Florida Single Family Homes February 2018 Market Report

The Florida Single Family Homes February 2018 Market Report showed a modest improvement in closed sales but weaker pending activity as compared to last year. Closed sales were up by 3.3% (were down by1.3% in January) and new sales under contract (new pending sales) were down by 1.0% (were up by 0.1% in January).

Prices though, continue with their upward march.  The median and average sales prices up by 9.6% and 7.4% respectively, compared to January’s 9.1% and 12.3%.

The inventory of available homes for sale fell by 4.6% from last year.  For February there was a 3.9 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (February of 2017 had a 4.2 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

The absorption rate for Hobe Sound condos was 10.0 months for February as compared to 3.o months in January). Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The February 2017 numbers were: 13 active listings, 6 pending sales, and 2 closed sales.  Stronger activity last year for Hobe Sound condos.

The current absorption rate for condos in the 34990 zip code area shot up to 25.8 months (was 6.8 months in July).  A very strong buyers’ market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The February 2017 numbers were: 92 active listings, 11 pending sales, and 6 closed sales.  Slightly better activity last year even on a reduced number of condos available for sale (inventory).

The absorption rate for January dropped to 4.5 months compared to last month’s 5.9.  Firmly back into a seller’s market for this condo segment of Stuart’s 34994 zip code area after one month of a seller’s market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last February the numbers were 101 active listings, 28 pending sales, and 23 closed sales.  Stronger activity this year along with an increased inventory of condos available to purchase.
