Martin County Single Family Homes April 2022 Market Report

The Martin County Single Family Homes Market Report showed considerably weaker activity than last April. We remain in a market with unprecedented low inventory and rising borrowing costs that are significantly affecting the real estate market.  Closed sales were down by 32.2% from last year (were down by 32.7% in March).  While new pending sales decreased by 31.9% as compared to last year (decreased by 27.6% last month).

Prices were mixed for the month of April.  The median sales price increased from last year by 26.5% (it was up by 13.5% in March) while the average sales price decreased by 7.3% (it was down by 9.4% last month).

The inventory of available single-family homes increased by 45 homes from last month to 268 homes. This is still 6.0% less inventory than last April.  The current supply of homes is 1.3 months.  For April of last year, it was 1.2 months of supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

As of May 2022, there is 1 home available for sale in River Forest in Stuart FL. The list price is $459,000 or $282.46 per sq. ft. of living area.

There is also 1 home currently under contract and awaiting settlement.  The list price was $350,000 which equals $280.00 per sq. ft. of living area. This home was on the market for 5 days before going under contract.

In the past 12 months, 13 homes have been sold in River Forest.  Sales prices ranged from $335,000 up to $465,000 for an average sales price of $400,454 which equals $222.15 per sq. ft. of living area.  These homes averaged 11 days on the market before going under contract. Florida Single Family Homes April 2022 Market Report

The Florida Single Family Home market activity had lower sales volume compared to last April.  We remain in a market with unprecedented low inventory as well as rising interest rates that are significantly affecting the real estate market.  Inventory rose slightly this month, so maybe we are in the very beginnings of a turn-around in the market. Closed sales were down by 15.3% (were down by 6.2% in March). New sales under contract (new pending sales) were down by 13.9% (were down by 12.4% in March).

Prices are continuing their rise.  The median sales price rose by 21.8% (it was up by 21.1% in March). And, the average sales price was up by 12.8% (it was up by 16.9% last month).

The inventory of available homes for sale increased by 6.9% from last year.  This represents only a 1.1 months supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (April 2021 also had a 1.1 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Report showed considerably weaker activity than last March. We remain in a market with unprecedented low inventory that is significantly affecting the real estate market.  Closed sales were down by 32.7% from last year (were down by 19.8% in February).  While new pending sales decreased by 27.6% as compared to last year (decreased by 35.5% last month).

Prices were mixed for the month of March.  The median sales price increased from last year by 13.5% (it was up by 24.4% in February) while the average sales price decreased by 9.4% (up by 40.8% last month).

The inventory of available single-family homes increased by 45 homes from last month to 223 homes. This is 34.4% less inventory than last March.  The current supply of homes is 1.0 months.  For March of last year, it was a 1.5 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

(March 2021 had a 1.2 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Report showed considerably weaker activity than last February. We remain in a market with unprecedented low inventory that is significantly affecting the real estate market.  Closed sales were down by 19.8% from last year (were down by 18.4% in January).  While new pending sales decreased by 35.5% as compared to last year (decreased by 31.9% last month).

Prices were up for February.  The median sales price increased from last year by 24.4% (it was up by 16.3% in January) while the average sales price increased by 40.8% (up by 42.1% last month).

The inventory of available single-family homes increased by 26 homes from last month to 178 homes. This is 49.1% less inventory than last February.  The current supply of homes is 0.8 months.  For February of last year, it was a 1.5 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

For March 2022, there are no homes available for sale in the Pines and Windemere communities in Jensen Beach FL.

4 homes are currently under contract and awaiting settlement.  List prices ranged from a low of $400,000 to a high of $799,000.  This works out to an average list price of $596,975 or $262.66 per sq. ft. of living area.  These homes averaged only 5 days on the market before going under contract.

In the past 12 months, 36 homes have been sold in the Pines and Windemere.  Sales prices ranged from a low of $385,000 up to a high of $690,000. Neither the Pines or Windemere offers the amenities of a community pool or clubhouse which keeps the HOA fees quite low at $55.00 and $60.00 a month respectively.

When these developments were planned the original intent was to combine the two for ease of access.  However, the County decided to nix these plans as they felt that out of area residents would use Windemere Drive as a shortcut between US-1 and Jensen Beach and making a lot of congestion in this community.

We remain in a market with unprecedented low inventory that is significantly affecting the real estate market.  Closed sales were down by 18.4% from last year (were down by 19.8% in December).  While new pending sales decreased by 31.9% as compared to last year (decreased by 11.8% last month).

Prices were up for January.  The median sales price increased from last year by 16.3% (it was up by 42.4% in December) while the average sales price increased by 42.1% (up by 54.1% last month).

The inventory of available single-family homes decreased by 23 homes from last month to only 152 homes. This is 62.3% less inventory than last January.  The current supply of homes is only 0.7 months.  For January of last year, it was a 1.8 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

St Lucie County Townhouses and Condos Sales 2021 Yearly Review

The St Lucie County Townhouses and Condos Sales for 2021 had stronger sales activity when compared to 2020.  Though most of the improved results were during the first half of the year. During the late summer and fall, the market experienced an unprecedented shortage of homes for sale which has negatively affected sales volume. Year to year closed sales were up by 20.5% as compared to 2020 which saw an increase of 11.7% and new sales under contract (new pending sales) increased by 14.0% (2020 saw an increase of 19.3%).

Prices were also up when compared to last year. The median sales price increased by 9.3% as compared to the 19.1% rise last year. The average sales price was up by 16.2% as compared to the 17.4% increase in 2020.

Inventory decreased by 54.2% as compared to 2020’s decrease of 45.2%. While the monthly supply of inventory decreased to 1.1 months as compared to 2.9 months for 2020.  A strong seller’s market for Saint Lucie County townhouses and condos but approaching a balanced one.

St Lucie County Single Family Home Sales 2021 Yearly Review

The St Lucie County Single Family Home Sales for 2021 as reported by Florida Realtors indicates that Saint Lucie County had a stronger market activity for single-family home sales throughout the year 2021 when compared to 2020.  Though most of the improved results were during the first half of the year. During the late summer and fall, the market experienced an unprecedented shortage of homes for sale which has negatively affected sales volume. Year to year closed sales were up by 14.6% (were up by 8.3% in 2020) and new sales under contract (new pending sales) increased by 8.9% (were up by 17.8% in 2020).

Both median and average sales prices were up for 2021 by 23.0% and 26.3% respectively.   These numbers were 7.3% and 9.1% respectively in 2020.

The inventory of available homes for sale decreased by 32.9% from 2020 (When there was a 46.4% decrease).  While the monthly supply of homes decreased to 1.0 months from 1.8 months for 2020.  Remaining in an extreme seller’s market for Saint Lucie County.

Martin County Townhouses and Condos Sales 2021 Yearly Review

The Martin County Townhouses and Condos Sales for 2021 showed stronger sales activity when compared to 2020.   Though most of the improved results were during the first half of the year. During the late summer and fall, the market experienced an unprecedented shortage of homes for sale which has negatively affected sales volume. Year to year closed sales were up by 14.3% as compared to 2020 which were up by 10.5% and new sales under contract (new pending sales) increased by 15.1% (2020 saw an increase of 15.7%).

Both median and average sales prices were up (year to year) by 18.3% and 27.1% respectively (2020 numbers were 12.5% and 13.0%).  Stronger than the increases of the previous year.

Inventory decreased by 73.4% as compared to 2020’s decrease of 25.1%. And the supply of inventory dropped to 0.7 months as compared to 2.9 months for 2020.  Even a stronger seller’s market for Martin County townhouses and condos.

Martin County Single Family Home Sales 2021 Yearly Review

The Martin County Single Family Home Sales for 2021 as reported by Florida Realtors showed slightly stronger sales activity when compared to 2020.  Though most of the improved results were during the first half of the year. During the late summer and fall, the market experienced an unprecedented shortage of homes for sale which has negatively affected sales volume. Year to year closed sales were up by 5.4% (were up by 10.5% in 2020) and new sales under contract (new pending sales) decreased by 1.9% (was up by 17.7% in 2020).

Both median and average sales prices continued to rise (2020 to 2021) by 19.9% and 35.9% respectively.  This rate while positive is not as high as last year which was 3.4% and 7.8% respectively in 2020.

The inventory of available homes for sale decreased by 64.3% from 2020.  While the monthly supply of homes decreased to 0.8 months. A very strong seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller nor buyer has an advantage.

Florida Townhouses and Condos Sales 2021 Yearly Review

The Florida Townhouses and Condos Sales for 2021 showed stronger sales results from last year.  Though most of the improved results were during the first half of the year. During the late summer and fall, the market experienced an unprecedented shortage of homes for sale which has negatively affected sales volume. Year to year closed sales were up by 34.2% as compared to 2020 which saw an increase of 2.5% and new sales under contract (new pending sales) increased by 29.2% (2020 saw an increase of 6.2%).

Both median and average sales prices were up (year to year) by 17.2% and 26.4% respectively (2020 numbers were 12.0% and 10.9%).  A considerably higher rate of increase than for the previous year.

Inventory decreased by 57.4% as compared to 2020’s decrease of 18.3%. And, the supply of properties dropped to 1.3 months as compared to 4.2 months for 2020.  Remaining in a sellers’ market for Florida townhouses and condos.

Florida Single Family Home Sales 2021 Yearly Review

The Florida Single Family Home Sales for 2021 as reported by Florida Realtors shows that this last year continued the positive momentum with an improved rate from the previous year. However, most of the improved results were during the year’s first half. In the late summer and fall, the market experienced an unprecedented shortage of homes for sale which negatively affected sales volume. Year-to-year closed sales were up by 12.9% (up by 5.8% in 2020) and new sales under contract (new pending sales) increased by 5.7% (up by 9.2% in 2020).

Both median and average sales prices were up (2020 to 2021) by 20.0% and 25.8% respectively.   These numbers were 9.6% and 15.8% respectively for 2021.

The inventory of available homes for sale decreased by 33.7% from 2020.  While the month’s supply of homes decreased to 1.0 months.  Indicating that Florida single-family homes remain in a strong seller’s market.

Martin County Single Family Homes December 2021 Market Report

The Martin County Single Family Homes Market Report showed weaker activity than last December. Mostly because of the unprecedented lack of inventory of available homes. Closed sales were down by 19.8% from last year (were down by 19.5% in November).  While new pending sales decreased by 11.8% as compared to last year (decreased by 28.9% last month).

Prices were up sharply for December.  The median sales price increased from last year by 42.4% (it was up by 28.0% in November) while the average sales price increased by 54.1% (up by 10.0% last month).

The inventory of available single-family homes decreased by 56 homes from last month to only 175 homes. This is 64.3% less inventory than last December.  The current supply of homes is only 0.8 months.  For December of last year, it was a 2.2 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.
