Island Village was created in two different phases, with phase I offering 28 quad style townhouses that offer 2 bedrooms, 2 and ½ baths and 1,328 sq. ft. of living area.  While phase II consists of 96 units of 1,270 sq. ft. with 2 bedrooms and 1 and ½ baths, in buildings with various sized units.

Homes sizes in the Falls range from 4 bedroom, 3 bathroom homes of 2,236 sq. ft. of living area up to 5 bedroom, 4 bathroom homes with just under 4,500 sq. ft. under AC.  The majority of the homes in the falls have 3 car garages.  Homes range from single story ranch style designs to two-story homes and many have private pools.

The River Club of Martin County is a waterfront condo community that was built between the years of 1978 and 1980.  There are 15 buildings with 188 total condos all of which are 2 bedroom and 2 bathrooms.  These are all two-story buildings.  There are two different floor plans with 1,220 and 1,072 sq. ft., of living areas.  Four of these buildings enjoy beautiful wide waterfront views of the Saint Lucie River.  The River Club has a 50 slip marina that is run by a separate dock association.  In order to own a slip in the River Club, one must be a condo owner.  Tenants and owners do have the opportunity to rent slips should they be available for lease.

Great amenities include a clubhouse with game room and kitchen facilities, a community pool, fitness room, shuffleboard courts, workshop, and cable TV and internet access (including wi-fi) included in the condo fees.  The condo fees as of May 2018 are $326 a month.

All ages are welcome in the River Club but no pets are allowed.  Rentals are allowed with some restrictions as to duration and length of unit ownership.  No commercial vehicles or motorcycles are allowed, but pickup trucks with covers are permitted.

There are 196 condos which are all 1,090 sq. ft. of living area with 2 bedrooms and 2 bathrooms with private balconies or patios. The Jensen beach Club complex was built between 1986 and 1987 and has a community pool, clubhouse and tennis courts. These are three story buildings with the most desirable condos being end units with lake views.

The Jensen beach Club will allow up to 25 lb. or smaller pet and rentals are also allowed with some restrictions. The maintenance fee at the time of this post was around $300 per month, which includes the insurance and maintenance for the building exterior as well as the common areas, pest control, management and water and sewer charges.

There are two designated parking spots for each unit and ample guest parking as well. Jensen Beach Club residents enjoy the convenience of having ocean access just across the street and also being a short drive or bicycle ride to restaurants, shopping and the wonderful amenities of Jensen Beach and Martin County FL. All at a very affordable price.
