Atlantis Condos on Hutchinson Island in Jensen Beach FL (Saint Lucie County) consists of three buildings. Atlantis ‘A’, Atlantis ‘B’ and Atlantis ‘III’. Buildings A and B were constructed in 1978 and consist of 68 2 bedroom 2 bathroom condos with 1,053 sq. ft. of living space on 7 stories. End units are slightly bigger with wrap around balconies and 1113 sq. ft. of living space. Building III was built in 1982, also with the same number of condos but is slightly larger with 1,151 sq. ft. interior units and 1,258 sq. ft. on the ends.

Condo association fees at the time of this post were in the low $300’s per month for Buildings A & B and the low $400’s for Atlantis III. These three buildings have two pools in between them as well as direct ocean access from the rear of all buildings. Those on floors 3 to 7 enjoy excellent ocean and beach views, while the lower floors have partially blocked views because of the sand dunes. There is ample outdoor parking for all residents as well as two tennis courts and a vehicle wash area.

The Atlantis condos are conveniently located just 1 and ½ miles north of the Jensen Beach Causeway and within an easy drive of shopping, restaurants and all the amenities offered on Florida’s Treasure Coast.

For March 2017, there are two condos for sale in Bayview. These condos are listed for $387,000 and $389,000 for an average list price of $388,000 or $282.39 per sq. ft. of living area.

There are 3 condos under contract and awaiting settlement. The list prices ranged from $389,000 up to $450,000 for an average list price of $428,000 which works out to $309.29 per sq. ft. of living area. These condos averaged 72 days on market before going under contract.

In the past 12 months, 4 condos have sold in Bayview with sales prices ranging from $328,000 to $432,500. The average sales price was $390,350 which equals a $284.10 price per sq. ft. of living area. Bayview in Indian River Plantation is one of the newer condominium complexes on Hutchinson Island in Stuart Florida. About Tradewinds in Jensen Beach:

Located west of A-1-A (Ocean Drive) on Hutchinson Island in Jensen Beach (Saint Lucie County) and just approximately 3 miles north of the Jensen Beach Causeway is this unique townhome community by the name of Tradewinds.

There are a total of 14 townhomes in Tradewinds. Two large Spanish Med style units on the north end were completed in 2009 while the other 10 are in a Key West style and were completed between 2012 and 2014.

The older units are quite large with over 3,500 sq. ft. of living space on two and three levels and numerous bedrooms and bathrooms and garages. The newer units are all 3 bedroom, 2 and ½ bathroom homes with approximately 2,300 sq. ft. of living area with reserved parking. There is one end unit that has a detached garage.

All ages are welcome and up to two large pets are OK. Rentals are also permitted with some restrictions.

These townhomes are deeded as condos so the monthly fee of $400 (as of January 2017) includes maintenance and insurance for all structures and common areas. There is a community pool as well as a community pier with deeded docks on the Indian River (Intracoastal Waterway). Residents of these townhomes have the ability to go fishing on the Intracoastal from their boat or right from the dock, or simply just walk across the street to enjoy the crystal clear waters of the Atlantic Ocean.

Because of the limited number of residences in the Tradewinds, these don’t come on the market very often, so please contact me for a listing alert for any new townhomes that come on the market in the Tradewinds.

The Islandia Condos of Jensen Beach on Hutchinson Island consist of two 20 story buildings that were built in 1982. There are 388 total residences in these two buildings which are called Islandia I and II. Very conveniently located to the north of the Jensen Beach Causeway, and is just a short drive away from downtown Jensen Beach, shopping and restaurants.

Condos in Islandia come in large 3 bedroom, 3 bathroom units with 1,929 sq. ft. of living area plus balconies and 3 bedroom, 2 bathroom units with 1,544 sq. ft. as well as 2 bedroom, 2 bath condos with either 1,437 or 1,228 sq. ft. Islandia residents enjoy wonderful amenities that include 2 Oceanside pools, private beach access, BBQ grilling area, Jacuzzi, tennis and bocce courts, and overflow parking with trailer and RV parking spaces. Interior facilities include a large social area with bar and kitchen, billiards, fitness center and steam sauna. There is an office with on-site management and 24 guard gated security.

Islandia I does not allow pets, while those in Islandia II are allowed one pet under 30 lbs. Both buildings allow rentals with restrictions. The condo association fees at the time this is being written are from $1,420 to $1,950 per quarter.

There are no condos for sale in Green Turtle Cove for December of 2016.

There are no condos under contract in Green Turtle Cove on Hutchinson Island in Jensen Beach.

In the past 12 months, only one condo has sold in Green Turtle. The sales price was $245,000 or $181.89 per sq. ft. of living area. This condo went under cotract 54 days after being listed and sold for 98% of list price.

About Green Turtle Cove on Hutchinson Island:

The Green Turtle Cove Condominium Complex is located just South of the Jensen Beach Causeway on Hutchinson Island in Martin County Florida. It lies directly across the street from the public beach in Jensen beach with guarded beaches, a snack bar and beach volleyball courts. Also, soon to break ground is a new luxury resort to be built on the grounds of the old Holiday Inn, also across the street.

Green Turtle cove consists of two 40 unit buildings. The South building was completed in 1973 and the North building shortly after in 1974. This complex in on the shores of the Indian River (Intracoastal Waterway) and has docks which are available to residents on a first come first served basis for the nominal fee of $25.00 a month. There’s also a lake on the grounds as well as a swimming pool, vehicle wash area and BBQ stations.

Each building has secured entry through a lobby and has elevator service to the four stories. There is reserved parking as well as an ample supply of guest spots. Each unit is 2 bedroom and 2 bath with 1,204 sq. ft. of living space under air and a generous balcony with views of either the lake, preserve, river and some with peaks of the ocean.

No pets are permitted in Green Turtle Cove, though there are liberal rental rules allowing part time residents to lower their cost of ownership by leasing out their condo for a few months a year. As of this writing, Condo and management fees are $420 per month (as of December 2016).

Currently Green Turtle Cove is one of the more affordable condos for those wishing both river and ocean access. (I’m told there is great fishing right from the private docks.)

July 2016 update: An upscale resort hotel is scheduled to open in late 2016 or early 2017 across the street on the ocean side.

This report includes all Miramar Buildings on Hutchinson Island in Jensen Beach Miramar, Miramar II and Miramar Royale.

There are 11 Miramar condos on the market on Hutchinson Island. List prices range from $209,500 up to $485,000 for an average list price of $359,381 which works out to $250.13 per sq. ft. of living area.

There are no condos currently under contract.

In the past 12 months, 14 Miramar Condos have sold. Sales prices ranged from $210,000 up to $440,000 for an average sales price of $356,020 or $244.66 per sq. ft. of living area. These condos sold for an average of 96% of list price and went under contract 120 days on average from listing date.
