 The Jensen Beach FL 34957 Condo Market Report April 2016 remains a small sector as far as condos in Martin County and making meaningful comparisons with such small numbers can be problematic.  The Jensen Beach condo inventory is the real issue with not enough to choose from for those buyers looking in the area, though for April we had a nice little increase which will hopefully continue.  Unfortunately pending sales were off for the month.

The one month absorption rate for the April 2016, Jensen Beach Florida Market Report ZIP Code 34957 was 2.7 months (from 2.8  months in March), continuing as a very extreme sellers market.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

For May 2016 there are 19 active listings in the Harborage Yacht Club with list prices ranging from $139,900 up to $310,000 for an average list price of $204,391 which comes out to $172.65 per sq. ft. of living area.  As of May 17, 2016 the average days on market for these condos is 276.

There is only one condo under contract.  The list price was $150,000 or $128.31 per sq. ft. of living area with this condo going under contract 28 days after being listed.

In the past 12 months, 7 condos have sold.  Sales prices were from $127,000 up to $230,000 for an average sales price of $163,714 which equals $136.18 per sq. ft. of living area.  These condos sold on average at 90% of list price and took an average of 389 days before going under contract.

Yacht club membership is included for all residents and limited memberships are available for non-residents at this time. Recent changes to the HOA fees have had a negative effect on sales in Harborage with the current fees exceeding $1,000 a month.  This includes a great many amenities and for the price of newer waterfront units it may just be worth it for the right buyer.

For May 2016, there are two condos listed in the Sunset Cove condos of North Stuart on the Saint Lucie River.  These two condos are listed at $234,900 and $269,900 for an average list price of $252,400 which equals $154.66 per sq. ft. of living area.  These two condos have been on the market for an average of 26 days as of May 17.

There is one condo currently under contract that was listed for $249,900 or $159.17 per sq. ft. of living area.  This condo was on the market for 162 days prior to accepting the current offer.

In the past 12 months, 2 Sunset Cove condos have sold.  Sales prices were $209,344 and $315,000 for an average sales price of $262,172 which is $166.99 per sq. ft. of living area.  These sales averaged 98% of the average list price and went under contract in an average of 103 days after being listed.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  For April of 2015 sales increased nicely while pending sales were off while the inventory remained unchanged, though higher thanlast year.

The current absorption rate for condos in the 34990 zip code area dipped to 8.1 months (was 16.25 months in April).   Still a buyers market for Palm City condos, though these numbers should be taken with a grain of salt because of the low number of available properties.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The April 2015 numbers were: 55 active listings, 11 pending sales and 7 closed sales.   Very similar activity to last year, though interestingly the inventory of available condos has now exceeded last years amount.

     The one month absorption rate jumped to 4.4 months from 3.6 months for March.  Still a sellers market though drifting towards more of a balanced market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
 The April 2015 numbers were: 43 active listings, 30 pending sales and 18 closed sales.  One of the few segments of the Martin County real estate market with a higher inventory this year as compared to last.  Consequently we should have better sales volume, but alas, it was stronger last year.

     The current one month absorption rate plunged to 3.1 months (was 3.9 months for March).  Even a stronger sellers market for the 34997 segment of the Stuart residential market.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.

There are 4 homes under contract which haven’t sold to date.  List prices for these 4 homes range from $439,000 up to $489,000 for an average of $466,675 or $144.43 per sq. ft. of living area.  These homes only averaged 14 days on the market prior to going under contract.

The one month absorption rate increased to 5.1 months compared to last month’s 6.4.   Back, once again, into a sellers market for condos in Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last April the numbers were 93 active listings, 40 pending sales, and 19 closed sales.   Similar volumes when compared to last year’s April numbers, though pending sales were better last year.

The single family real estate market in Sewalls Point showed a nice increase in pending sales for April, but unfortunately closed sales were once again less than expected.  There does seem to be very good showing activity, so I’m expecting sales to pick up as we head into the summer season.

The current absorption rate exploded to 22.7 months, in March it was 11.7 months. A very strong buyers market for Sewalls Point, and those who have dreamed of moving to Sewalls Point should consider taking advantage of this market while they can.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to April of 2014, the inventory was 79 homes on the market, 11 pending sales and there were 6 closed sales.  The pending inventory is looking much better for this year.

March 2016 Monthly Market Detail St Lucie County Townhouses and Condos

The March 2016 Monthly Market Detail St Lucie County Townhouses and Condos shows reduced activity from March of last year.  Closed sales were down 23.1% from last year (was down 22.3% in February) while new sales under contract (new pending sales) decreased by 7.5% (was down by 24.1% in February).

The median sales price increased by 9.2% (was down by 10.4% in February) while the average sales price was down by 2.8% (decreased 7.2% in February).  This is the first month in 2016 with some increase in prices for this segment of the St Lucie County real estate market.

The inventory of available townhouses and condos decreased by 12 units from last month to 655 units, which is 3.1% greater than March 2015. The current supply of inventory remained unchanged from last month at  6.6 months, which is 6.5% greater than last year.  The St Lucie County townhouses and condos market remains in basically a balanced market and leaning towards going into a buyers market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.
