A small and welcome increase in activity for the Stuart Condo market for zip code 34994.   Pending sales remained virtually unchanged while we had a nice rise in closed sales to 20 condos.  The inventory which rose the past two months, was once again down.

The one month absorption rate rose to 5.9 months compared to last months 8.6.  A marginal sellers’ market for the 34994 zip code condo market of Stuart FL.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last November the numbers were 153 active listings, 42 pending sales, and 11 closed sales.   Better activity this year than last, especially when considering the greatly reduced number of available condos for sale.

Commentary:

The Martin County Florida Condo Market for October 2013 showed better numbers than in previous years on a year to year comparison.  Still a bit slower than we would like.  Inventory increased this month to 546 units (the second month in a row with gains).  It was back in 2005 when we had steady inventory levels below 600 units.  The median sales price decreased significantly in October to one of the lowest numbers in years.  This value is more a result of the mix of sales for October which were mostly in the lower price ranges, rather than a decrease in values.   Currently, prices on average appear to be holding steady with different communities showing some small gains (as well as some losses) depending on the individual community.

The one month absorption rate decreased to 9.93 months from last months 10.04 months, while the three-month average is now at 9.81 months.  The condo market for Martin County continues to be a buyers market.  Generally an absorption rate of 6 or 7 months is considered a balanced market.

Potential higher interest rates remain troubling for the market in general, but is not as strong an issue for our condo market as we have a fairly high percentage of cash buyers.  Though, uncertainty with the economy is a big factor for vacation buyers potentially using their discretionary spending for these purchases.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  For October, there was little change in the market, but unfortunately closed sales dropped to only 1 unit.

The absorption rate for October jumped to 15 moths from last months sellers market of 2.8 months.  Back to a strong buyers advantage for those in the Hobe Sound condo market..  Generally, a 6 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.  These statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that may not indicate a true trend in the market.

The October 2012 numbers were:  29 active listings, 7 pending sales and 2 closed sales.   With only half of last years inventory, it’s difficult to generate any good market activity for Hobe Sound condos.

For the summer season in the Stuart Condo market for zip code 34994 both pending and closed sales were down again for October.   The inventory grew for a second month in a row by 2 condos.  Not unexpected results as the condo market in Martin County is very seasonably dependent, though other segments of the Stuart condo market have had better activity.  We are now awaiting the ‘snowbirds’ to return and to see how they feel about buying in our market.

The one month absorption rate rose to 8.6 months compared to last months 7.9.  Back into a more pronounced buyer’s market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last October the numbers were 143 active listings, 45 pending sales, and 13 closed sales.   When the reduced inventory is accounted for, the real estate market for condos in the 34994 zip code area of Stuart is still out-performing October 2012 activity.

A steady real estate market for the Stuart Florida Market Report ZIP Code 34996 for Condos for October 2013.  Sales were up and pending sales continue to be strong (even if off by a little this month).   The inventory decreased again making fewer available condos for sale for buyers that are looking.

The current absorption rate for the Stuart Florida Market Report ZIP Code 34996 – Condo decreased to 7.8  months from September’s 10.4.  Still a buyers market for October of 2013, but very close to being balanced.  A balanced market is considered to occur when the absorption rate is 6 months.

The numbers for October 2012 were: 194 active listings, 26 pending sales and 17 closed sales.  We continue to outperform last years activity levels.

The activity for the Stuart condo market for the area in ZIP code 34997 showed some very mixed results for the month of October.  Pending sales were off considerably while closed sales increased significantly.  Also, interestingly the inventory took a nice jump.

The one month absorption rate dropped to 4.8 months from last months 10.9.  Back into a strong sellers market.   A 6 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.   Though with reduced pendings numbers this may swing back to a buyers market again soon.

The October 2012 numbers were: 99 active listings, 21 pending sales and 6 closed sales.   Much better closed activity this year.

Commentary:

The Martin County Florida Condo Market for September 2013 showed better numbers than in previous years on a year to year comparison.  Still a bit slower than we would like.  Inventory increased this month to 532 units (Inventory has been up and down the past few months with no real trend at this time).  It was back in 2005 when we had steady inventory levels below 600 units.  The median sales price increased in September and continues to be well above last year’s values.  Much of the median price results are driven by the mix of units selling.   Currently, prices on average appear to be holding steady with different communities showing some small gains (as well as some losses) depending on the individual community.

The one month absorption rate increased to 10.04 months from last months 9.46 months, while the three-month average is now at 9.45 months.  We’ve slipped back into a buyers market for martin County condos.  Generally an absorption rate of 6 or 7 months is considered a balanced market.

Higher interest rates remain troubling for the market in general, but is not as strong an issue for our condo market as we have a fairly high percentage of cash buyers.  If the economy continues it’s improvement, I expect another good season for the condo market in Martin County for the upcoming season.

As of November 2013, there are 22 condos on the market in the Circle Bay Yacht Club  of Stuart FL.   Listing prices range from $96,900 to $259,000.  The average price per square foot of living area is $164.98  There are no short sales or foreclosures in the available listings.

There is one Circle bay condo under contract and awaiting close.  The list price is $159,000 or $158.84 per sq. ft. of living area.

In the past 12 months, 15 Circle Bay Waterfront Condos have sold.  Sales prices ranged from $77,500 to $155,000 for an average sales price of $112.17 per sq. ft. and a 90% list to sales ratio.  There was 1 bank owned foreclosure included in these sales and no short sales.

Circle bay Yacht Club Stuart FL Circle bay Yacht Club Stuart FLWaterfront 55+ condo community with docks (for boats up to 36′) that have easy wide river and ocean access.  Docks are not deeded, rather rented at reasonable monthly rates.  Heated pools, clubhouse, grills, etc. are some of the numerous amenities available for residents of the Circle Bay Yacht Club.  Rentals are permitted with restrictions.  Sorry, no pets.  Circle Bay has both elevator and non-elevator buildings.  Covered car ports.

As of October 2013, there are 12 condos on the market in the Windjammer Yacht Club  of Stuart FL.   Listing prices range from $89,900 to $195,000.  The average price per square foot of living area is $118.25  There are no short sales or foreclosures in the available listings.

Currently, there are no condos under contract awaiting settlement.

In the past 12 months, 12 Windjammer Waterfront Condos have sold.  Sales prices ranged from $49,000 to $165,000 for an average sales price of $92.50 per sq. ft. and a 91% list to sales ratio.  There was 1 short sale and 3 bank owned foreclosures included in these sales.

Windjammer Waterfront Condos Windjammer is a senior (55+) community of waterfront condos in Stuart, FL on the South Fork of the wide Saint Lucie River with easy ocean access.  There are 130 2 bedroom, 2 bathroom condos with porches.

After a slow August the Stuart Florida Market Report ZIP Code 34996 for Condos for September 2013 showed aa nice little rebound, even while other areas are still struggling.   Both pending and closed sales increased from August and the inventory remains fairly steady.  We are currently in the slower season for condo sales and I am pleased to see the increased activity in condo sales in the 34996 zip code area of Stuart.

The current absorption rate for the Stuart Florida Market Report ZIP Code 34996 – Condo decreased to 10.4  months from August’s 13.7.  Still a buyers market in September of 2013.  A balanced market is considered to occur when the absorption rate is 6 months.

The numbers for September 2012 were: 198 active listings, 28 pending sales and 8 closed sales.   Considerably better activity for this year as compared to last, especially when the reduced inventory is considered.

Commentary:

The Martin County Florida Condo Market for August 2013 showed better numbers than in previous years on a year to year comparison.  Still a bit slower than we would like.  Inventory decreased to 511 units (after a nice little jump last month).  It was back in 2005 when we had steady inventory levels below 600 units.  The median sales price decreased in August indicating the mix of sales has once again shifted to the less expensive mainland condos, though still above last year’s value significantly.  Much of the median price results are driven by the mix of units selling.  We had a good number of higher end waterfront condos sell in previous months.  And, while prices are not declining any more in the overall market, they also are not making any large increases at this time.  Prices remain very sensitive to the community and the available competition.

The one month absorption rate increased to 9.46 months from last months 8.92 months, while the three-month average is now at 8.5 months.  We’ve slipped back into a buyers market for martin County condos.  Generally an absorption rate of 6 or 7 months is considered a balanced market.

The August 2012 numbers were:  26 active listings, 7 pending sales and 2 closed sales.   Inventory is less than half of last year, which relates to the slower activity for August of 2013.

The activity for the Stuart condo market for the area in ZIP code 34997 remained slow for the summer season.  A marginal increase in inventory, but a significant drop in pending sales and a small drop in closed sales.  The lower pending sales numbers may indicate lower closed sales coming in the near future.

The one month absorption rate rose to 7.3 months.  Back into a slight buyers market after months of a sellers market..   A 6 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller. 

The August 2012 numbers were: 98 active listings, 24 pending sales and 13 closed sales.  Very similar activity to last year.

The Stuart Florida Market Report ZIP Code 34996 for Condos for August 2013 showed an reduced amount of activity from previous months.   Both pending and closed sales were off from July and the inventory remains fairly steady.  We are entering our slower season for condo sales and I would not be surprised to see reduced activity continue for the next few months.

The current absorption rate for the Stuart Florida Market Report ZIP Code 34996 – Condo rose to 13.7 months from July’s 11.  Continuing as a strong buyers market for August of 2013.  A balanced market is considered to occur when the absorption rate is 6 months.

The numbers for August 2012 were: 190 active listings, 19 pending sales and 12 closed sales.   Better activity for this year as compared to last, especially when the reduced inventory is considered.

For the summer season in the Stuart Condo market for zip code 34994 pending sales were off slightly from last month.   The inventory grew by 3 condos.  Sales increased by 5 condos.   This is considered the ‘off’ season for the Martin County condo market, so the increase in the number of sales is certainly a welcome number.

The one month absorption rate dipped to 7 months compared to last months 9.6.  Just about a balanced market..  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last August the numbers were 143 active listings, 43 pending sales, and 13 closed sales.   When the reduced inventory is accounted for, the real estate market for condos in the 34994 zip code area of Stuart is quite strong when compared to August of 2012.

Homes:  3 Active listings ranging in price from $230,000 to $269,300 at an average of $138.88 per sq. ft. of living area.

No homes are under contract at this time.

In the past 12 months, 5 homes have sold in Conquistador Estates with sales prices ranging from $179,000 to $285,000.  An average sales price of $119.47 per sq. ft. of living area at 92% list to sales ratio.  None of these sales were short sales or foreclosures.

Condos:  There are currently 14 condos for sale in Conquistador.  Listing prices range from $72,900 to $215,000.  The average is $92.50 per sq. ft. of living area.  One of these listings is a short sale.

2 Condos are under contract awaiting settlement.  List prices are $80,000 and $94,500 for an average of 80.04 per sq. ft. of living area.  The lower priced unit is a short sale.

In the past 12 months, 27 condos have sold in Conquistador.  Sales prices ranged from $22,500 to $125,000.  The average price per sq. ft. was $104.27 at an 88% list to sales ratio.  There were 3 foreclosures and no short sales in these sales.

Conquistador is the prime senior location in Stuart Florida.  Conquistador Market Update September 2013 are located on the shores of the wide Saint Lucie River and only minutes from the beaches of the Atlantic Ocean as well as being right next door to the Martin County Municipal Golf Course with easy access to shopping, restaurants, medical facilities.

Conquistador is a mix of single family homes (the estates section) and 3 story condominiums.  The condominiums have access to their own pool areas as well as barbecue areas or the main club house pool.

This is a very active senior community with an active clubhouse with fitness room, main ballroom, reading library and activities throughout the year.  Conquistador is not just a seasonal residence as many owners enjoy the benefits of year round living in fabulous Martin County with all the amenities that this jewel of the Treasure Coast has to offer.

Commentary:

The Martin County Florida Condo Market for July 2013 had minimally better sales than last year (2 condos).  On a positive note, the inventory rose to 526 units, making for a better selection for buyers.   Though these levels are still low.  It was back in 2005 when we had steady inventory levels below 600 units.  The median sales price took a nice jump from June (up by $34,000) and is $6,000 higher than last year.  Much of the median price results are driven by the mix of units selling.  We had a good number of higher end waterfront condos sell in July.  And, while prices are not declining any more in the overall market, they also are not making any large increases at this time.  Prices remain very sensitive to the community and the available competition.

The one month absorption rate increased to 8.92 months from last months 7.36 months, while the three-month average is now at 7.41 months.  We’ve slipped back into a slight buyers market.  Generally an absorption rate of 6 or 7 months is considered a balanced market.

Higher interest rates remain troubling for the market in general, but is not as strong an issue for our condo market as we have a fairly high percentage of cash buyers.  If the economy continues it’s improvement, I expect another good season for the condo market in Martin County for the upcoming year.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Sales increased to 5 units from 0 sales in July.  Pending sales were off slightly while the inventory is shrinking to very, very small numbers.

The absorption rate for July is 3.2 months.  A very strong sellers advantage for those in the Hobe Sound condo market..  Generally, a 6 month absorption rate is considered to be a balanced market favoring neither the seller or buyer. 

The July 2012 numbers were:  28 active listings, 7 pending sales and 3 closed sales.   Strong activity when compared to last year.
