The River Club of Martin County is a waterfront condo community that was built between the years of 1978 and 1980.  There are 15 buildings with 188 total condos all of which are 2 bedrooms and 2 bathrooms.  These are all two-story buildings.  There are two different floor plans with 1,220 and 1,072 sq. ft., of living areas.  Four of these buildings enjoy beautiful wide waterfront views of the Saint Lucie River.  This attractive community has a 50 slip marina that is run by a separate dock association.  In order to own a slip in the River Club, one must be a condo owner.  Tenants and owners do have the opportunity to rent slips should they be available for lease.

Recent River Club condo sales:

Owners enjoy excellent amenities include a clubhouse with game room and kitchen facilities, a community pool, fitness room, shuffleboard courts, workshop, and cable TV and internet access (including wi-fi) included in the condo fees.  The condo fees as of May 2019 are $326 a month.

All ages are welcome in the River Club but no pets are allowed.  And, rentals are allowed with some restrictions as to duration and length of unit ownership.  Additionally, no commercial vehicles or motorcycles are allowed, but pickup trucks with covers are permitted.

For September 2021, there is 1 home for sale in the Pines and Windemere communities in Jensen Beach FL. The list price is $434,990 which is $233.11 per sq. ft. of living area.

5 homes are under contract awaiting settlement at this time.  List prices range from a low of $425,000 up to a high of $625,000.  This works out to an average list price of $531,980 or $248.04 per sq. ft. of living area.  These homes averaged only 10 days on the market before going under contract.

Adjacent to the Pines is the smaller community of Windemere and the Preserves.  D.R. Horton has recently completed building brand new homes in both the Pines and Windemere subdivisions at some very affordable prices.

Neither the Pines or Windemere offers the amenities of a community pool or clubhouse which keeps the HOA fees quite low at $55.00 and $60.00 a month respectively.

When these developments were planned the original intent was to combine the two for ease of access.  However, the County decided to nix these plans as they felt that out of area residents would use Windemere Drive as a shortcut between US-1 and Jensen Beach and making a lot of congestion in this community.

These are three-story buildings with the most desirable condos being the end units with lake views.

The Jensen Beach Club will allow up to a 25 lb. or smaller pet and rentals are also allowed with some restrictions. The maintenance fee includes the insurance and maintenance for the building exterior as well as the common areas, pest control, management and water, and sewer charges.

There are two designated parking spots for each unit and ample guest parking as well. Jensen Beach Club residents enjoy the convenience of having ocean access just across the street. And, also being a short drive or bicycle ride to restaurants, shopping and the wonderful amenities of Jensen Beach and Martin County FL. All at a very affordable price.

There is only 1 condo for sale in the Green Turtle Cove condos on Hutchinson Island for May 2021. The list price is $239,900 which is $199.25 per sq. ft. of living area.

There are no condos currently under contract in Green Turtle Cove in Jensen Beach.

In the past 12 months, 6 Green Turtle condos have sold.  Sales prices ranged from $195,000 up to $279,000. This equals an average sales price of $235,333 or $195.46 per sq. ft. of living area.  These condos were on the market for an average of 150 days before going under contract. Sales prices averaged 97% of list price.

Green Turtle Cove condos for sale:

The Green Turtle Cove Condominium Complex is located just South of the Jensen Beach Causeway on Hutchinson Island in Martin County Florida.  It lies directly across the street from the public beach in Jensen beach with guarded beaches, a snack bar and beach volleyball courts.  Also, soon to break ground is a new luxury resort to be built on the grounds of the old Holiday Inn, also across the street.

Green Turtle cove consists of two 40 unit buildings.  The South building was completed in 1973 and the North building shortly after in 1974.  This complex in on the shores of the Indian River (Intracoastal Waterway) and has docks that are available to residents on a first come first served basis for the nominal fee of $25.00 a month.  There’s also a lake on the grounds as well as a swimming pool, vehicle wash area and BBQ stations.

Each building has secured entry through a lobby and has elevator service to the four stories.  There is reserved parking as well as an ample supply of guest spots.  Each unit is 2 bedroom and 2 bath with 1,204 sq. ft. of living space under air and a generous balcony with views of either the lake, preserve, river and some with peaks of the ocean.

No pets are permitted in Green Turtle Cove, though there are liberal rental rules allowing part-time residents to lower their cost of ownership by leasing out their condo for a few months a year.

Currently Green Turtle Cove is one of the more affordable condos for those wishing both river and ocean access.  (I’m told there is great fishing right from the private docks.)

Recently (2017), the Hutchinson Shores Resort and Spa has opened across the street (Oceanside). This makes fine dining as well as many amenities available to those who own in Green Turtle Cove.
