There are currently 11 homes available to purchase in the Tesoro Club in Port St Lucie FL.  List prices range from $349,000 up to $1,099,000 for an average list price of $689,082 or $194.52 per sq. ft. of living area.

There are 2 homes currently under contract in the Tesoro Club.  List prices were $459,900 and $750,000 for an average list price of $604,950 which works out to $185.83 per sq. ft. of living area.  These homes were on the market for an average of 221 days before going under contract.

The Florida Townhouses and Condos July 2018 Market Report remains in a strong market with better activity when compared to last year.  Closed sales were up by 8.5% as compared to last month’s increase of 1.2% and new sales under contract (new pending sales) increased by 1.8% (In June there was a 0.0% increase).

Prices, also, continued to rise for July though at a slightly slower rate than in past months.  Median sales prices were up by 5.3% (was up by 7.5% in June), while the average sales price increased by 1.0% (was up 9.6% in June).

The inventory of active listings decreased by 2.2% from July of last year.  For July 2018 we have 5.3 months of inventory (was 5.5 months in June) and compared to 5.6 months for July 2017.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Florida Single Family Homes July 2018 Market Report

The Florida Single Family Homes July 2018 Market Report showed stronger activity when compared to last year and remains very active. Closed sales were up by 3.8% (were down by 1.3% in June) and new sales under contract (new pending sales) were down by 0.3% (were down by 3.3% in June).

Prices are also continuing to rise.  The median and average sales prices up by 6.3% and 5.7% respectively, compared to June’s 6.1% and 7.7%.

The inventory of available homes for sale remained unchanged from last year.  For July there was a 3.9 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (July of 2017 also had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  The inventory of available condos has once again reached very small levels and this will impact future condo market activity in Hobe Sound.  Yet, even with such little inventory, these condos are moving off the market quite fast.

The absorption rate for Hobe Sound condos was 1.3 months for July as compared to 6 months in June).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The July 2017 numbers were: 19 active listings, 3 pending sales, and 0 closed sales.  Much better activity this year on hardly any inventory.

For August 2018, there are three homes for sale in the Mariner Village gated community of Stuart FL.  Listing prices range from $289,900 up to $359,900 for an average list price of $323,233 which equals $176.82 per sq. ft. of living area.

There are currently four homes with pending sales that have not closed to date.  These homes were listed for prices that ranged from $219,900 up to $329,000 for an average list price of $276,475 or $164.05 per sq. ft. of living area.  These homes averaged 64 days on market before going under contract.

In the past 12 months, eighteen homes have sold in Mariner Village.  Sales prices ranged from a low of $253,000 up to a high of $388,500 for an average sales price of $303,972 which works out to $159.86 per sq. ft. of living area.  These homes sold for an average of 97% of the last list price and were active on the market for an average of 41 days prior to going under contract.

Mariner Village is a gated community in the very southern section of Stuart FL, adjacent to the Hobe Sound area of Martin County.  This community consists of 330 homes that were built between 1992 and 2000.  Home sizes range from 2 bedrooms, 2 bath homes with around 1,600 sq. ft. of living area up to 5 bedrooms, 4 bathroom homes with just under 3,000 sq. ft. of living area.

Community amenities include a heated pool, 2 tennis courts, and 2 basketball courts as well as a nature trail through the preserves.

The HOA fees include front lawn maintenance, basic Cable TV, trash pickup and maintenance of all the common areas. 2 large pets are permitted as well as rentals with some restrictions.

Mariner village is conveniently located close to shopping, restaurants, beaches, medical facilities and belong to Martin County’s ‘A’ rated school system

There are three condos for sale in the Inlet Village Condominiums of Indian River Plantation on Hutchinson Island in Stuart FL for August 2018.  List prices range from $214,900 up to $275,000 for an average list price of $246,633 which is $237.38 per sq. ft. of living area.

There are 2 condos currently under contract.  These condos were listed for $222,000 and $225,000 for an average list price of $223,500 which is $215.11 per sq. ft. of living area.  These two condos averaged 31 days on the market prior to going under contract.

In the past 12 months, 11 condos have sold in Inlet Village.  Sales prices ranged from $181,500 up to $405,000 for an average sales price of $260,168 which equal $235.47 per sq. ft. of living area.  These condos sold for an average of 96% of list price and were on the market for an average of 91 days prior to going under contract.
