Martin County Single Family Homes February 2025 Market Report

The Martin County Single Family Homes real estate market had poorer sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and higher mortgage rates than recent past, but consumer optimism seems to have improved. Closed sales were down by 5.5% from last year (they were up in January). At the same time, new pending sales were down by 15.4% compared to last year (which increased by 4.1% last month).

Prices were mixed for February when compared to last year.  The median sales price remained relatively unchanged at $649,500 (up by 8.6% in January) and the average sales price increased by 28.9% (up by 22.5% last month).

The inventory of available single-family homes increased by 77 homes this month to 969. This is a 43.1% greater inventory than last February.  The current supply of homes is 5.9 months.  For February of last year, it was 4.1 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

Florida Single Family Homes February 2025 Market Report

The February Florida Single Family Home real estate market had decreased sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and mortgage rates higher than recent past. Closed sales were down by 7.0%% (were up by 3.6% in January). New sales under contract (new pending sales) were down 6.6% (were down by 4.1% in January).

Prices were mixed for February when compared to last year.  The (year-to-year) median sales price was even at $415,000 (up by 1.2% in January). And, the average sales price was up by 11.0% (up by 5.0% last month).

The inventory of available homes for sale increased by 31.6% from last year.  This represents a 5.3-month supply of inventory (February 2024 had a 3.9-month supply). Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered one with a 6 to 7-month supply of inventory.

Martin County Single Family Homes January 2025 Market Report

The Martin County Single Family Homes real estate market had positive sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and higher mortgage rates than recent past, but consumer optimism seems to have improved. Closed sales were up 7.5% from last year (they were up in December too). At the same time, new pending sales were up by 4.1% compared to last year (which increased by 12.9% last month).

Prices improved for January when compared to last year.  The median sales price increased by 8.6% from last year (up by 4.5% in December) and the average sales price increased by 22.5% (up by 0.8% last month).

The inventory of available single-family homes increased by 63 homes this month to 892. This is a 40.3% greater inventory than last January.  The current supply of homes is 5.4 months.  For January of last year, it was 3.9 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

The January Florida Single Family Home real estate market had mixed sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and mortgage rates higher than recent past. Closed sales were up by 3.6% (were up by 12.8% in December). New sales under contract (new pending sales) were down 4.1% (were up by 0.9% in December).

Prices were up for January when compared to last year.  The (year-to-year) median sales price was up by 1.2% (down by 0.6% in December). And, the average sales price was up by 5.0% (up by 4.1% last month).

The inventory of available homes for sale increased by 31.3% from last year.  This represents a 5.1-month supply of inventory (January 2024 had a 3.8-month supply). Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered one with a 6 to 7-month supply of inventory.

As of March 2025, no homes are for sale in the Moon River community on Hutchinson Island in Jensen Beach FL.

There are also no Moon River homes currently pending (under contract).

There has been one Moon River home sold in the past 12 months. The sales price was $740,000. This is $306.93 per sq. ft. of living area. This home was on the market for an 36 days before going under contract. And, it sold for 97% of the last list price.

Moon River is a community of 51 attached and 3 detached homes that were built from 1998 to 2003. This is a gated waterfront community with ocean access docks as well as a community pool and clubhouse. Two tennis courts are also available and shared with the neighboring community of Fairwinds Cove.

Home sizes range from 3-bedroom, 3-bathroom two-story homes with over 2.700 sq. ft. of living area down to 2-bedroom, 2-bathroom, 1-story homes with just under 1,400 sq. ft. of living space. Most of these homes have 2 car garages with a few offering covered parking for up to 4 cars. 

This is a pet-friendly community allowing for up to two pets that are no larger than 50 lbs. HOA fees at the time of this post were $343 per month (payable quarterly).

The Pines and Windemere Real Estate Market Report March 2025

For March 2025, five homes are available for sale in the Pines and Windemere communities of Jensen Beach FL. The list prices range from a low of $572,000 to a high of $759,000.  This is an average list price of $619,180 which equals $305.13 per sq. ft. of living area.

Only two Pines and Windemere homes are currently under contract and awaiting settlement.  The list prices range from $539,900 to $655,000 or an average $349.51 per sq. ft. of living area.  These homes were on the market for an average of 22 days before going under contract.

In the past 12 months, four Pines and Windemere homes have sold.  Sales prices ranged from a low of $464,000 up to a high of $710,000. This equals an average sales price of $607,250 which equals $316.93 per sq. ft. of living area.  These homes were on the market for an average of 29 days before going under contract. And, they sold for an average of 98% of the list price.

When these developments were planned the original intent was to combine the two for ease of access.  However, the County decided to nix these plans as they felt that out-of-area residents would use Windemere Drive as a shortcut between US-1 and Jensen Beach, causing a lot of congestion in this community.

St Lucie County Townhouses and Condos Sales 2024 Yearly Review

The St Lucie County Townhouses and Condos Sales for 2024 continues to show weaker sales activity compared to previous years. The real estate market has experienced numerous issues such as prices that rose too rapidly and increasing mortgage and insurance rates. Additionally, condos of three stories or more faced milestone studies for safety and often accompanying assessments. Year-to-year closed sales were down by 9.6% as compared to 2023 which saw a decrease of 10.5% and new sales under contract (new pending sales) decreased by 12.3% (2023 saw a decrease of 5.3%).

Prices were up slightly when compared to last year; however, these prices are not rising as fast as in previous years. The median sales price increased by 1.3% compared to the 8.9% rise last year. The average sales price was up by 2.6% as compared to the 19.1% increase in 2023.

Inventory increased by 37.4% as compared to 2023’s increase of 91.1%. At the same time, the monthly supply of inventory rose to 9.8 months as compared to 6.4 months for 2023.  Saint Lucie County townhouses and condos entered into a buyer’s market after a long stretch of being in a seller’s market.

The St Lucie County Single Family Home Sales for 2024 as reported by Florida Realtors continues to show weaker sales activity compared to previous years. The real estate market has experienced numerous issues such as prices that rose too rapidly and increasing mortgage and insurance rates. Year-to-year closed sales were down by 5.2% (were down by 13.5% in 2023) and new sales under contract (new pending sales) decreased by 4.9% (were down by 9.7% in 2023).

Both median and average sales prices were up for 2024 by 3.0% and 4.4% respectively.   These numbers were up 2.2% and 1.8% respectively in 2023.

The inventory of available homes for sale increased by 33.4% from 2023 (When there was a 1.6% increase).  While the monthly supply of homes increased to 5.1 months from 3.6 months in 2023.  A seller’s market for Saint Lucie County remains for the time being, but it is approaching a balanced market.

The Martin County Townhouses and Condos Sales for 2024 are showing an adjustment to the real estate market due to prices that rose too rapidly during COVID and increasing mortgage and insurance rates. Additionally, the required milestone reports for buildings three stories or higher and associated assessments have had an impact. The numbers are mixed when compared to the previous year. Year-to-year closed sales were down by 4.1% as compared to 2023 which were down by 5.5% and new sales under contract (new pending sales) decreased by 10.3% (2023 saw a decrease of 1.8%).

Both median and average sales prices were down (year to year) by 3.1% and 8.5% respectively (2023 numbers were up 5.4% and 9.9%). This at the same time days on market has increased 44.7%.

Inventory increased by 41.4% as compared to 2023’s increase of 54.3%. And the supply of inventory rose to 7.7 months as compared to 5.2 months for 2023. It is now a buyer’s market for Martin County townhouses and condos.

Martin County Single Family Home Sales 2024 Yearly Review

The Martin County Single Family Home Sales for 2024 as reported by Florida Realtors is showing a small adjustment from a real estate market that experienced prices that rose too rapidly, along with mortgage and insurance rates. The numbers are improving from the previous year, signaling that a turnaround may be underway. Year-to-year closed sales were up by 0.4% (were up by 0.1% in 2023) and new sales under contract (new pending sales) increased by 3.3% (increased by 1.3% in 2023).

Both median and average sales prices continued to rise (2023 to 2024) by 2.4% and 1.3% respectively.  This rate while positive is not as high as last year which was 3.5% and 2.5% respectively in 2023.

The inventory of available homes for sale rose by 40.5% from 2023.  While the monthly supply of homes increased to 5.1 months. It is still a seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller nor the buyer has an advantage.

Florida Townhouses and Condos Sales 2024 Yearly Review

The Florida Townhouses and Condos Sales for 2024 continues to show weak sales activity, but not quite as bad when compared to the previous year. The real estate market has experienced numerous issues with prices that rose too rapidly, increasing mortgage and insurance rates, and worries about the economy. Add to that, in the condo market, buildings three stories or higher faced milestone studies for safety and sometimes accompanying high assessments. Year-to-year closed sales were down by 10.5% compared to 2023 which saw a decrease of 16.5% and new sales under contract (new pending sales) decreased by 11.7% (2023 saw a decrease of 13.2%).

Both median and average sales prices were marginally changed (year to year), -0.8 and +1.5% respectively (2023 numbers were 5.2% and 3.9%).  Prices are not rising as fast as in previous years such as the time around COVID.

Inventory increased by 42.8% as compared to 2023’s increase of 52.6%. And, the supply of properties rose to 8.2 months as compared to 5.1 months in 2023.  It is clearly a buyer’s market for Florida townhouses and condos.

Florida Single Family Home Sales 2024 Yearly Review

The Florida Single Family Home Sales for 2024 as reported by Florida Realtors is showing an adjustment to the real estate market after prices rose rapidly during COVID, mortgage rates increased, and worries about the economy heightened. However, the adjustment is far less severe than the prior year and there is a glimmer of hope in an overall increase to sale prices.

Year-to-year closed sales were down by 1.9% (down by 10.3% in 2023) and new sales under contract (new pending sales) decreased by 1.0% (down by 7.1% in 2023). Both median and average sales prices were up (2023 to 2024) by 2.4% and 4.5% respectively.   These numbers were 1.9% and 2.1% respectively for 2023.

The inventory of available homes for sale increased by 27% from 2023.  While the month’s supply of homes increased to 4.7 months.  Indicating that the Florida single-family home market is still in a seller’s market.

Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered one with a 6 to 7-month supply of inventory.

Closed sales were up 37.5% from last year (they were down in November). At the same time, new pending sales were up by 12.9% compared to last year (which increased by 29.8% last month).

Prices improved for December when compared to last year.  The median sales price increased by 4.5% from last year (down by 7.6% in November) and the average sales price increased by 0.8% (down by 17.7% last month). Full year analysis will reveal the actual trend in prices.

The inventory of available single-family homes increased by 29 homes this month to 829. This is a 40.5% greater inventory than last December.  The current supply of homes is 5.1 months.  For December of last year, it was 3.6 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

Martin County Single Family Homes November 2024 Market Report

The Martin County Single Family Homes real estate market had mixed sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should help, hopefully sooner than later. Closed sales were down 3.8% from last year (they were up by 16.3% in October). At the same time, new pending sales were up by 29.8% compared to last year (which increased by 7.4% last month).

Prices deteriorated for November when compared to last year.  The median sales price decreased by 7.6% from last year (up by 7.5% in October) and the average sales price decreased by 17.7% (up by 19.6% last month). Full year analysis next month will reveal the actual trend in prices.

The inventory of available single-family homes increased by 33 homes this month to 800. This is a 36.8% greater inventory than last November.  The current supply of homes is 5 months.  For November of last year, it was 3.6 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

Florida Single Family Homes November 2024 Market Report

The Florida Single Family Home real estate market had slightly weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should hopefully help in the near future. Closed sales were down by 3.5% (were down by 5.6% in October). New sales under contract (new pending sales) were UP by 12% (were down by 7.8% in October), perhaps reflecting consumer optimism.

Prices were mixed for October when compared to last year.  The (year-to-year) median sales price was down by 0.6% (up by 1.2% in October). And, the average sales price was up by 3.4% (up by 2.5% last month).

The inventory of available homes for sale increased by 26.9% from last year.  This represents a 4.8-month supply of inventory (November 2023 had a 3.7-month supply). Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered one with a 6 to 7-month supply of inventory.

Martin County Single Family Homes October 2024 Market Report

The Martin County Single Family Homes real estate market had mixed sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should help, hopefully sooner than later. Closed sales were down 16.3% from last year (they were up by 7.6% in September). At the same time, new pending sales were up by 7.4% compared to last year (which decreased by 23.8% last month).

Prices improved for October when compared to last year.  The median sales price increased by 7.5% from last year (up by 3.9% in September) and the average sales price increased by 19.6% (up by 22.1% last month).

The inventory of available single-family homes increased by 231 homes to 767. This is a 43.1% greater inventory than last October.  The current supply of homes is 4.8months.  For October of last year, it was 3.3 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.
