As of October there is only one active listing in Joes Point.  It is listed at $1,870,000 or $525.58 per sq. ft. of living area.

One home is pending (under contract) which was listed for $969,900 or $315.11 per sq. ft. and was on the market for 50 days prior to going under contract.  This is a bank owned foreclosure.

In the past 12 months, one home has sold in this waterfront community.  The sales price was $1,195,000 which equals $381.55 per s. ft.  This home went under contract in 45 days and sold for 91% of the list price.

One of the most unusual properties on Stuart’s Hutchinson Island is Joes Point.  Located on a private peninsula which juts to the north west into the mile wide Indian River (Intracoastal Water Way). Originally developed by Lloyd Dutcher in the early 1980’s this is a premier waterfront subdivision enjoying the many wonderful amenities of Hutchinson Island in Martin County.  Only minutes to the Saint Lucie inlet and the sparkling Atlantic Ocean by boat, with easy access to the Bahamas or through the Okeechobee water way through the heart of Florida to the Gulf of Mexico by boat.  This is a true boaters paradise.  Abundant fishing is just off the dock or go just a few minutes further for some deep sea fishing and adventure.

Joes Point has 56 home sites (3 are vacant lots at this writing) of which most are waterfront with private docks and sweeping water views of the Intracoastal Waterway (Indian River). There are 8 non-waterfront homes, though they have docks in the community marina which is just a short walk from these homes.  There is also a community RV/Boat storage area as well as a tennis court.  HOA fees as of late 2015 were under $245 per month and include central water and sewer service.

Pets are welcome as well as having the ability to rent these homes.  This is a gated community offering a high level of privacy on the shores of the Indian River.  Beach access is across A-1-A in a private and HOA owned beach area.

There are currently 6 condos on the market in Atlantis.  List prices range from $189,900 to $299,000 for an average list price of $226,566 which equates to $196.17 per sq. ft. of living area.

There are 2 Atlantis condos that are under contract that haven’t sold to date.  List prices are $125,000 and $158,800 for an average of $141,900 or a per sq. ft. price of $134.76.  These two condos went under contract in an average of 69 days.

Atlantis Condos on Hutchinson Island in Jensen Beach FL (Saint Lucie County) consists of three buildings.  Atlantis ‘A’, Atlantis ‘B’ and Atlantis ‘III’.   Buildings A and B were constructed in 1978 and consist of 68 2 bedroom 2 bathroom condos with 1,053 sq. ft. of living space on 7 stories.  End units are slightly bigger with wrap around balconies and 1113 sq. ft. of living space.  Building III was built in 1982, also with the same number of condos but is slightly larger with 1,151 sq. ft. interior units and 1,258 sq. ft. on the ends.

Condo association fees at the time of this post were in the low $300’s per month for Buildings A & B and the low $400’s for Atlantis III.  These three buildings have two pools in between them as well as direct ocean access from the rear of all buildings.  Those on floors 3 to 7 enjoy excellent ocean and beach views, while the lower floors have partially blocked views because of the sand dunes. There is ample outdoor parking for all residents as well as two tennis courts and a vehicle wash area.

There is only one available Jensen Beach Club Condo on the MLS at this time. The list price is $149,900 which equates to $140.88 per sq. ft. of living area.

There are no condos under contract at the present time.

In the past 12 months, 14 condos have sold. Sales prices ranged from $99,000 to $159,500 for an average sales price of$133,814 which is $122.96 per sq. ft. of living area. These condos sold in an average of 91 days and on average sold for 94% of list price.

The Jensen Beach Club is a complex consisting of 9 buildings surrounding a lake on Hutchinson Island on a pristine 21 acres. Lying directly across the street from the Ocean and the public beach at the end of the Jensen Beach Causeway. There are 196 condos which are all 1,090 sq. ft. of living area with 2 bedrooms and 2 bathrooms with private balconies or patios. The Jensen beach Club complex was built between 1986 and 1987 and has a community pool, clubhouse and tennis courts. These are three story buildings with the most desirable condos being end units with lake views.

The Jensen beach Club will allow up to 25 lb. or smaller pet and rentals are also allowed with some restrictions. The maintenance fee at the time of this post was around $300 per month, which includes the insurance and maintenance for the building exterior as well as the common areas, pest control, management and water and sewer charges.

There are two designated parking spots for each unit and ample guest parking as well. Jensen Beach Club residents enjoy the convenience of having ocean access just across the street and also being a short drive or bicycle ride to restaurants, shopping and the wonderful amenities of Jensen Beach and Martin County FL. The good news is, yes, you read that headline correctly: there are drop-dead gorgeous oceanfront island vacation homes on sale for you right now—this summer! The bad news, however, (depending on your vacation and travel plans) is that these homes for sale aren’t as convenient (geographically speaking) as some others.

They are in Greece. There’s always a catch, isn’t there?

CNNmoney’s website reported last week that the recent escalation in Greece’s financial trouble has produced a notable increase of interest from foreign investors. Reports indicate that prices are discounted anywhere from 30% in the most popular islands to as much as 50% in less relaxing places. Like Athens.

Alexandros Moulas, who is an Athens-based associate at the global property firm Savills, says that buyers are mostly from Europe, but also the Middle East and Asia. So why not add our Hutchinson Island buyers to the pack? We like vacation homes, too!

There are reasons why Hutchinson island locals might consider a Greek investment property, aside from the travel benefits. A Greek island home, for example, can be a nice earner. Rental incomes are attractive—but it’s wise to keep in mind that islands like Mykonos are incredibly seasonal, grinding to a complete halt each winter.

The truth is, I can’t actually sell a single one of these stunning, bargain-priced Greek island homes to you. As a licensed real estate agent here in Stuart, I am an expert in Hutchinson Island homes for sale, and – while a trip to Mykonos sounds fantastic, the homes for sale in Martin County need me here this summer.

So while there might not be any oceanfront homes for sale in in these parts at a 30% – 50% discount, there are a great many welcoming Hutchinson Island properties for sale this summer—and interest rates are still, for the moment at least, temptingly low. Stuart residents don’t have to be pet owners to get a sense of just how nutty Americans are about our animals. Just a few minutes of watching TV will do it. After you’ve been bombarded with the images of happy/sad/exuberant/listless cats and dogs who are saved/rewarded by the pet products in the commercials, you won’t doubt that $60.59 billion is being spent on pets this year. It becomes clear how Fido and Kitty can afford to foot the bill for so much of today’s prime time television.

Another fact—one that directly relates to Hutchinson Island real estate—is that slightly more than 56% of all American households are said to include a pet. The ASPCA says that 37%-47% of households have a dog, and 30%-37% of households have a cat (as far as the cats are concerned, it’s the cats that have the households, not the other way around). Whether or not Fido and Kitty are part of your own family, this does give rise to how important the real estate concept of “pet-friendly” homes has become.

Consideration:

Does your finicky cat need a room of his or her own? Does your MegaDog require a large yard? Space is always a leading qualification when you go to assess minimum real estate requirements for your Hutchinson Island family, but since 68% of families include pet needs in their calculations, that is one of the basics that qualify a property. That’s why it makes increasing sense to emphasize pet-friendliness. Even if they don’t go ahead and actually put it in, having a bid in hand showing that the cost is reasonable could be enough to sooth pet-owning prospects’ concerns.

Consideration:

Although pet owners are unambiguous about considering the four-footers to be family members, that’s not a universally shared concept. If you don’t see (or hear) any signs of pets in a prospective neighborhood, buyers should make certain that a property they are thinking about buying doesn’t carry restrictions that could cause pet turmoil. Local ordinances and neighborhood associations can enforce restrictions on the number and kind of pets.

Consideration:

Along with the growing popularity of pets have come a number of pet perks that have real estate implications. Pet amenities like dog parks are becoming more and more common in newer communities (in some areas, a movement is afoot to feature dog- and even cat-friendly cafes and public buildings).

For June of 2015, there are currently 6 active listings  (2 homes and 4 townhouses) on the market at prices of $172,500 to $349,000 for an average listing price of $215,330 which equals $123.45 per square ft. of living area.

There are 6 homes under contract awaiting settlement (3 homes and 3 townhouses) with list prices from $179,900 to $344,900 at an average list price of $244,471 which equals $122.73 per sq. ft. of living area.
