     The Stuart FL condo market for zip code 34997 showed positive results for November.  Our inventory rose for the fourth month in a row and we  now have surpassed last years figures.  Pending sales rose by a good margin while closed sales were off.  Indications look very positive for the height of the season for condos coming in the next few months.
     The one month absorption rate increased to 6.4 months from 4.9 months for October.  Back into a balanced market after last months sellers market. Continuing a trend prevalent for most of the past year.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The November 2014 numbers were: 51 active listings, 25 pending sales and 10 closed sales.   Very similar volume of sales and pending sales to last year.  Encouragingly, the inventory of condos in the 34997 zip code is up from last year.

The Stuart FL 34996 Condo Market of Stuart continues to do well.  The inventory had a nice increase, now two months in a row, as well as an increase in the number of pending sales.  Unfortunately, closed sales were off for November.  Though, I suspect the number of sales will rise dramatically as we enter the season in the next few months.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 rose to 5.9 months from October’s 3.0 months.  Approaching a balanced market after numerous months of a very strong sellers market.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for November 2014 were: 144 active listings, 48 pending sales and 24 closed sales.  Much better closed and pending volume last year, though the inventory of available condos is still lower by a considerable margin.

The Stuart FL 34994 Condo market retreated a bit in November.  While this is not unexpected as we are into the off season for condos, it is still less than last year at this time.  Hopefully the increased inventory will result in some better activity as we come into the high season for condo activity.

The one month absorption rate increased to 7.4 months compared to last month’s 5.8.   Back into a buyers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last November the numbers were 90 active listings, 27 pending sales, and 18 closed sales.   Our current inventory surpassed last years’ which is a positive sign.  Unfortunately closed and pending sales were not as strong as they were last year.

October 2015 Monthly Market Detail Florida Townhouses and Condos

The October 2015 Monthly Market Detail Florida Townhouses and Condos showed weaker closed results from last year as prices continue to increase and inventory continues to decrease. Closed sales were down  by 0.9% as compared to last months increase of 8.4% and new sales under contract (new pending sales) decreased by 4.2% (In August there was a 5.5% decrease).

Both median and average sales prices continue their increases, with rises of (year to year) 7.2% and 2.4% respectively (in August they were up by 5.1% and 2.9%).  The rate of these price increases remain fairly strong, though not quite as strong as earlier in the year.

The inventory decreased by 3.4% from October of last year.  For October 2015 we have 5.3 months of inventory (was 5.2 months in September) also was 5.9 from last October.  A continued sellers market for now, as a 6 months inventory supply is considered a balanced market.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  The current inventory doubled from last month, but it’s still only 4 active listings.  And, with no pending listings, I’m not expecting any great activity in the coming months until we get some more condos available for sale in Hobe Sound.

The current absorption rate is 1.3 months (Last month it was 1 months).  This absorption rate should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The October 2014 numbers were: 19 active listings, 5 pending sales and 1 closed sales.  We actually have better closed sales for this year as compared to last year.  But with no inventory and no pending sales it doesn’t look very promising for the future.

The Stuart FL 34996 Condo Market is bucking the trend for the off season with increased activity for October.  Nice to see even a small increase in inventory as this segment of the Stuart condo market remain red hot.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 plunged to 3.0 months from September’s 2.6 months.  Continuing as a very strong sellers market.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for October 2014 were: 152 active listings, 50 pending sales and 15 closed sales.  We have a long way to go to get inventory levels close to what they were last year.  Though even with the reduced inventory, market activity remains very strong.

The one month absorption rate increased to 5.8 months compared to last month’s 6.5.   Continuing to hover in the balanced market area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last October the numbers were 94 active listings, 31 pending sales, and 16 closed sales.   Slightly stronger activity last year.  Though the greater inventory is probably a large factor in this.

Homes:  There are no homes currently on the market in Conquistador Estates.

There are also no homes currently under contract.

In the past 12 months, 3 homes have sold in Conquistador Estates with sales prices ranging from $225,000 to $373,000.  For an average sales price of $319,333 or $132.55 per sq. ft. of living area.  These sales averaged a sales price of 91% of list price and went under contract in an average of 80 days after hitting the market.

Condos:  There are currently 9 condos for sale in Conquistador.  Listing prices range from $85,000 to $229,000.  The average list price is $141,700 which equals $131.50 per sq. ft. of living area.

3 Condos are under contract awaiting settlement.  List prices were from $137,000 and $155,000 for an average of 136.51 per sq. ft. of living area.  These condos were on the market for an average of 145 days prior to going under contract.

In the past 12 months, 22 condos have sold in Conquistador.  Sales prices ranged from $79,000 to $155,000.  The average sales price was $117,522 which equals a per sq. ft. value of $104.29, and these sales averaged a 94% list to sales ratio as well as going under contract in an average of 103 days.

Conquistador homes and condos are in the the prime senior location in Stuart Florida.  The Conquistador community is located on the shores of the wide Saint Lucie River and only minutes from the beaches of the Atlantic Ocean as well as being right next door to the Martin County Municipal Golf Course with easy access to shopping, restaurants, medical facilities.

September 2015 Monthly Market Detail Florida Townhouses and Condos

The September 2015 Monthly Market Detail Florida Townhouses and Condos continues to show improved activity as compared to last year for most criteria, though not as robust as in earlier months. Closed sales were up by 8.4% as compared to last months increase of 4.1% and new sales under contract (new pending sales) decreased by 5.5% (In August there was a 0.4% decrease).

Both median and average sales prices continue to increase, with rises of (year to year) 5.1% and 2.9% respectively (in August they were up by 10.3% and 3.3%).  The rate of price increases appear to have slowed a bit for this past month.

The inventory decreased by 4.1% from September of last year.  For September 2015 we have 5.2 months of inventory (was 5.3 months in August) also was 5.8 from last September.  A continued sellers market for now, as a 6 months inventory supply is considered a balanced market.

The current absorption rate is 1 months (Last month it was .67 months).  This absorption rate should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The September 2014 numbers were: 19 active listings, 1 pending sales and 2 closed sales.  Considering there are only 2 active listings this year 1/9th of what was available last year and we still have similar activity is pretty amazing.

The Stuart FL condo market for zip code 34997 showed positive results for September after two months of fairly slow activity.  Our inventory rose for the second month in a row and we also had small gains i both pending and closed sales.
The one month absorption rate decreased to 6.5 months from 7.7 months for August.  Back into a balanced market after last months first slip to a buyers market in over a year.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The September 2014 numbers were: 60 active listings, 30 pending sales and 9 closed sales.   Much better pending activity last year.  Hopefully as the season approaches we will see some greater activity this year.

The Stuart FL 34996 Condo Market is bucking the trend for the off season with increased activity for September.  As we head into the off season for condo sales, this segment of the Stuart condo market has seen some very strong activity, though the greatly reduced active inventory is cause for some serious concern.  This will impact future numbers if we don’t see more units come on the market soon.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 plunged to 2.6 months from August’s 3.9 months.  Continuing as a very strong sellers market.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for September 2014 were: 147 active listings, 37 pending sales and 28 closed sales.  Stronger activity this year as compared to last with significantly less inventory.

The Stuart FL 34994 Condo market while still active is showing reduced activity as we head into the off season.  The low inventory levels is quite apparent and I’m hoping this will reverse in the coming months or at latest by early next year.  Though even with the low inventory, pending sales increased for the month indicating better closed activity for the near future.

The one month absorption rate increased to 6.5 months compared to last month’s 5.4.  Slipping into a balanced market for the 34994 Stuart zip code condo area after many months of being a strong sellers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last September the numbers were 95 active listings, 42 pending sales, and 20 closed sales.   Better activity last year.  Though the greater inventory is probably a large factor in this.

There are 5 active listings in Pierpoint at the beginning of October 2015.  List prices range from $99,900 to $174,500 with an average list price of $131,440 which equates to a per sq. ft. price of $102.97.

There are two condos under contract which have not closed yet.  List prices are $111,000 and $138,500 for an average of $124,750 or $95.96 per sq. ft. of living area.  These two condos were on the market for an average of 42 days prior to going under contract.

In the past 12 months, 13 condos have sold in Pierpoint.  Sale prices ranged from $40,002 to $170,000 for an average sales price of $93,200 which equals $72.15 per sq. ft. of living space.  These condos were under contract in an average of 46 days and sold at an average of 95% of the list price.  Buyers should not expect to see these types of low prices for Pierpoint this coming year.
