The single-family real estate market in Sewalls Point continues with strong sales activity.  The inventory has now dropped to lower than the desirable number of homes on the market.  This may negatively impact sales numbers in the near future.

The absorption rate dropped to 4.1 months, in April it was 4.4 months.  Remaining in a seller’s market for the Sewalls Point single family home market.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to May 2018, the inventory was 51 homes on the market, 12 pending sales and there were 7 closed sales.  Pretty similar results when compared to last year.  Slightly higher closed sales this year while pending sales were a bit better last year.

St Lucie County Townhouses and Condos April 2019 Market Report

The St Lucie County Townhouses and Condos April 2019 Market Report rebounded for April with stronger closed sales when compared to last year.  Closed sales were up by 12.3% from last year (were down by 15.3% in March) while new pending sales were down by 11.2% for April (they were down by 14.7% in March).

Prices, though, continue to head higher.  The median price increased by 13.3% from last year (was up by 15.3% in March) while the average sales price increased by 10.7% (was up by 10.1% in March).

The inventory of available townhouses and condos decreased by 6 units from last month to 617 units, which is still 12.6% greater than April 2018. The current inventory is 6.0 months, as compared to 5.3 months of inventory last year.  The St Lucie County townhouses and condos market remains in a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes April 2019 Market Report

St Lucie County Single Family Homes April 2019 Market Report had improved sales activity when compared to last year and last month. Closed sales were up by 2.1% (in March they were up by 1.6%) and new sales under contract (new pending sales) increased by 10.5% (they were down by 9.7% last month).

Prices were also up for the month.  The median sales price was up by 5.1% (was up by 4.3% in March).  The average sales price was up by 3.9% (it was down by 1.4% in March).

The number of available home listings decreased by 37 homes to 1,967 homes.  This inventory is still 21.0% higher than last year.  The current supply of homes is 4.3 months (it was 3.5 months last year).  The St Lucie County single family home market remains in a quite strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

As of June 2019, there are 8 active listings in Vista del Lago in Stuart FL.  The list prices ranged from $79,900 up to $139,000 for an average list price of $96,708 which equals $104.27 per sq. ft. of living area.

There is 1 condo currently under contract which has not closed yet.  The list price was $118,000 which works out to $116.37 per sq. ft. of living area.  This condo was on the market for 88 days before going under contract.

The Vista del Lago condominium complex consists of over 500 condos located north of the Roosevelt Bridge and west of Federal Hwy (US-1) in North Stuart.  This attractive complex is very conveniently located near shopping, restaurants and a quick drive to either downtown Stuart or Jensen Beach.  Just a few minutes more and you can be on the Ocean in either Stuart or Jensen Beach.

Vista del Lago condos were first built in 1974 and the last one was completed in 1979.   All the buildings are two stories and contain both 2 Bedroom, 2 Bath and 1 Bedroom 1 Bath units.  Sizes range from 1,014 sq. ft. of living space down to 631 sq. ft. 1 bedroom units.  Many of these condos have attractive water views as well as some with golf course views of the Pine Lakes Golf Club.

There’s an active clubhouse with a large swimming pool as well as shuffleboard courts.  No pets are permitted in Vista del Lago and this is an age restricted (55+) community.  The HOA fees range from the low $200’s for a 1 Bedroom unit to just under $300 per month for 2 Bedroom condos.

Martin County Townhouses and Condos April 2019 Market Report continues with weaker sales activity when compared to last year.  Closed sales for the month were down by 4.8% (were down by 19.9% in March) while new sales under contract (new pending sales) were down by 22.3% from April 2018 (decreased by 1.5% in March).

Prices, though, continue to rise at strong rates.  The median sales price increased by 11.0% (was down by 1.1% in March) while the average sales price increased by 11.1% (was up by 2.3% in March).

The inventory of available townhouses and condos decreased by 5 units to 446 properties as compared to last month.  This is 3.7% greater inventory then we had in April 2018.  Currently, there’s a 4.7 month supply of inventory (compared to 4.4 months for April 2018).  Remaining in a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos Market Report for April 2019 had stronger sales activity when compared to last April.  Closed sales were up by 3.2% as compared to last month’s decrease of 6.1% and new sales under contract (new pending sales) decreased by 0.8% (In March there was a 3.1% increase).  A little stronger showing than in the past few months.

Prices continue to rise, though at a more moderate pace than in the past few years.  Median sales prices were up by 2.1% (was up by 3.6% in March), while the average sales price increased by 3.1% (was up 6.3% in March).

The inventory of active listings increased by 6.4% from April of last year.  We now have 6.1 months of inventory as compared to 5.8 months for April 2018.  Remaining in a balanced market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes Market Report for March 2019 showed continued improvement for sales volume when compared to last year.  The closed sales were up by 6.2% (were unchanged in March) and new sales under contract (new pending sales) were up by 4.4% (were up by 2.6% in March).

Prices were mixed for April.  The median sales price rose by 2.6% (it was up by 2.0% in March) and the average sales prices dropped by 0.2% (it was down by 1.4% last month).

The inventory of available homes for sale increased by 6.6% from last year.  This is a 4.1 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (April 2017 had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

The Saint Lucie Count townhouses and condo real estate market showed weaker sales activity for the first quarter of 2019 when compared to the same period last year.  Prices were also slightly lower than last year.   Inventory was up from last year and this segment of the Saint Lucie County real estate market has transitioned into a balanced one. (A balanced market is one considered to have an absorption rate of 6 to 7 months.)

Prices, however, continue to rise.  Though, the rate of increases has slowed.  There was a welcome increase in inventory for this quarter.  Still a strong seller’s market for the St. Lucie County single family homes real estate market.

For early June 2019, there are 3 condos for sale in the St Lucie Club Condos (officially known as the Saint Lucie Club Apartment Homes Condo).  These condos are listed with prices from $215,000 up to $282,500.  This is an average list price of $238,833 which equals $158.12 per sq. ft. of living area.

There are 2 condos currently under contract and awaiting settlement.  The list prices were $163,000 and $220,000.  This works out to an average list price of $191,500 or $141.75 per sq. ft. of living area.  These condos were on the market for an average of 46 days prior to going under contract.

In the past 12 months, 7 Saint Lucie Club condos have sold.   The sales prices ranged from $140,000 up to $278,500.  This equals an average sales price of $187,143 or $126.56 per sq. ft. of living area.  These condos were on the market for an average of 61 days before going under contract and sold for an average of 94% of list price.

These condos consist of 3 elevator buildings with 52 total units that were built from 1982 to 1984.  Sizes range from 3 bedroom, 2 bathroom condos with 1,684 sq. ft. to 2 bedroom, 2 bathroom condos with either 1,488 or 1,351 sq. ft. of living area.   The Saint Lucie Club has under building parking for at least one car along with ample guest spaces on their lush landscaped grounds.  There’s also a community pool and shared tennis courts.

At the time this was written (June 2019) HOA fees ranged from $480 per month to $510, depending on the building and the size of the condo.  Rentals are permitted (with some restrictions) and pets (one small) are only permitted in one of the three buildings.

These spacious condos located in the heart of Stuart are close to downtown, shopping, and the beaches and are highly sought after.

For June 2019 there are 3 condos available for sale in Sea Winds in Jensen Beach on Hutchinson Island.  These condos are listed from $314,900 up to $499,900.  This is an average list price of $383,267 or $286.93 per sq. ft. of living area.

There is one condo currently under contract.  This condo was listed for $300,000 which is $212.16 per sq. ft. of living area. It was on the market for 115 days before going under contract.
