The River Club of Martin County is a waterfront condo community that was built between the years of 1978 and 1980.  There are 15 buildings with 188 total condos all of which are 2 bedroom and 2 bathrooms.  These are all two-story buildings.  There are two different floor plans with 1,220 and 1,072 sq. ft., of living areas.  Four of these buildings enjoy beautiful wide waterfront views of the Saint Lucie River.  The River Club has a 50 slip marina that is run by a separate dock association.  In order to own a slip in the River Club, one must be a condo owner.  Tenants and owners do have the opportunity to rent slips should they be available for lease.

The absorption rate for Hobe Sound condos was 6 months for May as compared to 1.1 months in April).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The May 2017 numbers were: 16 active listings, 5 pending sales, and 2 closed sales.  Much stronger activity last year with more than double the inventory of available condos for sale.

 The Jensen Beach FL 34957 Condo Market Report for May continued to show strong sales activity.  Closed sales were off from last month but still strong.  Unfortunately, like in many other Martin County areas, the inventory is decreasing.

The one-month absorption rate for the May 2018, Jensen Beach Florida Market Report ZIP Code 34957 rose to 3.5 months (from 2.4 months in April), still a seller’s market.   A balanced market is considered to be a 6 to 7-month absorption rate favoring neither the buyer or seller.

The May 2017 numbers were: 122 active listings, 44 pending sales, and 28 condos closed.  Quite a similar volume of sales and pending sales when compared to last year but on a reduced number of condos available for sale.
