthly Market Detail St Lucie County Single Family Homes is bucking the trend from the rest of Florida and it’s neighbor to the south with continued increased activity as compared to last year.  Closed sales were up by 8.9% (in May they were up by 11.2%) and new sales under contract (new pending sales) increased by 2.2% (they were up by 7.7% last month).

The prices for June are continuing with strong appreciation as well.  Both the median and average sales prices up by 12.8% and 19.2% respectively from last June (For May these numbers were 15.6% and 15.2%).

Active listings fell by 112 homes to 1,516 homes.  This inventory is still 1.7% greater than last year.  The current supply of homes is at 3.4 months (an 6.2% increase from last year). The St Lucie County single family home market remains in a hot sellers market.

June 2016 Monthly Market Detail Martin County Townhouses and Condos

June 2016 Monthly Market Detail Martin County Townhouses and Condos is giving us some mixed signals with closed sales off from last year but a very strong month for new pending sales..  Closed sales were down by 5.0% (was down by 5.1% in May) and new sales under contract (new pending sales) were up by 39.1% from June 2014 (decreased by 5.4% in May).

Another month of mixed signals with prices as the median sales price increased by 5.7% (was down by 0.4% in May) while the average sales price decreased by 5.4% (was up by 6.7% in May) as compared to June of 2015.  I’ve been predicting some sort of moderation in the rate of price increases and this appears to have happened.

The inventory of available townhouses and condos decreased by 36 units to 381 properties as compared to last month.  The first monthly decline after two months of increases. This is 1.0% below the June 2015 inventory.  Currently, there’s a 3.9 month supply of inventory (an 8.3% increase from last year).  Still in a strong sellers market for townhouses and condos in Martin County.

As of January 2016:
There are 10 homes on the market in Summerfield ranging in listing price from $321,900 to $589,900 for an average of $419,366 which equals $186.29 per square foot of living area.  As of July 24, 2016 these homes will have been on the market for an average of 75 days.

There are 4 homes under contract (pending) awaiting their closing. Listing prices are from $300,249 to $372,490 for an average of $342,910 which equates to $156.03 per square foot of living area.  These homes averaged 57 days on the market before going under contract.

In the past 12 months, 37 homes have sold.  Sales prices ranged from $215,000 to $497,000 for an average sales price of $344,923 which equals $164.60 per square foot of living area.  The average days on market for these sales was 57 days and the average list to sales price was at 96%.

There are currently 6 active listings in the Monarch Country Club.  List prices range from $219,900 up to $599,000 for an average list price of $365,983 which works out to $172.25 per sq. ft. of living area.  As of July 29 these homes have been on the market for an average of 59 days.

There are 6 homes under contract which have not yet closed in Monarch.  List prices range from $239,900 to $539,900 for an average of $391,267 or $165.48 per sq. ft. of living area.  These homes were on the market for an average of 88 days before going under contract.

In the past year (12 months back), 35 homes have sold in the Monarch Country Club.  Sales prices ranged from a low of $209,500 up to $585,000 for an average sales price of $373,083 or $155.26 per sq. ft. of living area.  These homes sold on average at 95% of the last list price and were on the market for an average of 67 days before going under contract.
