Florida Single Family Home Sales 2023 Yearly Review

The Florida Single Family Home Sales for 2023 as reported by Florida Realtors is now showing the turnaround the real estate market has experienced with prices that rose too rapidly, increasing mortgage rates, and worries about an upcoming recession. Though the numbers are improving from the previous year, signaling that a turnaround may be underway. Year-to-year closed sales were down by 10.3% (down by 18.0% in 2022) and new sales under contract (new pending sales) decreased by 7.1% (down by 21.1% in 2022).

Both median and average sales prices were up (2022 to 2023) by 1.9% and 2.1% respectively.   These numbers were 15.7% and 11.3% respectively for 2022. Prices are not rising as fast as in previous years.

The inventory of available homes for sale increased by 17.8% from 2022.  While the month’s supply of homes increased to 3.6 months.  Indicating that the Florida single-family home market is still in a seller’s market.

Martin County Single Family Homes November 2023 Market Report

The Martin County Single Family Homes Market Report showed surprisingly improved activity compared to last year. Even as we continue to face economic uncertainties, though mortgage rates appear to have peaked and have started to decline. The inventory of available homes for sale declined for the second month in a row. Closed sales were up by 24.5% from last year (they were up by 19.4% in October). At the same time, new pending sales increased by 8.8% compared to last year (which increased by 10.7% last month).

Prices were up for November as compared to last year.  The median sales price increased from last year by 12.8% (up by 0.7% in October) while the average sales price increased by 41.8% (down by 21.1% last month).

The inventory of available single-family homes increased by 49 homes to 585. This is a 12.5% greater inventory than last November.  The current supply of homes is 3.6 months.  For November of last year, it was 3.1 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7 month supply of inventory.

The Florida Single Family Home real estate market had slightly better closed sales activity when compared to last year. Though we continue to face headwinds with some economic uncertainties, it does appear that mortgage rates may have started to decrease. Closed sales were up by 4.2% (were down by 5.3% in October). New sales under contract (new pending sales) were down by 1.2% (were up by 8.4% in October).

Prices increased for November when compared to last year.  The (year-to-year) median sales price was up by 3.3% (it was up by 2.0% in October). And, the average sales price was up by 5.6% (it was up by 5.4% last month).

The inventory of available homes for sale increased by 13.9% from last year.  This represents a 3.7 month supply of inventory (November 2022 had a 2.8 month supply). Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Martin County Single Family Homes October 2023 Market Report

The Martin County Single Family Homes Market Report showed better-closed activity compared to last year. We continue to face economic uncertainties though mortgage rates appear to have peaked and have started to decline. The inventory of available homes for sale declined for the second month in a row. Closed sales were up by 19.4% from last year (they were down by 10.0% in September). At the same time, new pending sales increased by 10.7% compared to last year (which increased by 24.2% last month).

Prices were mixed for October as compared to last year.  The median sales price increased from last year by 0.7% (up by 4.8% in September) while the average sales price decreased by 21.1% (down by 5.3% last month).

The inventory of available single-family homes increased by 75 homes to 536. This is a 2.9% greater inventory than last October.  The current supply of homes is 3.3 months.  For October of last year, it was 2.9 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

We continue to face headwinds with some economic uncertainties, though it appears that mortgage rates may have started to decrease. Closed sales were down by 5.3% (were up by 6.1% in September). New sales under contract (new pending sales) were up by 8.4% (were down by 0.1% in September).

Prices increased slightly for October when compared to last year.  The (year-to-year) median sales price was up by 2.0% (it was up by 1.3% in September). And, the average sales price was up by 5.4% (it was up by 7.5% last month).

The inventory of available homes for sale increased by 3.5% from last year.  This represents a 3.5-month supply of inventory (October 2022 had a 2.7-month supply). Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

As we continue to encounter headwinds of increasing mortgage rates and other economic uncertainties. The inventory of available homes for sale declined for the second month in a row. Closed sales were down by 10.0% from last year (they were down by 12.3% in August). At the same time, new pending sales increased by 24.2% compared to last year (which decreased by 15.7% last month).

Prices were mixed for September as compared to last year.  The median sales price increased from last year by 4.8% (down by 12.9% in August) while the average sales price decreased by 5.3% (down by 7.8% last month).

The inventory of available single-family homes decreased by 1 home to 461. This is a 5.1% smaller inventory than last September.  The current supply of homes is 2.9 months.  For September of last year, it was 2.7 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

The Martin County Single Family Homes Market Report showed weaker closed activity compared to last year. As we continue to encounter headwinds of increasing mortgage rates and other economic uncertainties. Even the inventory declined for August. This is the first decline in over a year. Closed sales were down by 12.3% from last year (they were up by 25.0% in July). At the same time, new pending sales decreased by 15.7% compared to last year (which decreased by 6.4% last month).

Prices were down for August as compared to last year.  The median sales price decreased from last year by 12.9% (up by 8.0% in July) while the average sales price decreased by 7.8% (up by 44.0% last month).

The inventory of available single-family homes decreased by 11 homes to 462. This is a 5.7% smaller inventory than last August.  The current supply of homes is 2.9 months.  For August of last year, it was 2.6 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

We continue to face headwinds with increasing mortgage rates and other economic uncertainties. Closed sales were down by 7.9% (were down by 6.4% in July). New sales under contract (new pending sales) were down by 11.7% (were down by 0.8% in July).

Prices increased slightly for August when compared to last year.  The (year-to-year) median sales price was up by 2.0% (it was up by 0.7% in July). And, the average sales price was up by 3.7% (it was up by 2.2% last month).

The inventory of available homes for sale increased by only 0.2% from last year.  This represents a 3.0-month supply of inventory (August 2022 had a 2.4-month supply). Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

This equals an average sales price of $604,835 which equals $285.84 per sq. ft. of living area.  These homes were on the market for an average of 45 days before going under contract. And, they sold for an average of 98% of the list price.

When these developments were planned the original intent was to combine the two for ease of access.  However, the County decided to nix these plans as they felt that out-of-area residents would use Windemere Drive as a shortcut between US-1 and Jensen Beach, causing a lot of congestion in this community.

Florida Single Family Homes July 2023 Market Report

The Florida Single Family Home real estate market continues to show weaker sales activity when compared to last year. The inventory numbers are rising (though at a reduced rate from previous months). We continue to face headwinds with increasing mortgage rates and other economic uncertainties. Closed sales were down by 6.4% (were down by 7.9% in June). New sales under contract (new pending sales) were down by 0.8% (were down by 3.2% in June).

Prices increased slightly for July when compared to last year.  The (year-to-year) median sales price was up by 0.7% (it was unchanged at 0.0% in June). And, the average sales price was up by 2.2% (it was down by 0.9% last month).

The inventory of available homes for sale increased by 27.3% from last year.  This represents a 2.8 months supply of inventory (July 2022 had a 2.2 months supply). Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Martin County Single Family Homes July 2023 Market Report

The Martin County Single Family Homes Market Report showed better-closed activity than last year. Even as we continue to encounter headwinds of increasing mortgage rates and other economic uncertainties. Closed sales were up by 25.0% from last year (they were up by 4.3% in June). At the same time, new pending sales decreased by 6.4% compared to last year (which increased by 5.7% last month).

Prices were up for July compared to last year.  The median sales price increased from last year by 8.0% (up by 1.4% in June) while the average sales price increased by 44.0% (down by 10.1% last month).

The inventory of available single-family homes rose by 6 homes to 473. This is an 11.5% greater inventory than last July.  The current supply of homes is 2.9 months.  For July of last year, it was 2.6 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

The Martin County Single Family Homes Market Report showed slightly better-closed activity than last year. We are still encountering headwinds with increasing mortgage rates and other economic uncertainties. Closed sales were up by 4.3% from last year (they were down by 4.2% in May). At the same time, new pending sales increased by 5.7% compared to last year (which decreased by 5.1% last month).

Prices were mostly flat or lower for June with little changes from last year.  The median sales price increased from last year by 1.4% (up by 8.1% in May) while the average sales price decreased by 10.1% (up by 3.1% last month).

The inventory of available single-family homes rose by 4 homes to 467. This is an 8.9% greater inventory than last June.  The current supply of homes is 2.9 months.  For June of last year, it was 2.2 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

Florida Single Family Homes June 2023 Market Report

The Florida Single Family Home real estate market continues to show weaker sales activity when compared to last year, but is improving. The inventory numbers are rising (though at a reduced rate from previous months). we continue to face headwinds with increasing mortgage rates and other economic uncertainties. Closed sales were down by 7.9% (were down by 8.5% in May). New sales under contract (new pending sales) were down by 3.2% (were down by 9.1% in May).

Prices were mostly flat or lower for June with little changes from last year.  The (year-to-year) median sales price was unchanged at 0.0% (it was also unchanged at 0.0% in May). And, the average sales price was down by 0.9% (it was down by 0.2% last month).

The inventory of available homes for sale increased by 13.8% from last year.  This represents a 2.8 months supply of inventory. Florida remains in a seller’s market with the advantage to sellers. (June 2022 had a 1.9 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

The Martin County Single Family Homes Market Report showed slightly slower closed activity than last year. We are still encountering headwinds with increasing mortgage rates and other economic uncertainties. Closed sales were down by 4.2% from last year (they were up by 3.6% in April). At the same time, new pending sales decreased by 5.1% compared to last year (which increased by 8.4% last month).

Prices were up for May.  The median sales price increased from last year by 8.1% (down by 8.0% in April) while the average sales price increased by 3.1% (up by 14.4% last month).

The inventory of available single-family homes remained unchanged at 463. This is a 35.8% greater inventory than last May.  The current supply of homes is 2.9 months.  For May of last year, it was 1.7 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.
