The Stuart FL 34994 Condo market started the year with slower sales activity than the end of last year, but still better than this period from last year.  Nice to see a bit of an increase in inventory.  I hope this will continue.

The one month absorption rate increased to 6.8 months compared to last month’s 5.5.   Back into a balanced market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last January the numbers were 111 active listings, 35 pending sales, and 9 closed sales.   Better closed activity this year with very similar inventory levels, with less pending sales though.

December 2015 Monthly Market Detail Florida Townhouses and Condos

The December 2015 Monthly Market Detail Florida Townhouses and Condos showed weaker activity as compared to last year to end 2015. Closed sales were down by 1.2% as compared to last months increase of 5.7% and new sales under contract (new pending sales) decreased by 5.2% (In November there was a 7.2% decrease).

The median sales price was up again by 5% (up by 7.1% in November), while the average sales price declines by 2% (was up 8.2% in November).  After some very strong price increases for the past two years, this rate of increase seems to be moderating for this month.

The inventory decreased by 1.8% from December of last year.  For December 2015 we have 5.4 months of inventory (was 5.5 months in November) also was 5.9 from last December.  A continued sellers market for now, as a 6 months inventory supply is considered a balanced market.

Portofino Condos at Jensen Beach January 2016 Market Update

As of January 2016 there are two condos available for sale in Portofino.  These two are listed for $84,900 and $150,000 for an average list price of $117,450 which equals $124.09 per sq. ft. of living area.

There are no condos pending at this time.

In the past 12 months, 7 Portofino condos have sold, ranging in sales price from $61,500 to $135,000 for an average sales price of $92,364 which equals a price per sq. ft. of $90.63.  The average days on market was 13 and the average list to sales price ratio was 95%.

Portofino condos remain in high demand and sales prices continue to rise.  Many of the units continue to be controlled by the former developer who has not released them for sale and continues to run a rental program.

Portofino Condos at Jensen Beach are one of the newest condominium subdivisions in Martin County.  Originally built as an upscale apartment complex around 2000, this development was turned into condominiums and began sales in 2005.  Due to the downturn in the housing market, not all units were sold and some are now being offered for lease.  Portofino Condos at Jensen Beach January 2016 Market Update features 1, 2 and 3 bedroom units with separate garage parking as an added purchase when available.  Unit sizes are 802 sq. ft. for the 1 Bedroom 1 bath, 1074 sq. ft. for the 2 Bedroom 2 bath, and 1252 sq. ft. for the 3 Bedroom 2 bath.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  With only 4 actively listed condos, there’s just not that many options out there for buyers.  Amazingly, there were no changes from last month at all.

The current absorption rate is 4 months (Unchanged from last month).  This absorption rate should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The December 2014 numbers were: 13 active listings, 6 pending sales and 5 closed sales.  Much better activity last year with considerably more inventory to work with.

     The Stuart FL condo market for zip code 34997 continues with excellent activity for December.  Our inventory rose for the fifth month in a row and we now have surpassed last years active number of condos for sale.  Pending sales were off unfortunately, but there was a very strong month of closed sales in December.
     The one month absorption rate plunged to 3 months from 6.4 months for November.  Back into a strong sellers market after last months balanced market. Continuing a trend prevalent for most of the past year.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The December 2014 numbers were: 44 active listings, 15 pending sales and 5 closed sales.  Much better closed activity this year as compared to 2014.  Encouragingly, the inventory of condos in the 34997 zip code is up from last year.

The Stuart FL 34996 Condo Market of Stuart continues to do well.  Another increase in inventory that we were in bad need of.  And, pending and closed sales continue to do well.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 decreased to 5.7 months from November’s 5.9 months.  A small move towards a sellers market.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for December 2014 were: 142 active listings, 47 pending sales and 21 closed sales.  Somewhat slower market activity for 2015 as compared to last year, though in large measure due to the reduced inventory of available condos for sale.

The Stuart FL 34994 Condo made a nice comeback for December.  Somewhat surprising as we are not yet into the start of the peak seasonal condo market.  But, it’s welcome none the less.

The one month absorption rate dropped to 5.5 months compared to last month’s 7.4.   Back into a sellers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last December the numbers were 95 active listings, 29 pending sales, and 10 closed sales.   Better activity this year with very similar inventory levels..

The November 2015 Monthly Market Detail Florida Townhouses and Condos had a better month than last month and is continuing with mostly positive results. Closed sales were up by 5.7% as compared to last months decrease of 0.9% and new sales under contract (new pending sales) decreased by 7.2% (In October there was a 4.2% decrease).

Both median and average sales prices continue their increases, with rises of (year to year) 7.1% and 8.2% respectively (in October they were up by 7.2% and 2.4%).  Prices continue to increase at a moderate pace.

The inventory decreased by 7.7% from November of last year.  For November 2015 we have 5.5 months of inventory (was 5.3 months in October) also was 6.0 from last November.  A continued sellers market for now, as a 6 months inventory supply is considered a balanced market.

     The Stuart FL condo market for zip code 34997 showed positive results for November.  Our inventory rose for the fourth month in a row and we  now have surpassed last years figures.  Pending sales rose by a good margin while closed sales were off.  Indications look very positive for the height of the season for condos coming in the next few months.
     The one month absorption rate increased to 6.4 months from 4.9 months for October.  Back into a balanced market after last months sellers market. Continuing a trend prevalent for most of the past year.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The November 2014 numbers were: 51 active listings, 25 pending sales and 10 closed sales.   Very similar volume of sales and pending sales to last year.  Encouragingly, the inventory of condos in the 34997 zip code is up from last year.

The Stuart FL 34996 Condo Market of Stuart continues to do well.  The inventory had a nice increase, now two months in a row, as well as an increase in the number of pending sales.  Unfortunately, closed sales were off for November.  Though, I suspect the number of sales will rise dramatically as we enter the season in the next few months.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 rose to 5.9 months from October’s 3.0 months.  Approaching a balanced market after numerous months of a very strong sellers market.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for November 2014 were: 144 active listings, 48 pending sales and 24 closed sales.  Much better closed and pending volume last year, though the inventory of available condos is still lower by a considerable margin.

The Stuart FL 34994 Condo market retreated a bit in November.  While this is not unexpected as we are into the off season for condos, it is still less than last year at this time.  Hopefully the increased inventory will result in some better activity as we come into the high season for condo activity.

The one month absorption rate increased to 7.4 months compared to last month’s 5.8.   Back into a buyers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last November the numbers were 90 active listings, 27 pending sales, and 18 closed sales.   Our current inventory surpassed last years’ which is a positive sign.  Unfortunately closed and pending sales were not as strong as they were last year.
