There are 2 homes under contract and awaiting closing. The list prices of these homes are $384,500 and $485,000 for an average list price of $434,750 which is $167.34 per sq. ft. of living area. These homes averaged 131 days on the market before an accepted offer.

As of January 2017 there are two townhouses for sale in Tradewinds on Hutchinson Island in Jensen Beach FL. List prices for these townhouses are $379,000 and $389,000 for an average list price of $384,000 which equals $200.05 per sq. ft. of living area.

About Tradewinds in Jensen Beach:

Located west of A-1-A (Ocean Drive) on Hutchinson Island in Jensen Beach (Saint Lucie County) and just approximately 3 miles north of the Jensen Beach Causeway is this unique townhome community by the name of Tradewinds.

There are a total of 14 townhomes in Tradewinds. Two large Spanish Med style units on the north end were completed in 2009 while the other 10 are in a Key West style and were completed between 2012 and 2014.

The older units are quite large with over 3,500 sq. ft. of living space on two and three levels and numerous bedrooms and bathrooms and garages. The newer units are all 3 bedroom, 2 and ½ bathroom homes with approximately 2,300 sq. ft. of living area with reserved parking. There is one end unit that has a detached garage.

All ages are welcome and up to two large pets are OK. Rentals are also permitted with some restrictions.

These townhomes are deeded as condos so the monthly fee of $400 (as of January 2017) includes maintenance and insurance for all structures and common areas. There is a community pool as well as a community pier with deeded docks on the Indian River (Intracoastal Waterway). Residents of these townhomes have the ability to go fishing on the Intracoastal from their boat or right from the dock, or simply just walk across the street to enjoy the crystal clear waters of the Atlantic Ocean.

In early January 2017 there are 7 homes available for sale in Jensen Park Estates. These homes are listed from $229,500 up to $374,000 for an average list price of $288,957 which also equals $167.20 per sq. ft. of living area.

There are no homes under contract and awaiting closing.

In the past 12 months, 17 Jensen Park Estates homes have sold. Sales prices ranged from a low 0f $206,000 up to $295,000 for an average sales price of $241,488 which equals $149.66 per sq. ft. of living area. These sales averaged 97% of listing price and averaged 48 days on market before going under contract.

Jensen Park Estates is a non-gated community located just west of Savannah Rd in the heart of Jensen Beach. There are 381 home sites in this community, most of which have been built upon. Homes were built from 1980 to the latest one which was completed in 2010.

There’s a wide range of sizes and shapes of homes ranging from 6 bedroom homes with over 3,100 sq. ft. of living area down to more modest 2 bedroom, 2 bathroom homes with just under 1,100 sq. ft. There are both frame and concrete block construction as well as homes with and without private pools.

Some homes have large lots of over ½ acre while others are fairly modest lots with just over .12 acres. Homeowner fees are a very reasonable $150 per year.

Neighborhood children attend the Jensen beach Elementary School which is just a little over ½ mile away, Stuart Middle School and the Jensen Beach High School.

Very close to shopping areas of US-1 as well as close to the Intracoastal (the Indian River) with its boat ramps, public beaches on Hutchinson Island, Indian Riverside park, and much more.

Jensen Park Estates is an excellent option for both families and retirees looking for affordable homes in the heart of Jensen Beach.

Islandia residents enjoy wonderful amenities that include 2 Oceanside pools, private beach access, BBQ grilling area, Jacuzzi, tennis and bocce courts, and overflow parking with trailer and RV parking spaces. There are no condos for sale in Green Turtle Cove for December of 2016.

There are no condos under contract in Green Turtle Cove on Hutchinson Island in Jensen Beach.

In the past 12 months, only one condo has sold in Green Turtle. The sales price was $245,000 or $181.89 per sq. ft. of living area. This condo went under cotract 54 days after being listed and sold for 98% of list price.

About Green Turtle Cove on Hutchinson Island:

The Green Turtle Cove Condominium Complex is located just South of the Jensen Beach Causeway on Hutchinson Island in Martin County Florida. It lies directly across the street from the public beach in Jensen beach with guarded beaches, a snack bar and beach volleyball courts. Also, soon to break ground is a new luxury resort to be built on the grounds of the old Holiday Inn, also across the street.

Green Turtle cove consists of two 40 unit buildings. The South building was completed in 1973 and the North building shortly after in 1974. This complex in on the shores of the Indian River (Intracoastal Waterway) and has docks which are available to residents on a first come first served basis for the nominal fee of $25.00 a month. There’s also a lake on the grounds as well as a swimming pool, vehicle wash area and BBQ stations.

Each building has secured entry through a lobby and has elevator service to the four stories. There is reserved parking as well as an ample supply of guest spots. Each unit is 2 bedroom and 2 bath with 1,204 sq. ft. of living space under air and a generous balcony with views of either the lake, preserve, river and some with peaks of the ocean.

No pets are permitted in Green Turtle Cove, though there are liberal rental rules allowing part time residents to lower their cost of ownership by leasing out their condo for a few months a year. As of this writing, Condo and management fees are $420 per month (as of December 2016).

Currently Green Turtle Cove is one of the more affordable condos for those wishing both river and ocean access. (I’m told there is great fishing right from the private docks.)

July 2016 update: An upscale resort hotel is scheduled to open in late 2016 or early 2017 across the street on the ocean side.
